Absolutely shocking
Absolutely shocking service so unprofessional. Got a quote almost 2 weeks ago. Dealt with Marcus, was promised a call back on Tuesday 30/5/23 was called on 31/5 saying they will call back on the 1st, I've rang multiple times to follow up, no answer, still no call back and due to the failings of this horrific company I've had to pull out of the house we were wanting to buy. Avoid at all costs

What a pile of nonsense that is not what I was told I've had no contact from Marcus ever since and no decline of the offer on my property. You love to belittle people who call you out for being shoddy.
There was never a discussion about the viewing which we would have been happy to do. Marcus assured me the offer was 120k and he was going to call to confirm this never happened I'd suggest seeing you can see these calls you say I didn't make I'd like to see his return call stating what you claim as this never happened.
You more than deserve the 1* review I would have given zero if I could especially with your pathetic reply

We do not feel that any part of the service we have provided is reflective of a 1* review. Our records show we called your number on 27th May, twice on 28th May, and twice on 31st May. When one of our team and yourself spoke, you strongly assured us the valuation of your property. Based on this assumed valuation, we discussed how we operate, and a provisional offer was made, subject to viewing and further due diligence. You rejected that offer. You were informed on 31st May that if it was possible to improve the offer to the minimum level you required, we would be in touch, but we were in doubt that we would be able to improve our offer.
We discovered you had your property on the market with two different estate agents from February 2023, at the valuation provided, unsold. The property is currently still on the market at a lower price than the provided valuation. We concluded to you that the valuation provided by yourself unfortunately was not accurate in today’s market, and that we would not be able to make an offer that would be suitable for you. We therefore are perplexed as to why you find us responsible for you pulling out of the house you were wanting to buy, when you had unfortunately refused the cash offer and we had only had an initial phone conversation with you. We had not progressed to the stage of arranging an inspection of the property or formalised any offer.
We have also unfortunately not received the "multiple calls" that you claim to have made. Our phone records tell us that you made one call to our team member’s mobile on 28th May at 11.31am and one call to our office landline on 29th May at 17:35, which our team member returned and spoke with you at length. Since the 31st May, we have not received any further correspondence from you.

I am a landlord and have done many…
I am a landlord and have done many deals with UK Homebuyers. I am looking at other properties with them at the moment as the property market is on its knees still despite what the press is saying. I worked closely with Jon and Steve on the last deal - we had agreed the funds would be with me on the Friday but we completed earlier and the funds credited my account on the Wednesday!! Great result, thanks to Lauren and the team.

Initial offer doesn't reflect true offer
We tried to sell our house and small holding via this company. I think people need to be aware the final offer will be alot lower than the initial offer. Our house was on the market at £510k they offered £408k. Then they said the price needs reviewing via two local agents. The first one took a week to get back to homebuyers who reduced our house value and the other agent didn't get back at all, so how sales can go through in as little as 2 weeks I've no idea. But in the end based on the one review it was looking like we would get a max of £ 332k which was far too low to do anything. We never did hear anymore but probably just as well I guess.

From your first conversations with the team, we discussed how we operate and used the example of the price your property was on the market for to show what we may offer. We then made it clear that due to the property being on the market unsold at that price, we would need to establish an accurate market value and the figure mentioned would not be the confirmed offer until the market value had been established. Due to your property being in a very rural area with limited comparables available, the team explained we would obtain appraisals from two local agents, which you were happy with. It was explained to you on this phone call that due to relying on external agents to provide these, there can sometimes be a delay with these being returned to us, which unfortunately is out of our control. The appraisals were chased daily, and all local agents were contacted.
Unfortunately, an appraisal did come back with a valuation that was lower than the price the property is on the market for, and we must take all expert opinions into account when confirming our offer. The final conversation took place on Thursday 6th where we discussed figures that our offer may be in the region of, which was considerably higher than the figure you have mentioned above, while we waited for the second appraisal, to which you said you would not be interested. We said we would come back to you to confirm once the final appraisal had been received, which you said would not be necessary, but we agreed we would be happy to do so to confirm our offer, although it would not be suitable for you. If you have any further questions at all, please do not hesitate to get in touch. Thank you.

Jon has been exceptional and helped me the whole way explaining things when my solicitors made it a little confusing. He has kept me upto date with the whole process he has pushed to get things moving all the time as we wanted to be in ASAP. Just called to get the ball rolling on a property. Chap who answered was a little uninterested and came across a little rude. He informed me that he’d take a message as the advisors were on a different line. When he asked my postcode, ‘what’s your postcode’ I asked if it was for the house I wanted to sell or my postcode, to which he said abruptly ‘the property’ at this point, having been through a
failed sale I couldn’t bear to continue with the call and said I would go elsewhere. He said ‘ok’ and that was my very brief dealings with this organisation! 1st 30second rule!

Very frustrating and upsetting experience
I’ve had a very upsetting experience with them. Everything was going well until I said I wanted my own solicitor, the agent I was dealing with turned very strange after that and became ‘upset’ that I didn’t trust their solicitor. I said it’s just for my peace of mind and it’s my right to do that at my own cost. I’ve been dealing with them since summer 2022 and it was still ongoing - so not a quick sale at all! I’d been honest and said I wanted to sell my flat with tenants in situ as I didn’t want to evict them and then the sale fall through at the last minute. That was part of the reason I was happy to go with a reduced price so that I got a quick sale with less hassle and not having to ask my tenants to leave. I had weeks with no contact. They’ve now said that we had agreed to sell with vacant possession (which we hadn’t) and offered me £30,000 less than we originally agreed. With tenants gone they offered me £20,000 less. I feel very let down by this as we’d never agreed I’d ask the tenants to leave. People in a more vulnerable position than me may feel they have to go for a big price reduction when nearing completion, especially if they have asked tenants to vacate. I also, personally, found it very strange that the agent I was in touch with used a private email rather than a UK Homebuyers email address. I presume they use independent agents who then get a commission on a purchase. Very upsetting and disappointing experience.

Thank you for your review. Our written records seriously contradict various allegations you have made above. In your complaint, you have implied you expected “a quick sale”. You first contacted us online on 6 August 2022. Unfortunately, you were uncontactable for 5 days until 11 August, after which you informed us that there was “no real rush for a quote”. The property was discussed. You then said the flat you wished to sell was tenanted, but that the Tenancy Agreement ended mid-December, and you could give the tenants notice, so we could purchase with vacant possession, which we said we preferred. Because you were away on various occasions, we were unable to obtain relevant information and access to the property until 23 October. On 31 October, you informed us in writing “now I have made a decision (which took a while) I would like to get the ball rolling”. This was about 12 weeks from our first contact. We introduced you to a firm of solicitors, who can work speedily to bring matters to a conclusion. You agreed to use these solicitors on 31 October. These solicitors, working on behalf of yourself, confirmed in writing to our solicitors that they had discussed matters with their client, and everything was moving ahead. They noted that you would need to give notice to the tenants to vacate, but would not do so until contracts were exchanged, so you were assured the sale would take place before notice to quit was given. This completely refutes your claim above that you were selling the flat tenanted, rather than with vacant possession. On 11 November, more than 3 months into the process, you informed us that although you had been treated well and professionally by your solicitors, you had decided to change to different solicitors who were local to where you lived. You mention in your review that we were “upset” when this change occurred. We are never upset if customers wish to use their own solicitors, as we understand this may be more comforting for them and we just discuss with our customers the impact of using their own solicitors, who may not be aware of the timeframes we like to adhere to. On 30 November, nearly 4 months into the process, you informed us, by text, that you had “sent a load of documents to the solicitor on Friday, but there was still more information to be provided for my solicitor to proceed”. On 5 December, we learned there were still documents outstanding from you and you apologised for the delay. We understand you delivered the final document required to your solicitors on 14 December, more than four months after the first contact. It was not until this point that it became apparent you were not going to give notice to the tenants, but expected us to do so, i.e. we would have to take over a tenanted property (which has a lesser value than a vacant property), and that we would have to wait a minimum of two months for the tenants to vacate. We would also be responsible for any legal costs should the tenants not comply, in which circumstance it might take a further 5 months, i.e. seven months in total, for court action to allow us to obtain vacant possession. During the five month period since 6 August, the entire housing market has been affected by rising inflation, higher interest rates and rising mortgage rates. In the circumstances of being asked to take over a tenanted property at the last minute, and then wait months to obtain vacant possession, during which time it is forecast that house prices may fall further, we felt it appropriate to adjust our offer. Finally, you mention the employee of UK Homebuyers using a personal email address. Our agent was working from his home office, and when you offered to send photos of the flat in question, he allowed you to do so. You also called in and spoke to another colleague to confirm that the employee was working for the company, to which they explained the above and emailed you to confirm. Since Covid, a large proportion of the workforce work remotely.
The ball is rolling!
I made contact with UK Homebuyers through their website yesterday (Sunday) and they contacted me first thing this morning (Monday). Having spoken to other companies, I instantly felt a warmth towards Lauren as somebody I would like to work with. She was honest and I felt trustworthy and very efficient. We have agreed on a price (just shy of 20% less than market value) and I will meet Steve on Friday at the property. The whole process was explained very clearly. Post-meeting Steve I will have a survey. It's a leasehold property so they explained the sale can take longer whilst waiting for packs from the management company, but they will aim to complete end of Feb (in line with my tenants tenancy). I have already been contacted by the solicitor too so the ball is well and truly rolling.
Although I am in super early stages, I felt I wanted to review and will update later as the sale progresses. I have read lots of reviews when choosing a company so I know it must be important to others too.

Excellent first for me
Excellent first for me. As a seller, there is not too much to worry over, and the fact they save on Agents, and in my case will buy as was and clear it out too was a bonus.
Very nice people in Birmingham too, Steve Chamberlain could not do enough for me and was ably assisted by John & Lauren.
I sold a house in disrepair, that my brother lived in, I had looked into refurbing it myself but concluded at 68 it was too much of a task. I asked a fair price, while IMO leaving a reasonable profit for them and voila, agreed. I was sure Steve would handle the refurb aspect well, giving the old home of my younger memories, a new necessary, lease on life.
In my personal and professional opinion, you would have to go a very long way to match UK Homebuyers, Solihull.

Ethical, reliable property buying company in a highly unethical market
We recently sold my mother's retirement flat to UK Homebuyers. I wish we had known about them earlier and gone to them first. They were the only ethical, competent and reliable company we found having spoken to numerous - who said that they would buy any property, but in reality did not want to buy all properties such as retirement flats so offered criminally low amounts with no sense of shame about robbing an elderly pensioner of her only real asset. UK Homebuyers also have a much more transparent and honest approach compared with many others. Significantly they don't use estate agents whose role for other companies seems to be to devalue properties to the lowest amount possible to change the starting amount from which other deductions are then made, thereby maximising their profit. UK Homebuyers approach is much more honest and at no point did we ever feel that they were trying to devalue the property's value to increase their margins. Everyone we dealt with - Jon, Steve and Lauren - was professional, helpful, friendly and ethical. They did exactly what they said they would, were reliable, a pleasure to deal with and the only property buying company I would ever trust.
