The people at Unison were always available during the whole process. They kept me updated of the transaction and the progress. I receive my money with a slight delay due to the market but was informed of it by the agent. I will recommend Unison to my friends in fact I did to 2 friends who are in the same situation as myself. Unison is a great alternative to refinancing that cost a lot of money. I was very happy to be able to renovate my house with the help of Unison.

I used this product in lieu of a reverse mortgage. Much more flexibility and very advantageous for me.
Communications from the underwriting staff could have been more concise and timely, but the process itself was simple.
I would recommend this product and company.

Once we got past the prelims, process was quick and painless. Only wish that we couldve put a few thousand less into or mortgage balance so we had more funds. Would have preferred to put $12,000 towards balance instead of $18,000. Otherwise, everything was great.

was an easy process to be approved for the investment in my property. I had to wait 2 months to get funds.

I am writing this review to share my recent experience with Unison, a company that, in my opinion, seems to be failing in its promise of transparency and efficiency. As of today, it has taken an unreasonable period of many months to receive any substantial responses from them. This has not only been a test of my patience but also raised concerns about their operating standards.
It appears that the delays in communication are almost strategic. Once the waiting period extends to such a length that my documents become outdated, Unison requests 'updated docs', causing further delay. This cycle has repeated itself a few times too many, leading me to believe that these delays are not accidental but possibly intentional.
Moreover, Unison decided to attempt to pull another soft credit check after these prolonged delays. For context, this was because a intro rate on a loan had ended so I had to fix the rate, the loan did not change and I even received a letter of good standing (in ink...) so the need for additional checks became another red flag for me.
Adding to my concerns, Unison uses a third-party service that, to my surprise, called me randomly to request my information. This is not a practice I consider smart or secure, further eroding my trust in Unison's handling of sensitive information.
Unison makes it clear they are not a bank, which seems like an innovative business model at first glance. However, this also means they are not bound by the stringent financial regulations that banks are. This lack of regulation, coupled with their questionable practices, does nothing to inspire confidence.
Finally, Unison has refused to provide even a ballpark figure if they would make an offer, let alone show me the documents I'll be expected to sign. Their reluctance to share this vital information suggests a lack of transparency that I find concerning. The perpetual delays and their unwillingness to disclose essential details lead me to believe that they might just be mining information for a larger purpose or another firm.
In conclusion, my experience with Unison has been less than satisfactory. The protracted delays, the unnecessary extra credit checks, the use of third-party services for sensitive information, and the lack of transparency have raised too many red flags for me. I hope this review helps others make a more informed decision when considering Unison's services.
*be advised, Unison had reached out to me and gave me a direct line, (do not assume this post to be any sort of information on the individuals involved, they were as best as they could be from my point of view).

I had an amazing experience with this company. I started out in April and spoke to a woman, Emily Nations. She explained the whole process to me, showed me where to read the handbook and kept in contact with me over the next several days as we went through the initial application process. She was patient and knowledgeable and didn't hesitate to answer any of my questions, or find me the answers that she wasn't sure about. She was a gem and thank you again to Emily for all she did for me to to help me through the application process.
Our application was finished processing and we were assigned Mark Nasser as an account executive. Mark went above and beyond for us. He walked us through the next steps of appraisal and home inspection. We were able to book those right away and they had the reports back within in the week in order to start the review. We did have a mistake in our home inspection (a second part of our house was overlooked, not a Unison issue - just an oversight that both I and the home inspector did not think was needed at the time) and Mark reached out immediately and I was able to reschedule a second home inspection within 2 days. Mark reached out again within 3-4 days when the home inspection was received and our application went back into review.
Within a week, we found out that our application was approved. Mark and I scheduled a call right away and he walked me through the next steps. He answered all of my questions of what happens next, gave us a general timeline of funding and has since kept in touch still answering any questions I had over the next 3 weeks. Within 48 hours of our initial call, our application was signed, notarized and sent back. We received funding about 2 and a half weeks after our signing. I was amazed at how smooth the process went.
I must stress that I am very organized and thorough, I believe that our process was painless and streamlined because of my own due diligence with finding out information and that is thanks to both Mark and Emily who answered any and all questions and walked me through the process. Mark was absolutely amazing, never kept me in the dark and made sure to reply to any calls or e-mails I sent, no matter how silly the question seemed.
Do your research, if this is the right fit for you, I highly recommend this company. I had a phenomenal experience with them, I've regained my financial stability and I couldn't be happier. A million thanks to Mark, Emily and the Unison team.

On January 7, 2019, we entered into a Unison Homeowner Agreement with Unison after receiving a mailer that said they would give me funds to build an addition on the home and they would be intitled to 40% of the increase in value on my home if we ever sold it. It was a stressful time for our family financially, so we called the number and spoke to a representative. This sounded like a reasonable deal. They seemed like they were on the up and up and we saw they had a good rating on the BBB website. When it came time to sign the paperwork, we got a 79-page document with all kinds of complicated legal ease and fine print. As it turned out, they were going to take 70% of the home’s increase in value, not 40% like their flyer said. They also wrote very complicated language almost impossible for anyone who is not a lawyer to understand that they claim says they are not only intitled to 70% of the increase in value, but they are also intitled to get the entire original amount of the money they gave me to add the addition to the home! They use all kinds of different definitions for terms in the contract that do not match the terms they use in their advertising. We sold the home 4 years later and that is when we found out we had been misled. I am in the process of talking to different attorneys to see what our options are, but this devastated our family financially. They took $259,350.00 of my home’s equity for lending $106,000 to us! In calculating the Annual Percentage Rate (APR) we ended up paying over the time we had the $106,000, they effectively charged us a 36.24% APR or 244% on their money! I am disgusted with this predatory practice of praying on people in need with deceptive advertising and then slipping insane terms into their contract by burring importing information in the language.

Waiting on funding. Have called 10 times and left messages , sent countless emails. I have no other options. It's been over a month since closing. They keep saying someone will reach out but no one ever does. STEER CLEAR of this company. They will keep you waiting forever after you sign your documents
**Update:
Almost 2 weeks after Unison responded below I finally got through to them (they never called me). They said they don't know when I'll be funded, and they have no estimation.

I was approved to move forward with a Unison Equity Agreement. I had plenty of home equity and a very high credit rating of 815 plus. I submitted documents for months and was getting "green lights" that all was going well and got a "congratulations!!" email on my application progress. I was even asked to pay my property taxes early so final approval and funding would not be delayed. And I did.
Then shortly after the very thorough and detailed appraisal was completed, I got an email from the Unison Program Specialist stating quote: " . . we are unable to move forward at this time. . . . because the appraisal was not approved based on our investor guidelines." Basically her email indicated the appraisal was too high based on a Unison's analysis.
After some thought, I emailed back to the Program Specialist and Processor and asked what home value would allow my application to move forward. I got no response.
So what does this all mean? Obviously the appraisal value issue was not the reason for not going forward or Unison would have responded to my offer. I can think of many other reasons such as fear of a declining housing market or an economic recession. If this is the case Unison should just say so and not play games.
The bottom line is Unison was not straight forward with me and I wasted a lot of time and energy. I do not recommend Unison!!!

We purchased a house with Unison in March 2020. We had our plan worked out which included refinancing the mortgage. We were told by Steven that many Unison Clients do exactly that. When it became time to refinance Unison provided a list of lenders they said were successful in refinancing. Well, ALL of the lenders on the Unison list refused to refinance because the loan was not saleable on the open market. Unison do you work with lenders that will refinance? Can you take an more active role other than subordinating the lien?

if i could give it a lower rating i would. in process of filing lawsuit for puting my wife n i through six months of b.s. also filing complaint with bbb. they are the worse company ever worked with. 6 months with no definitive answers total lack of proffessionalism and communication

Overall my wife and I had a mostly good experience working with Unison. The cons. The whole process took about 4 months from applying to receiving the funds. Communication and updates were sparse with Unison. The pros. The appraisal was higher then we expected. We received funds less than 1 week after closing. We were confident our rep Colleen was being up front with us, which is why we just stayed patient and it was worth the wait. This type of arrangement is definitely not right for everyone. We are a retired couple and we looked at several available options and this was really a good fit for us, our situation, and our plans, and I am happy with the final results. I would recommend Unison to someone looking for an equity sharing agreement.

Very slow to communicate, and they denied my application despite perfect credit because they said the appraisal was too high. The appraisal was actually undervaluing the property as is common with appraisers being conservative. I offered to provide comps but they failed to respond to multiple emails. Bottom line is that Unison is going to turn down your application unless the appraisal is a joke -- i.e. unless it's an absolutely terrible deal for the homeowner. This company should be investigated

Respuesta de Unison
Misleading. They need to say "sell if you have good credit". They do not invest in the property unless you have good credit. Was going to utilize the funds to pay debt and grow company but they said no. If this is going to happen in the industry (now needing good credit to sell); there is going to be a major crash.

Respuesta de Unison
In a sentence: DON'T DO IT! While they claim to be your "partners" in the home, basically, you have pretty much lost control of your home (except for repairs, those are, of course, all yours), and when it comes time to sell, they can block the sale if they don't think you are getting their price, which as the market falls, is more likely. Also, improvements made that can alter their cut are determined completely at their discretion. The biggest financial mistake I have ever made...has turned out to be an 80% interest loan.
To clarify; the improvements clause will clearly not benefit you that much - the appraiser will give a number for the house both with and assuming the improvement wasn't made. As housing prices fall, estimates tend to be a lagging indicator, so getting out of your home may be impossible unless you pony up the difference between what they say it is worth and the offers you are getting. Finally, I wasn't married when I entered the deal, and now, if I pass, my wife has 6 months to get out, or they will foreclose and toss her out onto the street, so she had better get the offer they want - as an immigrant, she is ill-equipped to navigate the real estate market.
It's another vulture capital scheme designed to suck up as much US residential real estate as possible.
I will reiterate - it is the biggest financial mistake I have ever made. My bad. I would do anything to go back in time and just not contact them. That is my honest review and experience, and if Trustpilot wants to remove it, then, of course, they can.

After a signed up, the system set up multiple calls with agents to discuss the program and I never received a call (first agent didnt call on time, i emailed her and i got "no longer working at Unison" with another email to contact) which I did, got no response
I went online and scheduled another call with someone else, never called, i rescheduled and again no calls or emails
Weeks later I received an email stating I don't have enough equity, this is a new constructed house and have no real information is available on the internet to determine the current house value (currently estimating the lot at $400k online while the house cost $650 three years ago) the only way to determine the actual value is by doing an appraisal yet Unison failed to see that, and my application was rejected with invalid reason
