(I’m just adding this part to response to my review. However, your reply does not fully address the main issue raised and does not reflect what actually happened. This matter is serious and deserves proper acknowledgment rather than being minimized.

This incident did happen, and while things may seem quiet now, it will not be forgotten unless the money that was unfairly taken from my relative is refunded.

People do not suddenly leave negative reviews without a reason
something clearly happened.

I strongly suggest refunding the unfairly kept money; otherwise, this issue will not be forgotten.)

People do not trust this estate agent, and the fake 5-star reviews are clearly written by their own agents. I would strongly advise others to avoid this company.

Very unprofessional and dishonest service. This estate agent took money upfront with promises of helping me find a property, but delivered absolutely nothing in return. I was given misleading information, and once payment was taken, there was no real effort, no results, and very poor communication.

I had a very negative experience with this estate agent. I was charged fees with the promise of help finding a property, but there were no real efforts or results. Information given to me was misleading, and once payment was taken, communication and support dropped significantly. I would advise others to be cautious.

ABSOLUTELY INCREDIBLE HOW MANY LIES THIS AGENCY HAS TOLD.

Please - Landlords and tenants alike, this agency is absolutely dishonest

They have replied to my initial review with yet more lies in order to save face. As such, I have decided to attach pictures of my correspondence so far , many points of which they have chosen to ignore in the hope that I will not take legal action.
I have also highlighted to them as per the tenant fees act 2019 that it is insufficient to hold my deposit and just say my references failed, and that by law they have to provide a validated reference report with concise reasons, which they ignore to do. This will also count against them in court. Also, unfair retention of a tenants deposit is a civil offence with a maximum penalty of £5,000.

Firstly, they mention 36 days between now and the offer being made - this is because Bradley was never in the office and his staff were too incompetent to follow up when yet more and more documents were requested. 2 weeks were wasted trying to obtain a simple reply. I have attached a picture of Bradleys own email from the referencing company suggesting that they cannot say the statements are not real ( because they are real!!) .

They then asked that I have the statements stamped in branch, which Halifax do not do - I showed them this with a google search ( screenshot again attached) although Halifax do print with a date and time stamp in branch ( which I again sent them).

I have given them 7 days as of yesterday to return my deposit before I make a legal claim including legal costs, and additional costs for inconvenience, I will prove what thieves this agency are when I publish the results on Trustpilot.

I have left about 8 messages for this company and not one person has bothered to return my call. Cannot believe the atrocious service. And this is an estate agency who rely purely on phone calls for their business. They need lessons in client services
