Tried to contact lettings at Crewe no response so escalated to Emma who is the next stage up who previously promised me replies within 48 hours but almost two weeks later nothing so then escalated to Andy Townsend reginal manager who in all fairness responded very quickly telling me that I would be contacted within a week which again did not happen so contacted him again to which he replied that he would place it as a formal complaint but I have no idea how that helps me get any contact from BJB regarding my property
Have today emailed Satwant Basi who is the lettings managing director for Spicerhaart and still waiting for any reply from anyone

Shocking estate agents if selling through them. Zero communication on feedback. They don't let you know when you have viewers, they do absolutely nothing! Will be listing my property elsewhere

So bad its frightening

So, you decided tp go with a new agency only to find that the agency who were so excited and promised so much were list as bad as the rest, Thats Butters John Bee Northwich. Today is a week since signing up and still no board outside and thats after three calls asking where it is and given excuse after excuse. Friday last week they go live online without informing me and without getting my approval for the pictures, some of which do no justice what so ever. Today, I speak via phone to Ed at the Northwich branch who tells me that an automated email was sent informing me of being live on line, er no it was'nt. Then ask about property owners approving pictures for online again, Ed states that he will need to check the policy and get back to me!!!!!! Thursday last week when my confidence was sliding I ask that the branch manager speaks with me but no conversation takes place. Today I ask to speak with Emily Wheat the MD of Butters John Bee only to be met with the response 'I can help you' when I have made it clear what i want. Butters John Bee take the universaly bad reputation of estate agencies to a differant level. Within the next two days a mock Butters john Bee board will appear outside my house advising not to use them under any circumstances. As a media owner, it is also my intention to flood social media etc with this issue. Please, Please beware and do not use Butters John Bee Northwich of indeed anywhere.

Nuisance cold calling & desperate for business

We are currently up for sale with another agent in town however BJB somehow went to great lengths to obtain private information. My mobile telephone number & my address trying to poach my home sale for their business. Refusing their service later the same night 19:50pm I recieved another business cold call. I wasn't happy twice in one day! Nuisance cold desperate calls are not a good advert for BJB. When I asked where my personal information was obtained from the conversation became awkward & strained! Obviously some underhand third party dial up selling!
Avoid this agent they are not trustworthy nor compliant!

Not very professional

Was with BJB for a long time whilst they managed a property for me. Then ground theyvgot me the worst possible tenant who caused so much damage and damp notbopeening windows etc. Asked them to serve a sec 21 notice which they did but dint follow it up despite the fact they got me legal insurance cover. They kept on taking the tenants' word that they would move out which they didn't. Had to start all over again and this time tenants moved out and BJB were instructed to apply to keep the deposit. Once again they failed to act and the deposit was returned to the tenant. They then charged me for the final examination of the property. Cost me over £7k to repair the property. I went to sell the property and they were the most expensive to sell through so went to another agent. Never again will I use them or recommend them.

Excellent from start to finish

James Keeble handled our move from start to finish - extremely professional and worked hard even in difficult circumstances to have constant updates

Would definitely recommend BJB to anyone looking to move house, certainly worth the fee to have everything handled for you

If you can avoid renting through BJB

If you can avoid renting through BJB, then do so. The worst company I have ever known for ‘customer service’! I reported a faulty shower and it took over 10 telephone calls & 12 months to get fixed. Then I had a problem with the gas hob as two burners had stopped working….11 months later and only after I reported a gas leak did they finally arrange for an electrician to come out and replace it. Most recently, my sink has started leaking and flooded my kitchen and the shower rail no longer keeps the shower head in place….reported 5 months ago and again when they advised my rent was going up, but still nothing! If I could give zero stars I would have. BJB - up your game and either sack the ‘property managers’ that don’t manage properties or train them in customer service and best practice!

Rubbish communications

This company needs to 'up' its communications. I emailed the Hanley (Staffordshire) branch, no reply. So I rang a number I found after an online search for the Hanley office and got their head office (I think) in Colchester! The dialling code was correct for the Hanley area, so this is highly deceiving. I wanted to speak to Hanley. How can anyone in Colchester know about what's going on in Hanley? The person who took my call was pleasant and said she would contact Hanley and that I should also email again too so that they could connect the two messages. The two stars are for the fact that I did actually get to speak to someone albeit the wrong person. I did email again and got no reply. Get your communications sorted BJB, you aren't making a good impression.

Prospective purchasers beware

Repeatedly tried to view properties with this company had appointments refused as they have sufficient viewers. On one occasion I could only secure an appointment by contacting the vendor and they had them release more viewings.
They have refused to put offers to vendors, and on another platform denied this and fabricated an entire list of events that simply didn't happen.
On the latest, having made an appointment on 9/7 to view a property on 16/7, they called 10/7 to say the vendor would be unwell but we could view later the same day with another interested party! Presumably a recovery had been scheduled!!!
When this was refused due to work commitments, they bizarrely suggested the vendors could stay in bed whilst we viewed the rest of the house!!
I've never heard such bizarre nonsense from a so called professional!
Finally they made 2 unprompted and unwarranted calls to my husband about MY reviews, badgering him about the circumstances and why I'd felt it necessary to leave a "scathing" review. When I spoke to them, they entirely missed the point of why I was annoyed with them, further inflating the position.
Totally unprofessional company

Our experience with Butters John Bee from the outset was exceptional, Sophie Roberts was professional in all aspects and a huge credit to her company. She was knowledgeable about the properties and the areas they were situated in.
I would recommend this company without any hesitation.

terminated our management agreement…

terminated our management agreement with Hanley office , they still collected the rent and now a month later I am still chasing the payment month later. spent the whole morning trying to get through to someone , permanently no answer,

I am now taking it to the ombudsman.
disgusting service, will never use them again.

No communication, no organisation, no accountability

I had a truly awful experience with Butters John Bee in Cannock after returning to them because I bought my house through them 4 years ago. I had 4 weeks of no communication unless I was chasing them for updates. As a first time seller, I have no experience of what to expect and had explained this so expected to have assurance of a plan to sell my house and as a minimum some regular updates just to let me know what is normal and what to expect next.

I was sold a dream at valuation of a communicative team who know what they're doing and who are worth their fee - which was explained to me is higher than other agents in the area, but supposedly, you get what you pay for. However, from the second my house was on the market I just did not get a good service. The team at Cannock were not proactive at all.

My main issue was the lack of any communication from the team. I had no-shows where the team didn't communicate that with me until 10 minutes before they were due to arrive. Agents telling me that they would be there at a certain time and then being 15-20 minutes late. I had calls from 2 separate agents from the branch to get 2 viewers booked in and then was left waiting at home on the day of the appointment with no agent turning up or letting me know that they were also a no-show. When I called them to ask about this, they said it wasn't 2 separate viewers and they had actually cancelled and needed to rearrange but again, this wasn't communicated to me at all. So again, I was left waiting around for Butters John Bee to accurately communicate and organise themselves in any sense of the word. Whilst on the phone, the staff were rude and unhelpful, often coming across as condescending and not apologetic at all. There is a severe lack of accountability and accepting responsibility for the mistakes that were made, which I would have appreciated much more than the response that I got that was dismissive and defensive.

In the end, I gave 28 days notice on my contract with them, but due to the persisting issues that I had with the team, it was agreed that this would be cancelled after 14 days because I was experiencing so much stress from the whole situation and from the team that was not improving at all.

In the 4 weeks that my house was on the market with Butters John Bee, I had no viewings on my property. I have since re-advertised my property with another agent and have had 5 viewings booked in during week 1. Several of those viewers explained that they had tried to view my property via Butters John Bee but they never heard anything back from them.

Please just read my review and at the very least think twice about the best estate agent for you.

Coerced into selling home

My mum contacted the agency to enquire about a viewing. What happened next was disgraceful behaviour. The very next day an estate agent came round to her home, not with information about the property she was enquiring about (forgotten apparently) but with forms for her to sell her house. Despite saying several times she was just wanting to view somewhere, my mum, was coerced into signing "the boring paperwork" which was actually her agreeing to sell her home through them. Several times she reiterated that wasn't what she wanted and yet despite this the man persisted. She didn't fully understand what she was signing, but found herself feeling pressured into signing because it was just some "boring paperwork". Even asking her questions "would you put a for sale sign outside your house?" Her answer "well I don't know if I want to sell my house"..."yeah but if you did would you let us put a sign up?" She answered well yes if I was going to sell my house I would allow a sign up".... he ticks a box to say she's agreed for a sign.
This is pressure and coercion by any standards. Under no circumstances should anyone who is asking people to make complex legal decisions describe the decision they are asking someone to make as "oh this is just boring paperwork, just sign there".

My mum feels likes she's been stupid and taken advantage of and she's far from stupid. She's just the bad fortune of meeting a salesman devoid of ethics.

Thankfully she was advised by someone calling the next day she had a 14 day cooling off period and has cancelled the agreement to sell her home through them.

Be wary to vulnerable people wanting to make viewings through this estate agent. Certainly no one in my family will be using them again

ABSOLUTELY NO COMMUNICATION AT ALL

REVIEW FOR TELFORD BRANCH - OPTION NOT AVAILABLE TO SELECT.

What can I say? Excremental communication. Well, no communication at all! I received a flyer through the door from Bev Shingler-Day, stating, "I believe I have a buyer for your home" and to contact the branch to discuss.

I used the online form and telephoned the branch requesting a callback, to no avail from either method. I also used the webchat and spoke to 'Dean', however the chat timed out and closed. I then found an email address for Bev Shingler-Day and sent an email. I am still awaiting a response.

Why bother sending out a flyer and asking someone to make contact with yourselves if you can't be bothered to return any correspondence?

Do Not Use

I was rushed into a property, rent due date changed but not updated in the system.

Received multiple letters, texts and phonecalls, threats of eviction and CCJ's from BJB because I somehow owed them a full months rent, despite paying early.

Complaint sent in, no response, area manager Emma not responding to my emails.

I've now contacted landlord and left the property.

Absolutely awful, me and the landlord now taking legal action as no rent was ever owed.

Sophie a Credit to bjb

Sophie from bjb has provided the most exceptional service from the day we met to put my house on the market to it being Sold.
She has gone above and beyond and worked so hard to get my house Sold promptly .
Even if I rang the office and they where busy on other calls , she always called back within 5 minutes and always made me aware daily of any updates .

BJB should be proud to have a member of staff like Sophie as part of their team. Excellent service , Highly recommended .
