Hijacked our development in Prestwich…

Realty are complicit with rogue unaccountable and undemocratic directors of Hilton Park Residents Ltd in actions to prejudice charge payers by excessive service charge demands which have increased by 33% under a secret arrangement between self serving directors and Realty who are motivated by lavish expenditure budgets.
The directors have failed in their fiduciary duties to provide good value for money services, neglected their responsibilities, aggressively avoided AGM meetings (last meeting 2009) and relied upon under handed strategies to ensure charge payers remain excluded at every opportunity.
In Sept 23 the directors secretly appointed Realty as their agent Realty Management who was complicit with the ongoing exclusion of charge payers by abusing section 20 consultation procedures by a bespoke narrative of the term of their appointment to be 365 days – 1 day with 3 month rolling notice period to cancel. It is clear from summary accounts that their implied service length was greater than one year and their objective was simply to bypass section 20 to appease the directors.
Realty have done everything possible to prejudice charge payers with various dishonest and unethical practices to stave off challenges / enquiries or request for information to ensure sustainability of their accountable expenditure with a range of charge categories (many new and novel categories not existed prior to Realty involvement but excessively increased from previous years in which the service change had remain static with surpluses every year.
I fear of the unethical conduct of the directors and the ring of steel placed around them by Realty is having an unaffordable impact on my tenant’s affordability of the property. The market value of the property is also seriously impact by these excessive and unjustified costs.

Incompetent and avoid contractual obligations.

Shambolic company.

I live in a Realty managed building where multiple flats are suffering from water pressure issues. At every stage, Realty have tried to obfuscate and deny their contractual, legal responsibilities.

They first refuse to accept pipes past the property boundary are not the responsibility of the water company. Then they claimed that for new builds that is true, but for older buildings the law is from when they were built ( untrue! ) Now they are claiming each flat has its own separate water supply direct from the roadside so there are no common supply pipes within the building to maintain - not only would this be ridiculous, but it is provably untrue because each block of flats in our building has one single external stop tap, which directly proves there is a common water supply.

I have cited evidence and explained this to them but they apparently cannot read. Either they are stupid, or they are determined to avoid their responsibilities.

In the process of trying to resolve this and speaking to other people, I have learned from people who have previously been directors of other buildings that they have had nothing but trouble with Realty and have had to fire them in the past.

Avoid them at all costs.

Outstanding Service – A Breath of Fresh Air!

We’ve had Realty Management overseeing our large block of apartments for the past three months, and the difference has been remarkable. Their responsiveness, professionalism, and attention to detail far exceed what we experienced with our previous managing agent.

From day one, they’ve demonstrated a proactive approach to maintenance and repairs. Issues are addressed swiftly and efficiently, with clear communication throughout. The quality of work has been consistently high, and residents have noticed the improvement.

It’s refreshing to work with a team that genuinely cares about the property and its residents. We’re very impressed so far and feel confident that we’re in excellent hands. Highly recommended!

Exceptional customer service

Realty are the management company for a development in Westbrook, Warrington, where we own a property. They have always been very easy to deal with, and been prompt and professional in answering any questions. We recently asked them to expedite the production of a freehold management pack for the sale of our property. All of the individuals which we dealt with could not have been more helpful and friendly, and they pulled out all of the stops to produce the pack within a few hours.

Realty left us without a bedroom for 50+ days and counting

For the past 50+ days we have been waiting on realty to fix a leak issue within our flat which has made us unable to use our bedroom. I'm writing this after waking in our living room. Realty have been glacially slow to give any kind of resolution. The only action we've had were initial assements over the first few weeks then nothing for a month. This week we were told someone else would be coming which was then pushed back. We emailed everyone involved asking for updates and a timeline but this has been ignored. Every piece of communication has been second hand and we have been left in a potentially unsafe flat with no resolution to be seen.
I am dubious about whether this is a company that actually cares about the people within the property it manages.

Awful

Awful! Spoke to a lady at Realty approx 2 weeks ago with regards to severe damp in my daughters bedroom ( emails have been back and too,leading up to the phone call)
Apparently the lady I needed to speak to was at lunch and she would call me back.
I’m still waiting! Meanwhile nobody has been to fix the issue !

As a Property Manager I deal with a lot of Management Companies and Hollie-Anne was one of the most helpful/ quickest to respond/ deal with a leak despite there being a bit of back and forth on it!

Excellent all round

Realty manage the block where I own my apartment and have lived for 4 years. Always excellent customer service. Go out of their way to help and get back to you promptly. Our accounts are managed brilliantly, the lovely gardeners are so good and reliable, the cleaners are always friendly and reliable - all managed by Realty. I must give particular praise to Liz who recently went out of her way to secure us a collective green bin for the whole block.
Very happy with their management of the whole block and grounds.

Unprofessional and Rude

Rude, extemely poor service and very unprofessional agency.
I am a victim of hate crime. My landlord, has sent discriminating, harresmenr, bullying and threatening messages to my phone. Including threatening messages to evict me without reason.
I have provided evidence of all the above to the agent and asked for there complaints procedures
To date, I have been ignored.

They will not deal with repairs either.

The agency will provided an agreement with illegal terms and conditions.
This agency and the landlord do not understand the law and tenants rights.

I suggest you check your agreement and your rights before signing any agreement with this agency.

I would not give one star, but there isn't an option to give zero stars.

The agency/landlord provide rentals/HMOs that are extremely overpriced according to the local housing market. Be sure to negotiate a fair and honest rent or look elsewhere.

Contact the Housing Ombudsman if you need help.

We do not let properties, we do not take or hold deposits, and we have no remit beyond flat front doors. The correct person you need to direct your complaint to is your landlord who you pay your rent to (not Realty Management). We collect service charges, not rent or deposits. Have dealt with Realty Management for over 16 years and they have always been attentive and understanding and extremely helpful. I would particularly like to thank Jackie and Rebecca for their prompt assistance during my recent sale. They completely went above and beyond to help me get the sale through quickly

Terrible, robbing, rude

In the two years I have resided here since moving in with my partner. We have reported various issues, including the fencing which was blown away in a storm, we now have half the estate using our shared garden as a walk way and kids running through vandalising cars there is also a wooden staircase leading to our flat which is rotten. Neither of which have been noted or any action taken. Once every 6 weeks someone may or may not arrive to mow the lawns, no other work is undertaken either in the gardens or the car park. We have called Realty on numerous occasions to be told someone will call back yet they never do. We've called not only to report maintenance issues but also to query bills and make payment, and still a call never gets returned. Then solicitors letters arrive. It would seem the only way to gain contact is to refuse to pay or rather have the inability to pay as you cannot get a response when querying their bills. Only then they are quick to act with solicitors letters. I am currently attempting to sit with all owners and see firstly if we can and then if we might find an alternative company to manage our properties. As with the £900 + we each pay yearly I'm thinking of changing career to a part time gardener... Its a disgraceful amount of money for poor almost non existent service! With every call to them I feel less inclined to try and resolve the issues due to the poor attitude of the lady that answers the phone. I am sick to death of my partners credit record being adversely affected when with all being said and done, we simply want to clarify what the charges are for and to make the correct payment. To end, I would not suggest anyone instructs this company to act on their behalf, from overcharging, for poor and non existent service to their lack of care or consideration for their customers and then the snotty woman on the end of the phone. I have owned properties previously with management companies in place and have never once had the issues I have found with this bunch of con artists
