I just joined SubTo recently and didn’t really know what to expect, but it’s been great so far.
The biggest difference for me has been that people are actually taking action and willing to help instead of gatekeeping. I’ve already connected with a few people who’ve pointed me in the right direction.
I’m still early, but I finally feel like I’m moving forward instead of just overthinking everything. If you’re serious about getting into real estate, being around the right people makes a big difference.

The SUBTO family is great, wonderful, outstanding, and Mr. Pace MORBY is a God sent blessing for anyone who’s interested in real estate investing. He is a truly hands on mentor, motivator teacher and friend to his students, there is no true mentor motivational teacher like him, it’s an honor to be apart of his journey.

The organization is very thorough and extremely focused on member success. I’ve only been a member for less than 30 days, and I’ve seen success, been able to witness first hand success, and can see where my success will come from, and I’m doing that now. I feel confident that I am putting my efforts in the right places thanks to this community.

I joined SubTo over a year ago, i was completely new to real estate. The amount of information and resources provided are unmatched within this community. There are leaders throughout the country willing to hold your hand through the entire process, all you need to do is take a little bit of action. Learning creative finance has been an incredible skill I’ll use for the rest of my life, Pace, his team along with the SubTo Community have changed my life and many others.

I’m quickly approaching the 90 day mark in SubTo and I’m grateful for the community, for the opportunities, for the accountability, and for the resources. It’s refreshing to be surrounded by go-givers and like-minded, motivated investors supporting one another in achieving their goals!

Joining this community has been an eye-opening experience. As a newcomer, I’ve already had the privilege of connecting with members from various cities, and the depth of knowledge I’ve gained regarding finance and mindset shifting is remarkable.

I got back from the Co-Living Challenge a couple weeks ago. While there everyone had a common focus. Network to bring growth and develop a REI portfolio! It was welcoming and interactive. Pace, his team, and other leaders were there to help you get pointed in the right direction for success! This community has set the gold standard for all!

Been following Pace for a couple of years and he is the same today as he was two years ago. He talks about the Community like it's one of his children and you find out after joining he is just as sincere. This is an amazing group of people who go out of there way to help you in any sector you want to pursue. If you do the work and stay committed, you will succeed!

Before Subto ever became what it is today, there was Pace Morby—showing up, giving freely, and leading by example. I remember the early days doing ride-alongs, sitting in his office, and watching his team make calls. He has always been a giver at heart, and that has never changed.
I’ve been part of Subto since 2020, and along my journey I’ve closed 20 deals—even with inconsistent action. I also own a rental that I acquired using the Subto strategy with no money down to the seller and a 2.7% interest rate mortgage, and it has been cash flowing $600 a month for the past three years.
I’ll be honest—I’ve been tough on myself at times. I know there have been limiting beliefs that slowed me down, but I can only be where I am, and I’m still standing, still growing, still learning.
What I am certain of is this—Subto has given me every single resource I need to succeed, and at 60 years old, I know without a doubt my best is still ahead of me.
I’ve watched people come into this community with absolutely nothing and completely transform their lives—not because it was easy, but because they believed in themselves and took action.
This community is more than education—it’s family.
If you are willing to show up, do the work, and believe in yourself, everything you need is already here.
I am proud to be part of Subto, and I am forever grateful for all that Pace and his team continue to give.

Very informative got me motivated all over again

Being a part of the Subto community has been such an amazing experience. I joined 2 months ago and have already had the opportunity to attend an in person training in Arizona. I made some incredible connections, learned so much and I was so encouraged.
This community is so generous with their time and knowledge. I am excited to become deal worthy and to be able to give back to others as so many have already done for me.
