Enjoy your money , dont waste on crap in hope that someone will make you rich. ( that only happens in dreams or heaven)

positive overall for 2 assisted living project
I have purchased two assisted living projects from Knight Knox, and overall my experience has been positive.
The entire process was smooth and clearly explained from the outset. I have received rental payments monthly for both properties (for 2 years and 6 months respectively), which has been reassuring.
At one point, Nurture Housing Association was removed from public records with the Financial Conduct Authority (FCA). When I raised this, Knight Knox responded promptly, connected me with the CEO of the housing association, and explained that the change was part of preparations for transitioning to a Community Interest Company (CIC), which provided me with great reassurance. They also shared documentation regarding the financial health of the housing association.
Importantly, they did not disappear after the sale. Their team has remained responsive, usually replying within a few days whenever I have questions.
Overall, I am happy to continue working with this company. However, as with any assisted living or supported housing investment, I would strongly advise others to carry out proper due diligence—particularly regarding the financial health of both the developer and the housing association in the UK.

Terrible experience - lost lots of money
Terrible experience with 3 separate property purchases via this company.
One building went bankrupt and I lost everything, one of the allocated solicitors closed and is under investigation! and all 3 were massively overpriced off-plan.
Be very careful when dealing with this company - I would NEVER recommend them based on my experience and how much I have lost,
Vista Sheffield - bankrupt
Card House - Bradford sold to me at £120K, struggling to sell at £65k 5 years later
The Villas Stoke - 2 years late, promises of interest on money paid removed and yield half what was promised.
Solicitors recommended - Montecripso - now under investigations by the regulator.

We are very sorry to hear about your experience with one of the properties that you bought and we fully understand how concerning and frustrating this must be for you on that.
Knight Knox acted as one of the agents for this development, and we are extremely disappointed that both our clients and those of our introducers have been impacted by the project entering receivership.
We would like to clarify that we were neither involved in, nor aware of, any wrongdoing or financial difficulties relating to the Developer.
At the time the opportunity was presented, we had no reason to believe the development would not proceed as planned, based on the information available to us and the Developer’s prior track record.
Regrettably, it later became apparent that the Developer had not been transparent with ourselves or the other appointed agents. We were informed that the development had entered receivership in January 2024.
As soon as we became aware of this, we took immediate action by engaging a leading UK law firm to explore potential options available to investors.
We also contacted all affected clients to provide updates and offer the opportunity to engage with the legal team for initial guidance.
Our records indicate that this information was shared with you at the time, although we recognise that not all investors chose to pursue this route.
Over the past 20 years, we have built our reputation by working with established developers and successfully delivering a large number of completed and tenanted properties.
Unfortunately, this situation represents a rare exception, and we share your disappointment regarding the outcome.
As an agent, we are not involved in the individual legal matters of investors and therefore are unable to comment on the outcomes of any specific cases.
Once again, we sincerely apologise for the distress this situation has caused.

Think Carefully Before Investing Through Knight Knox
I am extremely disappointed with the service provided by Knight Knox. In my experience, they are very good at making promises during the sales process, but those promises rarely materialise.
Many of the developments they promote are sold as “off-plan” with optimistic completion dates, yet the projects often take two or three times longer than promised to complete. When they are eventually finished, the quality can be far below expectations. It also appears that they frequently work with developers who have a poor track record, although this is never highlighted during the sales process.
I was also encouraged to refer a friend to invest through them in a property called Olicana House in Bradford. At the time, Knight Knox promised to pay £1,500 towards my next investment if my friend purchased the property through them. Unfortunately, that promise was never honoured. My friend is now stuck with the Olicana House investment in Bradford, which has been another disappointing experience.
In addition, during the construction of one off-plan development, Knight Knox contacted me midway through the project demanding that I sign a supplementary deed and provide an additional £20,000 to the developer, claiming the project was facing financial difficulties. Other investors were approached in the same way and we were told that unless we provided the additional funds, our original investment could be at risk because the development might never be completed.
However, some investors chose not to pay the additional £20,000. When the building was eventually completed, those investors ended up being £20,000 better off compared to those who had paid the extra amount. This raised serious concerns for many of us, as it appeared that some investors were pressured into paying additional funds while others were not required to do so. This situation only became fully clear once the property was completed.
I trusted Knight Knox with my first investment property, but I feel they ultimately let me down. I would strongly urge anyone considering investing through them to think carefully. In my experience, they tend to work repeatedly with a small group of developers whose projects suffer from long delays and poor build quality.
Properties are often sold off-plan at inflated prices, leaving little or no realistic prospect of making a profit. Once issues arise, Knight Knox appear very quick to distance themselves from the problems faced by investors.
After reading this review, I would not be surprised if Knight Knox claim they have no record of my investments through them. However, I am happy to provide further details to anyone who wishes to contact me directly.

Your response is nothing more than a distraction from the actual issue I raised. The concern here is your misleading marketing practices, misrepresentation of facts, and the clear impression given that payment would be made for attracting clients — only for you to later back away from those commitments.
Instead of addressing these points directly, you’ve chosen to send a vague and wishy-washy reply that avoids accountability altogether. That in itself speaks volumes and suggests you do not have a credible answer to the concerns raised.
I expect a direct response to the specific issues rather than further attempts to deflect responsibility.

We appreciate your frustration with regards to the delayed completion on your off plan purchase via our office.
We do wish to make it clear that all anticipated completion dates are confirmed by the seller at point of sale. As with all off plan projects this timeline may be subject to change as it is not possible to anticipate future hurdles until they arrive.
With regards to the additional funding that was requested we would like to clarify that this was not a demand made by our office. As one of the agents on the project, the developer asked for our assistance in contacting as many buyers as possible to make them aware of the financial position that they had found themselves in. At the time there was a very serious risk that without additional contributions, the build would not be completed.
Fortunately, the necessary funding was raised and the project was finished. No pressure was ever implemented by our office and after our initial correspondence with investors the developer took back all communication and handled this directly.
We have been in this industry for over 20 years and have launched and completed numerous successful projects. During this time, unfortunately, some developments have run behind, but we have always kept investors updated with the schedules that we have received from the developers and we are sorry that you feel that your purchase as not been up to our usual standard.
