Fraud Scheme of Tree house luxury vacations pvt ltd.
I am sharing my experience to caution others before purchasing any travel membership from this company.
My partner and I purchased a 5-year travel plan for approximately ₹90,000, with an additional Annual Maintenance Cost (AMC) of ₹10,000 (+ taxes, approx. ₹12,000 per year). In return, we were promised 6 nights/7 days of travel annually, including access to 4-star and 5-star luxury properties across India and Asian destinations.
Unfortunately, our experience has been deeply disappointing and, in many respects, misleading.
1. No proper booking system / poor service quality
There is no online platform or transparent system where we can browse or book properties ourselves. Everything has to be routed through Pankaj, whose communication has been extremely delayed and unprofessional. Despite the company’s promise of luxury stays, Pankaj repeatedly shared mostly 3-star hotel options or substandard properties, which is clearly against what was promised. We were always forced to choose the “best out of the worst” options provided by Pankaj. In fact, the only trip we managed through this entire membership was a short 2-day stay at Neemrana, which says a lot about the overall experience.
2. Unauthorised bookings and unprofessional conduct by Pankaj
On one occasion, when I merely enquired about properties in Gurgaon, Pankaj went ahead and made a booking without my confirmation. These were not even luxury properties, but random studio apartments. When I objected, Pankaj responded in a rude and dismissive manner (he specifically messaged me - “mazaak chal raha hai kya”). Pankaj then stated that if I cancelled the booking (which he made without my consent), I would lose my AMC days. This kind of behaviour from Pankaj is completely unacceptable.
3. Misrepresentation and misuse of “Exchange Programme” by Pankaj – biggest issue
This is the most serious concern.
The contract clearly states that the “Exchange Programme” is optional and applies only when a member chooses to stay outside Treehouse affiliated properties, by depositing one week of their entitlement and paying an exchange fee.
However:
• We have never opted for or used the exchange programme
• All our bookings have always been within affiliated properties
• We have never travelled to any Asian country under this scheme
Despite this, within around 10 months of purchasing the membership, Pankaj sent us a message along with a QR code demanding ₹27,000 as an “exchange fee” for Asian countries, falsely claiming that this is a mandatory yearly payment under the contract.
This is a clear misrepresentation of the clause by Pankaj:
• The clause does not impose any yearly mandatory fee
• It only applies when the exchange service is actually used
• It requires the member to first deposit their entitlement week and opt into the programme, which we never did
Pankaj’s demand for ₹27,000 without any usage of the exchange programme appears to be a deliberate attempt to extract money under false pretences.
4. False promises during sales vs reality (reinforced by Pankaj)
At the time of purchase, we were shown premium international hotel options, including well-known chains like Marriott in Bali, as our plan was apparently for India and Asian countries. However, when we later asked Pankaj for options in Bali:
• Pankaj shared mostly 3-star or poor-quality properties
• When questioned, Pankaj stated that better hotels are “exchange properties” and would require additional payment of $250
This directly contradicts what was promised at the time of sale and shows clear misselling. The so-called “luxury options” are effectively locked behind additional charges that were never transparently explained.
5. Mental harassment and lack of accountability by Pankaj
Since day one, we have regretted purchasing this membership but have remained patient. However, dealing with Pankaj has caused significant frustration, stress, and mental agony. Pankaj has been rude, dismissive, and unhelpful throughout. At one point, Pankaj even stated on call that he does not care about what the sales team promised, and that the “reality is different,” which reflects a complete lack of accountability.
6. Warning to others – beware of how they sell this scheme
We were approached during a trip to Mussoorie and convinced by a sales representative, Yash Negi, using attractive but misleading claims about luxury stays and global access. The actual experience delivered, primarily through Pankaj, is entirely different and far below what was promised.
This is not a genuine “luxury travel membership” as marketed. It operates as a highly restrictive and opaque system. Once you pay, the gap between promises and reality becomes very clear.
