My sale was tricky and stressful, but Lewis was with us throughout. Diligent, professional and hugely supportive what a great estate agent! And a lovely person. The whole company are friendly and efficient and realistic- if you are navigating the property market these guys are your go to,

Gilbert & Rose dealt with our recent house sale. Everyone on the team is very professional. The valuation and photos were brilliant and really showed off our home. Brennan was great with our house viewings and we sold within 2 weeks of being on the market.
Special mention to Karen Summers she did an amazing job at keeping us updated with our sale throughout the whole process. She always answered my questions promptly and provided us with updates before I even asked. I would recommend Gilbert & Rose.

Twice I’ve rang them in the period of six months twice I’ve asked them to put my property on the market twice. Nobody bothered to even ring me. Thankfully there are plenty of other agents willing to take the property on. I would avoid these ones guys. If they can’t be bothered to ring you to put your property on, what are they going to be like when you’re trying to sell?

I have only had a few dealings with this company so far, but from that I have noticed a simular pattern emerging, I have called up 3 or more times to arrange a viewing on different properties and every time they ask me what my maximum budget is, and if you say anything just bellow the asking they tell you its a waste of time viewing it which makes me feel like they dont want me to view it incase the seller accepted the offee at the lower price as you can only put an offer on a house if you have viewed it, no matter what the contact is at the end of the day its the sellers choice if they want to accept an offer or not

We rented a property through Gilbert & Rose. I can honestly say, and I have told them myself, that they operate in favour of the landlords and not the tenants. I do not feel that we were supported in any way throughout the tenancy.

We had several problems with the property during our tenancy, including:

A wasp nest in the chimney, where the wasps were making their way through the property into a bedroom and the kitchen. We explained that someone in the property was allergic to wasp stings and that we couldnt use the bedroom as there were so many of them. The response was that we had to wait until the wasp nest dies off because the cost of getting up to the chimney was too much.

There were mould problems in three bedrooms which we had to live with for two winters and two of us have asthma, again explained to Gilbert and Rose. However, they did not see that there was an urgency to sort this.

We also had a massive drainage problem on a Sunday afternoon, whereby faeces were covering our driveway at the side of the property. We were told by the agent that we should have waited until Monday to report this problem and not use the toilets or showers/taps until then. Of course, we were thinking of the health and safety issue and because there was no emergency procedure for such things, we organised and paid for an emergency drain professional to clear the problem. However, the landlords only offered a third of the cost and Gilbert & Rose did nothing to contest this.

There were many other issues that took numerous phone calls to sort and the communication was absolutely apalling. There are certain members of the team that should not be customer facing as their customer service skills are absolutely terrible.

Massively overrated as an estate agents.. very expensive compared to other estate agents on the market.. in the 10 viewings we had with Gilbert & rose not once did we receive feed back from them. There staff are very young and not very knowledgeable. Avoid!!!

I STRONGLY RECOMMEND NOT SELLING A BUSINESS through them. They are dis-honest crooks using their small print to screw people. It's very clear from what they say and how they say it- that they do this to people all the time. During the dispute, every email comes back with a copy of the contract - with a cocky tone reinforcing their position, Whilst avoiding answering questions.

Also, value your business yourself. They paint business of a similar nature with the same brush, without any regard for its added value. Like selling a car with lots of extras, low mileage and only 1 owner, for the same price as a car in much worse condition but with the same year of registration.

They value it for a quick sale, but if your business is like mine, you can't build it for the price they want to sell it for - so where is the reward for goodwill?

Take my advice and Market the business yourself, you will not regret it. I received a lot of solid leads from my adverts and Gilbert & Rose hadn't even arranged 1 solid lead in the same time period.
You will be faced with some time wasters, but it's nothing a 5min call with them won't flag up, especially before wasting time on in-person meetings.

If you sign up to any agency, make sure you pay the multi-agency fee in advance, and get a lawyer to read the contract. DON'T Risk sole agency, and don't believe them if they tell you that you can switch. That's what Gilbert & Rose have done to me. Pushed me into signing quickly, and assuring me I could switch. They then sat back and did nothing, and when i got pro-active, they want a piece of the cake.

After notifying them I found someone thats shown interest - they notified me that if the deal goes through, they want their FULL commission, (for doing nothing!), even when I could prove without doubt that the lead could never have been generated from their advert.

I'm now forced not to do a deal and I have to wait for them to find a buyer in 3 months, which will be a miracle if it happens, or wait for their contract to expire and re-market myself at an additional cost.

Read online reviews and blogs about using business agents, they are not regulated and there are numerous complaints on how they have screwed over hard working people.

G&R recently sold our house. Sam Brunker was fab, his communication regarding viewings and feed back was informative and very professional. he kept us in the loop at all times.

Charlene was our sales progressor and she was fantastic. Her accurate communication was second to none, her kind and friendly nature and calming voice when things got a little difficult further up the chain was rewuired. Big shout out to these two lovely people - credit to G&R :)

I recently had the displeasure of dealing with this agency and they don't even deserve one star and I must say, it was a nightmare.

As a tenant, I expected professionalism, fairness, and transparency, but unfortunately, none of these were delivered by this agency.

When it came time to move out and receive my deposit back, the process became even more frustrating. Despite leaving the property in good condition, they came up with a laundry list of petty issues to justify withholding my deposit. It was clear they were grasping at straws to avoid returning the money that rightfully belonged to me.

Their lack of transparency and fairness throughout this process was utterly disappointing. It's evident that their priorities lie solely in maximizing profits at the expense of their tenants' rights and satisfaction.

In conclusion, I would strongly advise anyone considering renting through Gilbert & Rose to proceed with extreme caution. Save yourself the headache and hassle of dealing with unprofessionalism and choose a letting agency that values its tenants and upholds ethical business practices.

Brilliant company to deal with. Fast and efficient. Aaliyah is lovely and extremely helpful, made my renting process smooth and easy! Have no complaints! Would recommend!

What made my experience great was the help I received from Ben. The staff are great. Highly recommended

They rush through everything to bang out an advert.

Made multiple errors on advert, made it live anyway and without telling me, thus misleading buyers.

Appalling photo layout and strategy.

Mishap with a viewing caused the need to re arrange for a later time that day, needed confirmation from buyer. Gilbert &Rose representative failed to communicate with me, leaving me sat indoors all day not knowing whether I had a viewing or not.

No accountability ever taken.

I then on the 12th day of my 14 day cooling off period I decided enough is enough and followed the official channel to cancel. Nearly a week has passed and they will not honour my cancellation, putting them in breach of contract and against my statutory rights. Ombudsman contacted.

Beware of this company, absolute stress fest for myself and my pregnant wife, really not needed! Especially in what is an incredibly early and simple stage of selling

I instructed Gilbert and Rose to market my property in summer 2023. I saw plenty of Gilbert and Rose boards throughout Westcliff and assumed they would be able to sell our house in a professional and efficient manner. We were let down by numerous members of staff throughout the two months our propety was marketed with Gilbert and Rose. A complete waste of time and energy.

Gilbert and Rose failed at everything you would expect from an estate agent.

Agents turned up late for viewings, leaving potential clients waiting on our doorstep. This happened on numerous occasions and on one occasion my partner had to facilitate the viewing. There was no apology from the agent.

Viewings were cancelled and we were not informed on several occasions.

Viewings were booked without our consent.

We did not receive regular feedback from viewings.

The Senior Property Valuer told us (via whatsapp) the market value had dropped 10% within the few weeks our property was marketed. He requested that we market our property £25,000 less than the price we eventually agreed when we remarketed with a different local agent.

On another occasion a buyer wanted to make an offer but this was never followed up by Gilbert and Rose. We only found out after taking our property off the market.

There seems to be minimal to no supervision of staff, so it appears important things are missed. We had no regular communication with one contact. Updates were received in the form of whatsapp messages telling us to continually lower the price of our property. Completely unprofessional.

Moving to a different agent was the best decision we made and I only wished we moved earlier. I could not believe the difference in level of service
There is no chance we could have achieved our sale price had we stayed with Gilbert and Rose.

I only gave Gilbert and Rose the time I did because I had heard horror stories that 'all estate agents are awful'. However, it doesnt need to be that way! Please do your research before considering Gilbert and Rose. Unfortunately a case of style over substance.

Gilbert & Rose provided many viewers and now a sale that has just completed.
Ed in particular was always on hand to help with great advice and knowledge of the market to guide us through-always so helpful.
Would thoroughly recommend!
