UK Property Finance can find you a competitive deal for any circumstance. Due to the service charges at my home, it was difficult to get a mortgage. Kelly worked extremely hard to find me a lender that could support my needs.

Kelly Garvie was very efficient putting my loan requirements into action spoke in the morning loan in the afternoon doesn't get much better than that 👍

William Blackburn worked relentlessly to find the right solution for us. He exercised great patience and understanding of our case, helping us purchase our dream property.

Kelly Garvey of UK Property Finance worked her socks off for me and a client very recently - fortunately both my client & I we did not have to take up any of the Finance deals Kelly managed to find for us as we were both able to borrow money from friends & family members. Had we not both been able to do this we would have happily taken up any of the deals offered to us as they were all very completive. Kelly was able to come back with any queries we had with the deals offered and any variations we wanted quoting for. As a result we have no hesitation u recomming UPF to anyone looking for a bridging loan or mortgage.

I was given a quote for a bridging loan and asked to pay a £499 up-front fee to proceed.

I specifically asked if the fee would be refunded if the terms of the loan could not be matched at a later point.

I was told that it would be, so paid the fee.

The application was then passed from one agent to a processing executive.

The executive emailed later that day with a new quote - over 30% more expensive in fees - equating to £4000. Naturally I said no thank you and requested my refund.

They responded by emailing requesting my bank account details.

The following week I was advised 'Thank you for your email, the email from (named agent) clarifies that if we cannot obtain a DIP then he will refund you, we have been able to obtain a DIP".

I was then told management were 'reviewing' my refund, after the 5-7 days I was told it would be refunded.

I was amazed that this company were attempting to hold onto the £499 upfront fee.

When I spoke to the Executive on the phone she again advised it was in their terms and conditions.

I then asked for the recordings of the telephone calls as per Financial Services Regulations and threatened to complain to the Financial Ombudsman.

I then received the refund.

I am yet to receive the recordings as is my legal right and I am concerned that others will be suckered into paying the upfront fee and lose it.

Hard to believe this practice is legal and I will still be making a complaint to the financial ombudsman.

Immediately after I posted this review I got the refund and a £100 bribe to remove it from the Managing Director.

The loan was a second charge on my home. Not a business loan.

You are making excuses and attempting to cover up business practice that cons people into paying the upfront fee.

UK Property Finance are wonderful. We had a complicated house sale, splitting our title and converting our barn. It was a complicated bridging finance situation. Added to the complexity was our poor credit rating due to the rapid interest rate rise during the last year. Will found us a lender and Jess worked so hard to keep the whole project afloat. UK Property Finance were recommended to us due to our complicated situation of being Brits who are resident overseas. Despite, at times, being overwhelmed with paperwork, Jess kept us calm and was incredibly patient when we were losing our patience. Jess worked incredibly hard to allow us to fulfil our dream and purchase our dream house. We couldn't recommend Jess and everyone at UK Property Finance more highly.

Kelly took over my case and has been extremely helpful in finding a suitable solution. She keeps me updated with progress and is extremely efficient in ensuring she finds the best deal so can only thank her for all her hard work to date.

Jessica Hayre is dealing with my case at the moment and although we have not got to completion yet, she has been incredibly helpful and supportive during the process. My application started over the Christmas period and that added some pressure, but I’m glad to say Jess is helping to progress the application and has even liaised with all involved on my behalf whilst I’m away.

During a 6 week visit to Australia and New Zealand we identified the need for a bridging loan which no doubt complicated the situation as we did not have all the financial information to hand that we needed. Some documents were initially sent to the wrong email address and one regarding registering with Experian was unclear. We were also advised to arrange document certification with a solicitor whilst it is a service the Post Office offer. Nevertheless Jessica progressed as much as she could until we arrived home at which time the pace picked up as we had a deadline to meet.
Despite the lenders continually asking for more and more information Jessica continued to press them to meet the tight timescale and kept us well informed of the progress.

Jessica Hayre dealt with our mortgage with great care, understanding and efficiency throughout. Would highly recommend.

Kelly took on the second stage of our mortgage application as was truely great. Updates on daily basis never made us feel any doubt throughout the process and went above and beyond to make sure everything was perfect before submitting. I was clearly a difficult case but the service and effort put in by the team was exceptional (big shout to William B) The whole process was clear and all areas responded really quickly and efficiently . Kept me informed along the way and would highly recommend them

Shocking experience. This company allowed an offer to be released without my consent. I had no conveyancing lawyer in place and did not fully complete the application process. Furthermore they pushed on with my case relentlessly even when I warned them of a potential fraud without my consent. They issued private data to a lawyer I informed them I would not be instructing. UKPF are now demanding thousands of pounds from me for an offer I told them not to issue to protect myself and the lender. They failed to keep my data safe. I bitterly regret contacting UKPF. This has had life changing consequences. As of today they have not returned the fees I paid.

The Ombudsman did NOT reject my complaint they are unable to deal with this as it is an unregulated product. I referred to the Ombudsman not UKPF.
