I hadn't wanted to sell my house this way...
Although I hadn't wanted to sell my property through this route, the circumstances I found myself in meant that this really was the only option to secure onward purchase after a buyer had pulled out.
Having said that, I found the professionalism of both Jon and Marcus made what had become a very stressful and upsetting situation for me an easier one than I expected.
The process was transparent, professional and as fair as can be expected when you consider the business model and premise of the (and that of others) company.
The conveyancing support provided was also professional and at all times communications were very friendly with all involved.

Great experience
Great experience. Marcus and the team were extremely helpful and kind. Not pushy just honest.
We needed to sell our home very quickly to keep our dream house from falling through. And they did just that, all of the stress was taken away and complete in less than 2 weeks, we are now happy in our new home ... thank you !!

Great Advice
I called this company today - I had previously spoke with Marcus- my apartment is on the market at the moment and apartments are very difficult to sell and I'm finding the uncertainty and the entire process very stressful- Marcus was unbelievably kind and helpful and gave me excellent advice- most importantly he stopped me from making a potentially disastrous decision - I'm so grateful for that - I think Marcus acts always with great honesty and integrity and in the best interest of clients

Was a much better experience than…
Was a much better experience than expected! Marcus kept in touch all through the process and the office staff were helpful and efficient.
An offer was made and there was no haggling or trying to reduce the offer at the last minute.
If you have to use this route to sell your property then would recommend this company.

Not only a great company but great people!
Marcus and the whole team at UK Homebuyers did everything to make the process for me and my family’s move in time for Christmas as smooth as possible.
Communication really was the best I’ve received having moved a few times to date.

Dishonest company
These people are not to be trusted. A director of this company looked me straight in the face and agreed a deal. 3 weeks later they send an email saying they cannot honour the original offer and would I be willing to take £16,000 less! STAY AWAY DISHONEST PEOPLE!

When we had our initial conversations with you on October 14th, we discussed in detail how we operate and the percentage below the properties perceived value that we offer, cash.
During the conversations, you made us aware that you had a valuation from a local agent suggesting the property was worth £165,000 and you had agreed a sale with a someone at £160,000 who had later aborted from the purchase. As a result, we made you our initial offer, subject to contract and survey, which you accepted.
We instructed a firm of solicitors to act on your behalf with the understanding that we would cover their fees. The Director visited the property on October 16th, two days after our initial conversations. At the property, the Director confirmed that we were happy with the property, the purchase price and that we would proceed with the purchase, subject to survey. He also made you aware that we would instruct the survey as soon as possible.
Unlike some other cash buyers, we always aim to get a survey done ASAP to avoid any delays and more importantly, issues with the property, it's valuation or the price agreed. We always wait for the legal paperwork to arrive with the solicitors before instructing the survey, so we do not waste money if the vendor is not committed to the process.
We requested the survey on the 21st of October, once the paperwork had arrived with the solicitors and had been reviewed on Saturday 19th October. The survey was booked for the 29th, which was the earliest date available from the surveyor. We chased the survey report and received it late Friday 1st November. It was reviewed in full on Monday and a copy was sent to you yesterday for transparency.
The RICS we obtained did reflect a lower market value than you had previously obtained through an independent agent. Furthermore, the property was valued £20,000 - £25,000 less than your agents valuation. It is worth noting that we had explained the implications of this happening to you in our initial conversations, mid October.
As a result, we found ourselves with no choice but to make a revised cash offer. We applied no pressure whatsoever. Furthermore, our email contained the following statement: ‘I am extremely sorry to be the bearer of bad news. We completely understand if you decide not to proceed with our revised cash offer…...’
We are running a commercial enterprise and if we would have ignored the surveyors comments and assessment of market value, we would more than likely have made a significant loss on the resale. Obviously, this does not make commercial sense – perhaps consider what would you have done in our position.
I must also add that all companies in the quick cash buying space will obtain valuations on properties they are considering purchasing to protect themselves from overpaying. This is also commonplace with open market sales. When we resell properties using the services of estate agents, we often agree a price with a purchaser and then receive an amended offer following on from the mortgage survey. Whilst it is frustrating, we understand why this happens on occasion and we have to make a decision whether to proceed with the sale or not.
We feel you making accusations of us being dishonest & awarding a one star review is extremely harsh. We have justified our actions above - we pride ourselves on being upfront and outlining the steps in the process as clearly as possible from to outset.

Great staff and excellent delivery
Everything happened on time and as described. This may not seem like much, but it’s exactly what we wanted and not that common.
All the staff we dealt with were helpful and professional.
If we ever needed a similar service again I would definitely use them a second time.
