Five star service!

We have rented a property via R&R for the last 12 years & have never had any negative issues; only positive. They are always at the end of the phone (or e-mail) & very quick to get things sorted. Ellie was incredibly helpful recently when we had a boiler issue & got a plumber in straight away so that we were not without heating. Very professional company.

Can't recommend enough

Worst letting agents in the land

Well, where to begin…

When you move into a property, you expect a few teething issues — but not to spend months chasing the letting agent to fix them. The day after we moved
in, I reported that one shower didn’t work, the ensuite door wouldn’t shut properly, there were no locks on any of the bathroom doors, rubbish was piled up outside, an unsafe metal structure was blowing around in the wind, the garage was full of plasterboard, and the brown bin was unusable as it was filled with general waste.

All the bedrooms had blinds except one, and I asked if the landlord would consider covering the cost of fitting one, since it would be custom-made and couldn’t be taken with us.

These issues were raised within two days of moving in. After three weeks of chasing, someone was finally booked in — but they never showed up. I was later told there had been a “booking error,” and a different contractor would be found. By this point, I’d been waiting a month, so I arranged my own contractor to resolve the problems.

The blind was approved three weeks after this request, and I sent the invoice on 8th August. Despite the landlord agreeing to pay, three months later it still hasn’t been paid. I’ve chased repeatedly, been ignored multiple times and repeatedly asked to resend the invoice, and am now told it’s “with finance.”

A month ago, I raised new issues — both the dishwasher and washing machine (provided with the property) broke, the side gate is broken and unsafe and banging in the wind, and kitchen cupboards are falling apart, some of them unusable. None of this has been resolved either despite weeks and weeks of emailing and chasing.

It’s now 18th October, nearly a month since reporting the latest problems, and I’m no closer to getting any help.

I don’t know whether Rushbrook & Rathbone are oversubscribed or simply disorganised, but in all my years renting, I’ve never dealt with a more incompetent agent.

Great communication and friendly service.

Great communication and friendly service. A little slower to process our lease agreement than we would have liked but not totally sure if that was our fault or just the process doing its thing! Overall happy with our experience ☺️

Lax in making payments.

As a landlord tenants paid rent due to myself to this company in error on 30/08/25. On 01/09/25 at 12 noon I queried this with the letting agent who advised the rent had been paid to R&R and it would be transferred to me. By 17:00 it had still not been received so I chased the agent only to be advised that R&R would refund the tenant and I’d need to wait another 2 - 3 days. Totally unacceptable. They must have known first thing in the morning that they had the money and transferring it would take 5 minutes but they couldn’t be bothered.

Before they say it takes more than 5 minutes I suggest they don’t dig a hole as I’ve spent 30 years as FD working in Residential Lettings / Property Management before retiring and know exactly how long it takes.

They have recently taken over block…

They have recently taken over block management responsibility for one of our flats in Balliol Chambers, Hitchin. Their service delivery and inability to resolve basic accounting errors have been appalling so far. More worryingly, when you complain as a landlord client you just get ignored. I have been working with estate agencies and property companies for 30 years plus; they are undoubtedly one of the most administratively inefficient I have encountered.

Really bad experience

Really bad experience! In the 18 months we used this management company we have had nothing but poor communication and lack of action. The last straw was when our lovely tenants came directly to us in desperation as they had been repeatedly ignored reporting water ingress for months to the agency. We had no idea of the extent of the damage as told a few months ago it was a ‘small damp patch’. This company have been neglectful in their lack of action and it has cost us a lot
