The opportunity for the extra star would be communication between the lettings manager/POC. Emails sent to understand what costs are on my statement and not always a response back.

We note your comments in relation to your property in Media City. Unfortunately, with off-plan builds the anticipated completion dates can run over. Due to the location of the blocks at Media City construction has to finish on one tower before work can commence on another. Unfortunately, Brexit and Covid impacted the progress of a previous tower, which in turn had a knock on affect with the anticipated completion of your property.
We truly appreciate your patience whilst construction re-commenced and we are glad to hear that the apartment was tenanted quickly.
With regards to your Assisted Living property the letting agent is looking into installing a new database which will ensure the statements are automatically generated. This should give the lettings manager the opportunity to handle any queries in a swifter manner, as currently all statements are prepared manually.

Hassle-free investment purchase.
To date, I have completed the contract exchange stage on the purchase of a student unit due for completion in Q1. So, far, Knight Knox staff support before, during and post-purchase has been excellent, If the project delivers the 10% net return promised, I will be very happy indeed. My reference currency is the Swiss franc, and I am keenly aware of the exchange rate risk, which I hope is outweighed by the high return.

My first investment of this type but I never felt pressured at anytime to make a commitment. Didn't like some of the investments offered to me, but that didn't lead to any animosity- in fact it probably led to a better understanding between Adam and myself. The fact he supports Man Utd and Middlesborough and I still worked with him tells you all you need to know!

I recently purchased a student property…
I recently purchased a student property Vista through one of Knight Knox agents Birchmore. The sub-agent even recommended the Lawyer in this case after paying 50% of the fund in Cash : £42K I was told first that the project is delayed for 12 Months then after a while they told me the project is now in receivers hand. We are a group of about 130 Investors fighting for our money and also currently paying legal fees. The whole thing is a big scam from the developer to Knight Knox who did the marketing, to their sub agents and the Lawyers they also recommended.
I will strongly recommend anyone who has any dealing with them to run until their heels start touching the back of their heads or if you’re contemplating anything not to touch them.

We would like to address this issue directly, so that yourself and anyone else reading this reply understands that Knight Knox were in no way part of, or responsible for, a scam of any type. We have been trading successfully for 20 years and at the point of selling this investment, were under the impression that it would be built, as countless others have been before.
Mount Group (the developer) had kept us and the other sales agents in the dark about their situation and we discovered that the site had gone into receivership in January of this year. As soon as we found this out, we engaged the services of a renowned leading UK law firm specialising in these situations and engaged them to act on behalf of all investors to see if there was any recourse available. Once they had been engaged we informed every investor of the current situation and facilitated the initial meetings.
The firm has been working tirelessly on behalf of all our clients and, whilst we understand that this process is still ongoing, through their actions, the site has now been placed into administration, which is a stronger position for investors.
Working with reputable developers is something we have always prided ourselves on and we have successfully sold thousands of apartments that are completed and tenanted over the last 20 years, but in this instance we were lied to by the Mount Group’s Managing Director. We are very frustrated that our investors have been affected by the developer’s poor actions.

Vista student accommodation …
I purchased the Vista flat from them for a hefty sum of 42K, with the intention of repaying the mortgage. They had assured me that Vista student accommodation was a fantastic investment opportunity. However, I have recently been informed that the project will not be completed as promised. As a result, I have lost my hard-earned money and find myself caught in a difficult situation of having to pay additional fees for legal representation. Given my experience, I strongly advise against dealing with them.

Poor performance, failure to deliver
I have invested in 2 schemes with Knight Knox - the process has been ongoing for 4 years now with zero completion. 1 has gone into liquidation so I've lost over 20K sterling. They continued to use the Mount Property group in Liverpool that already failed in other developments. It's not worth me throwing good money after bad so I've walked away. The silence from Knight Knox is deafening. I continue to get updates on the student complex at the Villas in Stoke but at a snail's pace. I really regret using and trusting them. If you're going to invest in property - buy something already built!

We have worked with a number of developers over the years and have launched more than 140 developments to the buy to let market since 2004. Throughout this time, we have always done our very best to communicate with clients, providing you with all relevant information provided to us as soon as it is made available.
With regards to The Villas, the last construction update was sent out in late February. Another update will follow in April.
Knight Knox has delivered in the property investment industry for over 20 years and we understand the importance of providing clients with construction updates. However we do rely on the developer to provide this information to our office and this may lead to some small delays in being forwarded to our clients.

First time investor from overseas and I was very nervous. Chris Tomes was my consultant and he explained me really well regarding the whole process. After sales team member Michelle assisted me with entire paperwork.
I am writing this review after 5 months with my investment. Glad to report that I am extremely happy. I would not hesitate to invest with Knight Knox again.

If 0 was a star i would give them that.
The reason why i wanted to invest is because i saw that they were a big company which is why they should be trustworthy. Don't want to go too much in details but they know what they are doing, encouraging you to use their solicitors, not knowing that the contracts are not at your benefit at all. Leaving you with nothing if it goes wrong and trust me i have spoken to a couple of investors it goes wrong often.
When I was reading the reviews, i thought to myself it is just a small amount of people not agreeing or having a bad experience with Knight Knox. The answer is NO there are 100+ people losing money to them they are truly a (legit) scam which makes sense why they are so big.
Do not invest in them! I am at the moment trying to get my money back and they made sure to collect the 2nd bunch of my payment and short after announce that the developers wouldn't be able to build, some dodgy stuff. Worse is they are using some dodgy third party in their contract making it harder for you to ever see your money back.
