Extremely professional, helpful and communicative, she supported us through the sale of our old property and purchase of our new property. 10/10, I would recommend to all.

One of the most appalling solicitors i ever encountered.

Never answers the phone, takes days to get back to any emails. Causes unnecessary issues. No sense of urgency at all when the chain could possibly collapse as people are fed up with waiting.

If you ever want to exchange and complete do not use them!!

This has been on going since Oct and still not moved!!!!

The whole process took way longer then needed they completely ignored multiple requests for documents so my buyer can be approved to purchase the property. After me liaising with the buyer directly for days the paperwork has finally been sent but can now take weeks for this to be approved. My new build builder is piling on the pressure and threatening to pull out. But the APL have still made no contact with my solicitor or even push to get this sorted. Another issue created by them that could have been avoided if actioned in Oct when it was first chased!!! Absolutely awful firm.

We finally moved in March, but I've still been informed that APL Have not completed the correct information, resulting in the Sanctuary chasing me for money that my buyer owes as the property hasn't been moved in to there name due to there inability to answer them.

AVOID AVOID AVOID. If you want to keep your sanity.

Just recently finished our house move. Mariam Saleh was our conveyancer and was reachable and informative throughout the whole process.
Our previous lender threw up some difficulties and delays at the last minute but Mariam was able to turn it around and exchanged contracts in time. Mariam was also diligent and chased up paperwork when it was required.
If Mariam was not available her team were always on hand to answer any queries. Sabina in particular was nice.
Only reason it isn't 5 star is because the exchange of contracts was a bit last minute and it was quite nerve wracking.

Mohammed Laher took over our case after our previous conveyancer failed to make any progress. He had us over the line within weeks when we had previously been waiting months! A pleasure to deal with, thanks Mohammed.

I paid this firm to handle a standard property transaction, including registration with HM Land Registry. More than 2 years, 1 month and 24 days after completion, my property is still NOT registered.

I only discovered this on 26 February 2026 when attempting to remortgage: something I am now unable to do as a direct result of their failure.

This is not a minor oversight. This is a serious breach of basic duty of care.

At no point over those two years was I informed of any issue. There was zero proactive communication.

Instead, I’ve had to chase repeatedly, being passed between teams with no ownership, no accountability, and no clear answers.

I have been told vaguely that HM Land Registry requires “additional information,” yet:

No one can explain what information
No one can confirm when the issue was first identified
No one can explain why it was left unresolved for over two years

On 21 April 2026, I was told I would receive a call back AND they would expedite everything when they worked out what went wrong: it never came. This perfectly sums up the level of service.

The only way I’ve been able to get any response at all is by going through their “new business” team, which says everything about how broken their internal processes are. No one answer and email, a call etc .... i have spent last week chasing and sitting with the impending doom of an offer off the table through zero fault of my own.

Because of their negligence:

My property remains unregistered after an unacceptable delay
I am currently blocked from remortgaging
I have experienced avoidable stress and potential financial loss

This is basic post-completion work that any competent firm should handle as standard. Failing to do so for over two years, while keeping the client completely uninformed, is indefensible.

If you are considering using this firm, be very clear: even the most fundamental legal work may not be completed and you may not find out until it’s too late, and facing serious financial consequences
