Incompetence is an understatement
Incompetence is an understatement. Lost water at noon, called akelius and the phone support says they sent a message to the superintendent.
5 hours later, no news so i call back for a status update. They inform me that they will send another email to the superintendent.
Its midnight, still no water…. I called 3 times and they simply say “sorry we will send an email to the person in charge.
Upper management must be the most incompetent people on the planet since they cant give their manager on duty a phone number to reach the superintendent and tell him to get moving.
Instead im stuck paying rent to company that acts like a wall. A wall that knows how to cash in checks but not fix an issue.. not a blocked toilet, not a blocked sink. Not a drop of water entering the apartment.
These people are scum. And then they question why people dont like them….

super unsatisfied with my stay here. there is no A/C in the apartment and it gets so hot in here that i couldn't tell that i had a severe infection because i thought what i was feeling was heat exhaustion.
on top of that, the infection in my arm only got worse when i returned home to my oven of a unit.
absolutely ridiculous that this company cannot provide window air conditioning units to the people in the building. what about children and elderly people in the building? are we all just supposed to suffer with the extreme city heat and hope we dont suffer heat exhaustion or heat stroke?
considering contacting the local landlord and tenant board to see what can be done about this situation.

just speaking for the toronto location. they are the epitome of BULLIES. still horrified to this day by their arrogant attitude and how they mistreated me, all my firsts are ruined, this included, it was my first apartment, but man the management was so horrific i am still scarred to this day. it was nicely renovated but there was no a/c and heat in my studio unit. i shiver just thinking about the whole renting application process with them. stay away or they will forever be ingrained in your brain alongside other traumatic experiences.

treats you like she is doing you a favour so I ask her what information will you need from me 4 weeks of your lasted paystubs and any other income and my past rentals with property managers name and phone no. and 2700.00 deposit before you apply I said why do I have to give you 2700.00 if I haven’t been approved yet she said that’s just to hold the apartment I said why can’t you accept 1375.00 deposit and I will pay the balance once I sign the lease No we have a process approval and that’s what it is
I felt a little unsure by those comments but I went ahead gave 2700.00 money order and pay stubs other income that I receive and my landlord references so now after I leave the office get in the car and I get a text from her
My phones not working I will have to email while Im still driving in my car she sends me a email stating I will need a letter from your employer stating the date you started so I reply my paystubs will give you that information it shows my bi-weekly and my monthly and my annual wages updated and I said to her why don’t you call Human Resources where I work they will verify and give you all the information you need. her response was well that’s not part of our Application Process !!!!! so I turned right around and went back and got my deposit back before they had a opportunity to put in there bank .,,,, please Fire!!!!!! Absolutely shocking - a fundamental dislike for tenants
Absolutely shocking. Would give them zero if I could. On the face of it the properties can look nice but that’s where it ends.
Do not expect any customer service at all (in fact it’s borderline disdain that Akelius show for tenants and they are a ‘black hole’ for effort if you do try and engage them). I don’t know anyone that rents from Akelius who doesn’t wish they’d swerved them.
What you can expect is quite aggressive contract negotiations, terse and obtuse responses from managers (when they do engage), poor service provision (do not be taken in by their claims about ‘high quality services’ - the services are all outsourced and not managed, so no one cares), and an ‘asset-squeezing’ approach to their properties/your home (eg our private, gated community was turned into a public car park, without telling the residents, in order for Akelius to make a few pennies more. This invalidated all residents’ car insurance, saw a rise in antisocial behaviour on the site from non-residents and resulted in damage to residents’ property. When we complained, Akelius responded that ‘it was a perfectly logical use of an Akelius site’).
No Fair
I tried to rent 2 houses with them. First one, I lost because they have received another offer.
The second one... it is a mystery. During the visit, they told me "we have no offer right now", as soon as I left the house, I gave my positive feedback. I have no receive any feedback. So, I call him back. He told me "you lost it". They recommended me to choose another smaller! The feeling is that they decide to who give the house in base to something that you cannot know.

Terrible landlord - avoid at all costs. Not surprising given that they were one of the first to get flagged in Toronto for RENOVICTING tenants in the early 2000s.
I've lived in 2 buildings managed by them. I didn't have a horrible experience the first time round, it was decent and their prices tend to be more competitive so I gave in for a 2nd round.
Their properties seem relatively nice, they have all been renovated over the last few years. The renovations themselves are cheaply done, so you'll have things like bad showerheads breaking on you all the time, floorboards that wobble or slip as they aren't installed well. But it looks nice on the surface!
Under the surface, most of these buildings are old and cockroach infested (they will never tell you this even when you ask directly and they deny bug infestation when you flag it to them). Both buildings I've lived in we will see roaches crawl in under the door or from under the sink. The first one (near Bellwoods) we would see roaches every month without fail. The second one in Parkdale we have only seen a a few a year so far. Still gross when you see one.
The property I live at now is in regular disarray, halls with food stained carpets, bird poop plastering doors and walkways. It's got bird netting around the balconies with holes all over so the birds come in and get trapped (3 times I've asked them to come and fix it over the last 2 months and they never do).
Some of the staff are nice enough, but pray you never end up in a dispute with them. They will refuse to cover damages caused by poor building maintenance insist you go through the OTB (backed up over 12 months right now) despite having clear proof.
They also made a push to have people leave good reviews for Akelius on Google and I suspect on other platforms. Watch out, I bet that at least a chunk of the good reviews are false (or at least pre-emptive - you leave a good review in your first 2 months of course it is positive). Try asking people who've lived with Akelius for over a year or two.

The absolute worst place ever…
The absolute worst place we’ve ever lived. Do not… DO NOT move into an Akelius owned building. Nearly $2200 CAD in rent for an absolute nightmare.
Currently our fridge is not working (hasn’t been the entire time we’ve been here), the tub is backing up after a “plumbing repair” done on Christmas Eve. Our locker is blocked with construction junk. The same junk is blocking at least 20 lockers and the sprinkler room. I see cockroaches in the hallways in broad daylight. Over flowing garbages. Building has no super, no cleaning, no manager to speak of ever. Elevator broken for over a week. Constant construction, constant entires.
Oh and no fire alarm system to speak of.
They don’t care about their tenants at…
They don’t care about their tenants at all. Makes life way harder for you. Stay far far away from this company in all countries!

Det märks att man hyr av ett finansbolag och inte av en hyresvärd. Omotiverade hyreshöjningar på 2-40% varje år med undantag för parkeringsplatserna som har hyreshöjningar om 2-400% per år.
Vi har inte haft någon ventilation på 10 år och hyresvärden gör inget för att åtgärda problemen. Vi har fuktskador med svartmögel i hela fastigheten som bara får växa då Akelius aldrig åtgärdar några problem.
De har däremot tagit krafttag för att förstöra vår en gång så fina gård. Sen klämmer de in nya hus så att du får 50 nya grannars fönster riktade mot dina fönster på 5-10m avstånd.
Very bad experience with Akelius New…
Very bad experience with Akelius New York. Rented an apartment at UWS for 2 years, continued paying them rental during COVID even though I moved to another country. At the end of the lease, they trumped up damage charges to my account (charging more than $3,000 USD for 3 small scratches on the floor which is considered normal wear and tear). The other reviews are accurate, do not rent from this company.
Worst experience ever - damaging my mental health
Worst experience ever. We have lived in our flat in Berlin for almost 3 years, paying an extortionate amount of money. Since day one things were going wrong. FIrst we didnt have heating for weeks, at some point no water for weeks and now its been a month of unbearable noise in the pipes from the new heating system they installed.
Their customer service is the most inefficient of any customer service and it takes weeks to get a service person to come fix the problem. With the heating noise we have had a technician come in three times and it still is horrendous. Our neighbours and us have explained to them multiple times that this noise is a physical and mental strain on us and yet nothing is being done.
Management is unreachable. When I had problems previously that customer service wasnt able to solve I could contact management on LinkedIn. Now they made it impossible to be contacted unless you have a premium account.
Awful company to rent with
Awful company to rent with. I'm writing from Washington DC.
Akelius is callous in its operations and the company is poorly managed overall. We once were locked out of our building by Akelius because they mistakenly believed we hadn't paid rent on time. We had sent a wire transfer to their corporate offices, which we had been doing for months (because they locked us out of the rent portal, preventing us from paying online). Apparently, their regional office was unaware our rent was paid because corporate didn't tell them. As a result, they "accidentally" revoked our access to the building (because we can only get in through an app, which is terrible) when they only meant to revoke our access to amenities. They then made it seem like it was our responsibility to let them know when we were sending the wire transfers, even though the onus is on them and their corporate offices to be in better contact about these things.
Anyway, because we can only access the building/doors/elevators through an app, there's no way to call a locksmith for help, and Akelius does not have staff available after business hours to help. Luckily, our front-desk staff person was available and able to let us in to the building but if they weren't there, we would have been stuck outside. We eventually had our access restored the next day but it was very stressful.
I'll also add that their maintenance team is a bit incompetent. Our dryer machine wasn't drying properly on a particular cycle, and their response was "don't use that cycle" because they said they weren't familiar with Bosch appliances and couldn't fix it.

I rent a unit in midtown Toronto from these guys. Absolutely horrible management. I would strongly suggest that you seek another location and not deal with these guys.
