Avoid HH Law. Zero stars

We instructed HH law to undertake conveyancing on the recommendation of the sellers agents, No 1. The service throughout was woeful. Poor communication, lack of transparency, clearly issues with clients querying their work. The issues we experienced are too many to list. We have complained and not surprisingly it's not their fault. Suffice to say we are in the process of involving the ombudsman. Do yourself a favour and steer clear.

If I could give zero stars

If I could give zero stars, I would. I will NEVER use HH Law again. Major errors made in the conveyancing process, costly delays and lack of accountability when mistakes were made.

Awful experience…

Awful experience the positive reviews on google are clearly fake, they’re so bad our mortgage broker John charcoal SACKED them off due to them been not fit for purpose also lack of staff possibly lack of knowledge due to other failed customers, lost our house sale an our purchase due to time it took them to do anything . It was like dealing with children, hung up on several times by an awful receptionist, 4 months to complete searches, lost paper work 3x an our solicitor clearly had an issue with authority as asking the most simple things was a problem constantly went over the contracted replying times. Infact I can’t explain everything that went wrong it was just awful stressful I do not recommend these terrible solicitors. You can’t complain as the complaints manager is clearly bias against customers who are clearly been messed around so any complaint will never be there fault a will never be resolved .
DO NOT USE HH LAW!!!!!!

Utterly awful experience with incompetent solicitors

If I could give zero stars, I would. Hennah Haywood Law has been the worst professional experience I’ve ever had. After my father in law’s sudden death, their team promised to handle our house sale with care and efficiency — instead, it turned into five months of chaos, delays, and emotional stress.

The solicitors, Georgia and Humza, didn’t understand basic legal requirements around the death certificate, and they incorrectly advised us about the death certificate requirements after my father-in-law’s unexpected death, adding to an already distressing time and showing no compassion whatsoever.

Communication was dreadful — emails were ignored, phone calls unanswered, voicemail permanently full. It was only until the final week of completion that we finally managed to speak to the case manager over the phone after she had ignored all of our calls and left her mailbox full for 5 months. It got to the point where I was prepared to drive from Essex to Wales, just to get an answer. Hidden fees were added for things that were completely out of our control, and we had to chase constantly for updates that should have come automatically.

Their incompetence delayed the sale so badly that our buyers ended up homeless. Only when an independent solicitor stepped in did anything start moving. And even then they still had no idea what they were doing…

This firm completely failed in professionalism, empathy, and basic competence. I wouldn’t trust them with even the simplest legal matter. Even after sending a lengthy formal letter of complaint a month ago, I still haven’t had a single reply back. Do not use this firm even as a last resort…

Avoid avoid avoid

Avoid avoid avoid. These guys have no clue, they were representing our seller, and gave the file to a part time trainee, with little to no oversight. Predictably this hasn't gone well, and new enquiries keep surfacing that should have been started months ago.

Their google reviews look artificially inflated, and the email addresses that they've given to people that complain there bounce.

If your mortgage provider recommends them, wonder how much they must be getting paid to do so, because these guys suck so hard they must be paying for it.

BEWARE

BEWARE!
The conveyancing department of Hennah Haywood Law Ltd have been sanctioned and fined by the Industry regulator recently !!
The conveyancing solicitor - Najmin Nessa is an unpleasant, obtuse aggressive individual, wholly disfunctional making errors of judgement and process whilst charging extra costs at any opportunity.
Ungoverned, clients are vulnerable to mal practice, the team is too inexperienced and inept.

DO NOT USE

DO NOT USE. Lack of communication, never called back when they said they would. Lied about costs. Didn't even pay our land transaction fee until we received a letter from Welsh Government demanding payment. Had the receptionist laughing down the phone when lying about the team being on a meeting, when we knew they were finishing early.

Hidden costs, poor communication case management, no transparency

My case was poorly updated at all time on the Hennah Haywood Law Hoowla portal, with lender checks incorrectly updated all the time, causing lots of confusion, some of the stages marked incorrectly as completed when reality was oposite,
-Peopole nominated to my case were constantly changing without notifying me or my husband ( Tanya Harding, Dylan Trevett , Humza Rehmani or Lewis Greenman, Raymond Wu,).This caused confusion and made me think that my case is being checked /under control and that we are waiting for completion.
-I experienced significant difficulty contacting Hennah Heywood Law employees, many of whom were unavailable or have been constantly working from home. This lack of accessibility and responsiveness is unacceptable and caused me lots of unnecessary stress. They have been always exceeding contracted 3 days to response.
-Most of my questions were left without answears until today.
-Not responding or actioning my case until very last minute
-Despite initiating the remortgage process early to avoid issues, the lack of timely action by the solicitors prevented a deed of variation from being completed on time, forcing me to switch lenders very last minute.

The issues I have outlined, including the unexplained fees, the delay in addressing and actioning issues and the overall poor handling of my case.
A lot of oversights directly contributed to the need to switch lenders, resulting in financial loss and additional stress for my family.

Furthermore, the inconsistent fees compared to other clients accordingly to what my mortgage advisor is able to witness and confirm (working with Hennah Haywood recently and during past years), coupled with a lack of transparency, reflect poorly on their service. My final bill increased by almost 100%, from £890 to £1685, without adequate justification or prior notification. With total amount being hidden on my final statement.
-My personal account that I had with then has been removed straight away to delete any evidence of fault that Hennah Haywood Law made during my case and my access denied.

Avoid unless you like an unnecessary challenge

They made what should
should been a quick, seamless process a long and stressful situation!

They are uncommunicative, send incorrect paperwork, they are dismissive when you call and they never and I mean NEVER response to emails. I called a few times to ask about why I didn’t receive paperwork or for confirmation of certain forms or dates. I would always be put through to some random person not associated with my case saying, we will definitely be in touch tomorrow. I would never hear back.

I sent money for my mortgage by following the ‘how to pay’ sheet they sent and they then said that wasn’t the right details! It came from them!!!
Chaos….

They have a portal for your account that they don’t update.

They refunded a smaller amount than what was on my completion statement and I’m still waiting for that to be fixed!

It’s amazing they are still in business. I can’t imagine what people with more complicated cases are put through.

It’s absolute amateur hour!

Quote was over double, nearly lost mortgage offer extension due to HH not chasing

Quote was over double! And nearly missed our mortgage extension due to the legal secretary not following up. Constant errors of the completition statement and complete lack of transparency.

At first Daniel and Emily were both helpful and dealing with a very difficult solicitor from my seller. However as things progressed we realised the company are not transparent with their fees.

We believe we were deliberately misled by the initial quote and suspect dishonesty from this part of our case, which goes against SRA standards. This isn’t against an individual but how the firm operates.

We were given a quote of £1920.40, although we understand that outside factors can change this quote, we believe supplements were purposely left off. The new quote of £3762, this is an uplift of 75% equating to a cash value of £1442 (if we exclude apportionments).

in the initial quote there was supplements added, they were aware that it was a shared ownership property, as it was on the supplement quote they gave me, which are all leasehold, we would have expected should there have been a leasehold charge, it would have appeared in the initial quote, it was not. This additional fee came to £456 inc VAT.

There are additional fees such as Client Portal Fees, TT Fee, Notice of Charge and Transfer which are not listed on the supplements list, not on the quote. If these are common fees we would have expected them to be on the initial quote.

In our engagement letter it states

“as soon as we become aware of any supplemental fees that apply in this case, the team will notify you via the following process:-

a. Team become aware that additional fees apply;

b. Team will notify you (the client) that additional works are required;

c. You have five days to opt out of the team carrying out the additional work;

d. Should the team not hear from you within 5 days, the team will carry out the additional

work in order to complete;

e. To enable the team to progress faster, we will require confirmation from you by email

that you are happy to incur the additional work fee (this will allow the team to progress

your case sooner without waiting 5 days);

We do not believe that this was carried out at all throughout our case, we were not notified of these supplements such as LISA Fees, Completion within 7 days of exchanging contracts etc. If we were notified about these additions we could have budget accordingly.

Emily then realised she had made a mistake on the first completion statement and sent through a revised one which was even more money.

We then spoke to Emma who emailed us on Monday 28th April at 4:16pm who said the below:

In regards to your completion statement, I can see your original quote was £1920 and your new quote is £2712.40 which is a £792 difference.

This does not match the final bill that Emily sent over, so this added to the confusion.

The amount of errors and miscommunication led this to be an even more strenuous situation on top of what was already a stressful situation due to the sudden jump and no communication of added fees. To add to this in my final response the director of the company handing the complaint gave us again another inaccurate fee for the LISA.

I spent most of my working day, when I should have been working, trying to double check and cross reference figures and emails, I should not have to do this as a client, but due to the amount of mistakes I felt I had to, to understand.

We also raised a complaint about Emily, where she did not confirm with our lender about mortgage extension, it appears that when they came back to her, she was to reply but this was not actioned. This led to us trying to sort out the day before our mortgage offer was going to expire. Had we not queried it we would not have been offered that extension. We raised this complaint to Nathan.

Emily then phoned Ryan up to moan to him that we had made a complaint against her. Not only is this highly unprofessional but was highly awkward for Ryan.

I used these back in 2022 after being…

I used these back in 2022 after being referred by our mortgage broker.
Absolute shambles of a company, don't answer phone calls, or emails. Can't leave messages on the phone as the answering machine is always full.
Constantly lost paperwork, delayed delayed so much we almost lost the house.

There's a reason why they don't have a proper trust pilot claimed account on here. I feel their 5* reviews are possibly fake as I can't see from our experience how they are good solicitors at any level.

Do yourself a favour and AVOID. Check the 1 star ratings on Google. They deleted everything they can on their Facebook.

Communication poor and errors made

Amy picked up our conveyancing half way through the process so I do have to give them some credit for that. However, communication was exceptionally poor throughout and it was all a bit haphazard.
They repeatedly got my name wrong, which was annoying, but worse than that the completion statement they sent across was incorrect, I corrected the errors and then the amended version still hadn't been corrected properly which resulted in their being a shortfall in funds (now corrected).

When the vendor threatened to pull out of the sale due to lack of response, It took me from Thurs to the following Monday to be able to get hold of anyone - the phone answering seems to be outsourced and they simply forward you thorugh to an answerphone. In those circumstances I would expect to be able to speak to someone about this, but complete radio silence.

I know others have had a really good experience looking at the reviews, but personally I would never use them again.

I strongly advise against using HH Law


I strongly advise against using HH Law. They handled our flat purchase and only informed us 12 weeks into the process—when all paperwork was well underway—that they were unable to proceed with our case. This should have been identified at the outset, and their failure to do so left us in an incredibly difficult situation.

As a result of their incompetence, we were left homeless for six weeks, forced to pay thousands in hotel fees. To make matters worse, we received no reimbursement for the time or money lost due to their errors.

Their lack of professionalism and accountability is shocking. If you’re looking for reliable solicitors, I’d strongly recommend staying away from HH Law. They’re utterly useless and caused us immense stress and financial strain.

Not recommended

I wasn’t happy with the service, you would send an email have a response and no answer to your question, it was delayed weeks where they said the other side’s solicitor had not send information however they did and I was included within some emails as this happened more than once, almost at completion they identified that there was a grant on the property I was purchasing which I assume was missed at the searches and enquiries stage I am still unsure as they did not explain, the portal had great potential however it was not utilised. What was a straight forward purchase with no chain took 4months 4 days. Poor communication and they said I would be refunded £150 for a fraud service that was added to my final bill that I did not ask for I have yet to be refunded. I ensured all documents were completed and I even hand delivered signed paperwork to the office. The receptionist’s were very polite and professional in why I have given them 2 stars review. Their office is also conveniently located off the m4 however the process was slow, poor communication, missed information causing delays and poor use of their customer portal. Would not recommend and if I think of further challenges I had I will update this post.
