My elderly mother rents an apartment in Westmount from this bunch of incompetent i...s. The apartment is a fire hazard and things keep breaking. There is a diswasher but it's impossible to open the door to use it... Please stay away from these buildings.

Awarded as one of the worst agencies in London, this is the most unprofessional and shocking agency ever encountered, a fact also confirmed by thousands of negative reviews. Their only concern seems to be collecting rent; they attempt to avoid and ignore everything else. There was a fire in the building, and the fire alarm was not working, yet there was not even an apology letter or any compensation offered. Parcels are stolen in the building, or when something bad happens, they refuse to cooperate with the police and ignore your complaints. They installed CCTV, but it isn’t even operational! All their emails are NEVER signed, allowing anyone from the receptionist to the cleaner to respond however they wish, leading to inconsistent and uninformed responses. These individuals do not respect basic laws. Despite numerous complaints, they always find excuses not to provide the manager's name. The only way to elicit a response is to stop paying rent; only then will they contact you. I recommend to all who face the same difficulties to immediately report them to the property ombudsman.

Very unprofessional

Worst estate agents I have ever dealt with. I put in an offer with one of their agents Michael (after spending time negotiating) and they just failed to ever get into contact with me again or respond to any of my correspondence. Extremely unprofessional and time wasting.

Noise problems for more than a year and the managing place does nothing.

When I initially rented my apartment, it was not managed by Akelius, and everything functioned well. The superintendent who resided in the building promptly addressed any issues, and complaints were swiftly resolved.
However, the situation changed when Akelius took over the management of my building. A new tenant moved into the unit above mine, and problems began to arise. The first incident involved a party where attendees were smoking on the balcony and creating excessive noise, despite the building's no-smoking policy. I approached the tenant to address the issue, but my concerns were dismissed and I was gaslighted. Despite this, I chose not to escalate the situation as they had just moved in.
Over a year has passed since then, and the issues have persisted. The property manager advised me to document each incident and contact them each time. As a result, I have been calling them three to four times a day, and even more frequently on weekends, since May 2022. I have even had the property manager on the phone with me during these incidents, which, according to Akelius, are recorded.
The disturbances are now less frequent but occur throughout the day. They include loud footsteps, as if someone is wearing cement boots, and startling noises in the middle of the night, such as objects being thrown on the floor and doors being hit. On several occasions, I've had to knock on their door at 2:00 AM, only to be told that they also hear the noise. Despite my numerous complaints, no effective action has been taken. I've received letters from Akelius, but it seems they merely celebrate each one without taking substantial action.
I've begun to suspect that one of the tenants has connections within Akelius, as it's been over a year and nothing substantial has been done. I've requested to be moved to a unit above, and even suggested installing sound insulation between my ceiling and their floor, but to no avail. The ongoing noise triggers my panic attacks, robbing me of peace in my own home. I'm unable to move, and it feels like the company is toying with me.
According to Ontario tenant laws, landlords are obligated to ensure tenants' peace and quiet enjoyment of their units. If this is not explicitly stated in the tenancy agreement, it is implicitly imposed by law. Failure to provide this may entitle a tenant to an abatement of rent. Noise complaints are always subjective, but the law requires that the activity complained of must be objectively unreasonable to constitute an actionable nuisance.

Bonjour,

Jusqu’ici tout a bien été, la phase de séduction est passée apparement, je suis à l’attente de savoir quand je vais avoir mes clés depuis hier après-midi midi. Le louer est payé ( une petite fortune) et aucune réponse, la seule personne capable et pertinente est madmoiselle Léonie, serviable et efficace. Mademoiselle Jasmin, est joignable quand ça l’arrange et après avoir perdu patience. C’est bien dommage.

Thank you Joey for always providing exceptional service. In the last year every issue was always addressed in 24 hours, from repairing my window screen to helping me to dismantle a kitchen table that you did not have to do. As a tenant on Ridgewood I appreciate your hard work and service.

Akelius is absolutely awful

Akelius is absolutely awful. I lived in 56 maitland st for a year and a half and it was the most traumatizing period of my life. First of all, I noticed that I never received any of my mail in the mailbox and suspected something was wrong, I contacted management about it multiple times but they insisted that “they never heard any complaints about the mailbox before so it must be my problem.” I noticed one of the neighbours also had the same complaints and was not receiving any mail either. Important documents such as drivers license, health card, cheques were never received. Months later I found out that someone was stealing the mail and I was subjected to identity fraud. The fraudster had to be from management because all of the fraud that happened was caused by a single person stealing from the mailbox MULTIPLE TIMES. I spoke to management numerous times and they again insisted that they never heard such complaints before. They are literally THIEVES AND FRAUDSTERS. Another incident was when I spotted a drunk/high homeless person sitting in the staircase of the building and refused to leave. I immediately called management and again, the response was “there’s nothing we can do, security is not available just call 911”. I was scared to even go to my apartment in fear he’ll find out where I live and stalk/harass me. How is this supposed to be a safe building when people are paying $1600+ for a tiny bachelor apartment ???? There’s absolutely NO SECURITY and they don’t even care. Homeless drug addicts roaming around and in the building is a normal occurrence and this doesn’t even scratch the surface. They rent shoe box apartments that are so tiny it can’t even be legal for extremely overpriced prices it’s insane. And let’s not even talk about the cockroach infestation that they keep ignoring. Akelius are evil and all of these negative reviews and comments barely scratch the surface for what actually goes on. Do not rent any Akelius property, not worth all the money ur going to spend in therapy later on.

Mert Caylak is an excellent Renewal manager, he was understanding, professional & his customer service is simply exceptional. It really makes the renewal process stress free when you have an understanding and professional renewal manager.

Akelius is a SCAM! AVOID at all costs!

Do not sign with Akelius and do not bother to visit any apartment!

I went to visit an apartment. The whole visit I was rushed, and the leasing manager never properly introduced herself or explained what was fully included with the lease. She was very cold, minorly hostile, and not welcoming or trying to make me feel comfortable in the experience. She avoided my basic questions of unit history on damage reports, issues with heating/water/appliances, issues with vermin, etc. because she didn't have that information she claimed. She avoided my questions as if there was something to hide. The other trustpilot reviews speak to what alarming issues could be hidden, and any issues of heat and hot water in the middle of the Canadian winter can be a matter of life and death.

I was approved to sign the lease and I sought to have an answer to the same questions on unit history, but even with her inquiring she "[doesn't] have the details." Trying to get in touch with the property manager twice before signing the lease, I was only given the number for a call centre who directed me back to the leasing manager. Not even 2 business days after receiving the lease, the leasing manager sends me a threatening email to sign the lease by the end of the day, despite not having a deadline before.

I called her up to inquire, I never had a full answer to my questions and she was very aggressive, hostile, and argumentative. She made up lies about trying to call me multiple times but having no answer. And it's evident that she lied about inquiring on unit history. She put up a cement wall to any of my genuine inquiries as a potential renter. My whole experience with her was completely unprofessional.

The lease itself was rushed and had several errors. Despite the lease allowing for cheques and electronic transfer, she was coercing me to allow automatic payments from my chequeing account.

If you see something too good to be true, like an apartment at such an ideal price and all stainless steal appliances (fridge, stove, dishwasher) and balcony included, it's too good to be true. Seeing the other reviews, I am relieved to be dodging a bullet.

The show Akelius is running is full of holes and illegalities.

Customer service in this is very bad

Customer service in this is very bad , worst.
in my apartment there is a fridge problem , ice is getting formed . We are complaining them but there is no issue. Lot of spiders and cockroach's are there , no proper pesticide control.
i have 12 months baby. i am very afraid of it.

HORRIBLE EXPERIENCE

I've been renting with them for 2 years. During this time, water has been cut off several times including today, the heat was cut off on February 3, 2023 which was one of the cold days this winter. My radiators are leaking for the longest time, and my floor is destroyed and still not repaired. My fridge does not work properly, still not repaired. My dishwasher does not function properly, still not repaired. I do not recommend them at all!

NEVER RENT A PROPERTY FROM THEM. I stayed in Montreal (1245 Rue Saint Marc). They do not run a background check on people applying to stay at their property. Some might even have legal actions and criminal cases on them. I lived an environment where my security and peace was compromised. Multiple visits from the police everyday cause of tiny neighbour's. They even vandalised the property and still no action was taken. I was moved to another apartment after pleading I didn’t feel safe living beside those people. The apartment I moved into was filthy, had mould and disgusting. They refused to clean it for me. Since I was the eye witness of what was happening with the neighbor I would have multiple police visits in my new apartment (lower floor) without any notice.
All they care about is money, I am till date scared and horrified of the experience I had in this building.
I was emotionally and mentally tortured by the property manager and also the people who had a case going on them.
I had to plead to end my lease dude to such living conditions and not having the feeling of safety.
The police would come and tie my neighbour to chains and take them away. The neighbour has tried to attack the cops multiple times, I would wake up to them shouting and breaking furniture in the apartment.

Avoid Akelius!!!

Since getting my flat on the 3rd of September 2022 I have never had hot water in my property. It has nearly been 4 months now and still no hot water. This is obviously illegal as the issue should be resolved in 24 hours. They are now refusing to help me or fix the issue or even reply to me. Since then, there is mould growing in my flat, the fridge doesn’t work and now a flood from the upstairs flat has ruined my floor and carpets. This is the worst experience I have ever had from a landlord and advise anyone reading this to not use their services.

DON’T SIGN ANY LEASE WITH THEM! TERRIBLE

If i could give 0 stats i would.
I just arrived in Montreal and i visited this perfect appartement. Lol not so perfect.
Since the beginning i was feeling breach of air coming from outside in the house. ( i pay the electricity and the heating)
I notified akelius, they sent an awful technician ! He doesn’t know how to do his job! Came several times because the issues wasn’t fixed.
It’s been a month and there is still cold air ( it’s -7 outside) coming into my house !
I always have to scream at them for them to come to my house !
I contacted the building administrator, they told me to send an email. I sent an email, they didn’t even reply to me (it’s already been 1 week) !
DON’T SIGN THE LEASE WITH THEM THEY ARE AWFULL !!

Akelius in Frankfurt hat sich bei der…

Akelius in Frankfurt hat sich bei der Nebenkostenabrechung zu meinem Nachteil verrechnet (betrogen) und nach Beendigung vom Mietverhältnis 200 Euro meiner Kaution einbehalten.
Kurz nach meinem Auszug haben sie die Immobile an die "Deutsche Wohnen" verkauft.
Die Deutsche Wohnen hat jetzt noch Korrekturen zur Nebenkostenabrechnung, aber weiß nichts von einer Gutschrift. Akelius antwortet seit Monaten nicht mehr.
Ich finde das sooo asozial.
Mir tut jeder leid, der in Wohnungen von Akelius oder Deutsche Wohnen leben muss.
Das sind sehr böse firmen, geleitet von gewissenlosen Unmenschen

Incompetence is an understatement

Incompetence is an understatement. Lost water at noon, called akelius and the phone support says they sent a message to the superintendent.

5 hours later, no news so i call back for a status update. They inform me that they will send another email to the superintendent.

Its midnight, still no water…. I called 3 times and they simply say “sorry we will send an email to the person in charge.

Upper management must be the most incompetent people on the planet since they cant give their manager on duty a phone number to reach the superintendent and tell him to get moving.

Instead im stuck paying rent to company that acts like a wall. A wall that knows how to cash in checks but not fix an issue.. not a blocked toilet, not a blocked sink. Not a drop of water entering the apartment.

These people are scum. And then they question why people dont like them….
