I was surprised when a reply arrived. (not because of any issue with this service). The quality of the reply and it's content was very good. My enquiry had been relatively complex, I thought, relating to a property owner of a leasehold flat where I'd been told by the real estate agent the owner had gone into liquidation.

Really helpful every time I have asked for assistance which I am sure I will do again and expect the service to be of the same high standard. Only a 4 and not a 5 because I’d like to have got through to speak to them straight away but information by email was really helpful and I won’t hesitate to return.

I did not receive a clear response to my query. Instead I received information of a general nature regarding official Section 20 procedure that I was already prior aware. I suspect that the matter I raised with Leasehold Advisory may not be clear in law and it needs a case brought to the Courts for a "case law decision". However, there may already have been a "case law" decision in respect to the matter I raised with Leasehold Advisory. Eithier way, I had hoped for a clear response.

SUB:Their response my above review appears to show they didn't understand that my query was not about Sectiin 20 but whether a landlord can avoid section 20 by splitting repair bills into numerous small bills that not only individually exceed £250 per leaseholder but which he then retrospectively adds to normal annual service charge bills as "repairs".

They answered my question direct to the point by telephone conversation followed by email giving specific references and the internet links. They are very professional in understanding what you are looking and very friendly to deal with.

Worth asking LEASE for advice every time. You will get the right answer 9 times out of 10, so it should really be 4 1/2 stars.

They answered my query quickly and politely.

I first contacted the LAS two years ago, I found their thoughts very useful then. Now I have contacted them about something that is related but different and found that they were well informed about the history and could give their thoughts on what was happening now. Very useful to have that consistency.

The Leasehold Advisory Service was quite helpful, however when I contacted the land registry I discovered my lease then belonged to a Company who had gone into liquidation. I contacted Companies house who didn't even read my enquiry properly and proceeded to tell me how to reinstate the company involved. I resubmitted my request but they were again not very helpful at all.
It appears to go any further I would need to contact (and pay for ) legal advice although why I can't just do this myself I don't know. I have shelved the idea for the moment until I have more time to devote to the issue.
