The surveyor was great and very generous with his time. But the interaction with Pinnacle was poor. We hated not being able to talk to surveyor before the visit, we were not informed when the visit would occur, and therefore didn’t feel in control or able to ask for what we needed. We would probablynot use Pinnacle again therefore, and would choose someone with direct access to surveyor

Had the unfortunate luck of having Pinnacle Surveyors selected by our lender. Viewed the property in less than 10 minutes and was rude and out the door again.

The houses rent for GBP1500 per month and they had the cheek to say the rental income is only GBP850 per month.

They could have checked online what the houses are renting for to get the correct rent.

Long story short i wasted money over GBP450 then lost the mortgage because of their incompetance.

Do yourself a favour and stay well clear and get proper professional surveryors. This company are incompetant and not fit for purpose.

I used Pinnacle to get my a survey done on the house I’m buying at the recommendation of my mortgage advisor. I was very impressed throughout the process. They were proactive in reaching out, very friendly over the phone and very accommodating. The payment online was easy to do and they arranged everything with the vendors and kept me in the loop. The report arrived three days earlier than I expected and was easy to follow as a first time buyer. I’d definitely use them again in future!

It was done in the promised timeframe.

I had previously used Pinnacle Surveyors twice about five years ago, both times with a very positive experience. I am very grateful to the office staff for their excellent assistance with the survey arrangements, advice and communication, and for accommodating our request for a Level 2 Home Survey with Valuation.
The inspection was scheduled within ten days and was carried out by Michael Sephton on 18 August 2026, with the completed report emailed to us just three days later.
The report is comprehensive, thorough and extremely helpful. The inspected areas were clearly highlighted using Condition Ratings 1 to 3, with a traffic-light system ranging from 1 (Green), indicating good condition, through to 3 (Red), indicating that significant work may be required.
The survey included meticulous checks of both the exterior and interior of the property, a three-bedroom semi-detached house built around 1935, including its two garages. Michael also considered relevant aspects of the surrounding roads and nearby neighbourhood, and included areas that we had not even realised should be considered as part of the survey. We were particularly impressed by the thoroughness of his inspection and the level of detail included in the report.
We were particularly impressed that, a few days after receiving the report, Michael called us to make sure we understood its contents and to answer any questions we had. We found Michael extremely helpful and are very grateful for all the advice and assistance we received throughout the process.
We would definitely use Pinnacle Surveyors again and have every confidence in recommending their services to others.

I did not have a good experience using Pinnacle Surveyors. I was recommended them by a mortgage advisor after making an offer on a property and then discovering that the construction type was potentially non-standard.

During my initial phonecall with the member of staff from Pinnacle I expressed my concerns about the construction type and explained how a previous surveyor had refused to survey the property with a Level 2 survey because they could not confirm whether it was non-standard.

Once I had processed my payment for the survey, it then informed me that the survey was a Level 2 only and would not include a valuation. I contacted Pinnacle to enquire about how much it would cost to have the survey that did include a valuation and rather than answer me directly, they instead contacted the mortgage advisor who had recommended them to contact me.

I later received a phonecall from Pinnacle after a confirmation email was sent about the survey being scheduled. On the phonecall they informed me that they had contacted the surveyor and it was a possibility that when he got to the property that if it was a non-standard construction he would not complete the survey and that I would get a refund. My interpretation of this phonecall was that upon clarification of the construction type, if it was non-standard construction that they would not conduct the survey.

Later in the week I was notified that the survey was conducted successfully and a few days later I received the report. The report confirmed the construction type was no-fines concrete construction with a brick external covering. Which is a non-standard construction.

I contacted Pinnacle via email questioning why the survey was conducted if the property was found to be non-standard construction. I was then able to speak to the surveyor on the phone who apologised, on the phonecall he explained that there are several different types of non-standard construction and that he wasn't able to confirm which this property was until he saw it in person. He said that when he identified it as no-fines concrete construction he felt confident that he could do the level 2 survey. But he did acknowledge on that phonecall that he should have contacted me before proceeding and clarified the construction type. He apologised and said he would hold his hands up and contact admin to explain his part.

I later received an email from the general manager of Pinnacle stating that at no point did they say that they would not conduct the survey. Which is just not true as the member of staff definitely said that to me, and the surveyor who did the survey acknowledged that he should have clarified before proceeding. The general manager did not even offer an apology for the confusion. I have responded to that email explaining how that was my interpretation of the phonecall I received from the member of staff and how the surveyor even acknowledged that I should have been contacted before the survey once the construction type was confirmed. But the general manager has not even responded to my email.

So I am left £655 down for a survey that is of no use as I expressed from the initial phonecall that my main concern about the property was the construction type, as I am using a mortgage to buy the property and I would not proceed if it was confirmed non-standard construction.

Overall, I found the person who conducted the survey to be genuine and sincere. But every other person from Pinnacle I found unprofessional and I would definitely not recommend using their services.

Excellent service from very well informed and approachable surveyor. The problems associated with a Georgian property were thoroughly covered.

I had booked for Help To Buy evaluation. I found the process to be easy and efficient. The surveyor was professional and thorough. I appreciated that the surveyor has carried out this service locally before, which meant he was aware of the local market. Very quick report.

Was easy to book online and was kept up to date with the whole process. Given options of appointments as had to travel a couple of hours to property. The surveyor arrived within given time frame given. Polite and friendly. Answered questions that I had. Report received within 2 days.

Im a broker and my lender instructed a valuation on behalf on my client.

Rents in the area are GBP1500 per month and my client decided to rent it to 2 hard working junior doctors for 5 years at GBP1300 per month. The tenancy agreement is all signed up and they are moving in.

My client was refinancing to release extra equity and has great income.

The clients tenants let the surveyor in to survey the property and they said he was there less than 15 minutes.

In that time his informed opinion was that the rent should be GBP850 per month when even a local search on Rightmove is showing GBP1500 per month.

This has resulted in my client being refused the mortgage after spending GBP500 on a valution.

If your going to use Pinnacle i would highly suggest you dont. What i would suggest is going to the property you are planning on buying or refinancing. Find the most oldest rancist dog turd on the street nearby and throw GBP500 at that. In my opinion the dog turd would have more chance of coming to life and determining a correct valuation than the RICS inbrained monkeys they employ at Pinnacle.

Extremely disappointing experience with Pinnacle Surveyors.
In my opinion, the valuation carried out by Pinnacle was fundamentally flawed and had a significant financial impact on me.
What concerns me most is that the comparable evidence included within the valuation did not, in my view, support the conclusion that was ultimately reached. The surveyor's own comparable properties indicated a higher average value, yet the property was still significantly undervalued without any clear or satisfactory explanation as to how that figure was justified.
As a RICS-regulated surveying firm, I expected an evidence-based valuation that could be explained and defended. Instead, when I challenged the valuation and asked reasonable questions about the methodology and comparable evidence used, Pinnacle refused to engage with me, stating that the lender was their client and not me.
Whilst I appreciate who commissioned the report, I am the person who suffered the financial consequences of the valuation. The complete refusal to answer legitimate questions or explain how the valuation had been reached demonstrated, in my opinion, a lack of transparency and accountability.
If Pinnacle is confident in the quality of its valuations, it should be willing to explain the reasoning behind them when genuine concerns are raised—not simply rely on contractual wording to avoid answering questions.
My experience cost me time, money and a mortgage opportunity. Based on how this matter was handled, I have no confidence in Pinnacle Surveyors and would not recommend their services.
