Kingston Property Services handles all matters very badly. Communication is virtually non-existent. No work seems to get done, even though paid high service charges for a few years for various work that has yet to be done. Don't think they know what part of the estate they are responsible for, or what part they are supposed to look after. They only want to know you when they are collecting the service charge payments
Intimidating and misleading leaseholders
This is one of the most unprofessional companies I have dealt with. Their complete mismanagement and lack of accountability are deeply concerning, and they routinely ignore valid and justified formal complaints from leaseholders.
They are in breach of their obligations by failing to maintain a boundary wall, yet they now expect leaseholders to pay for the consequences of their long-term neglect.
Despite repeated requests over the past three years, neither the landlord Persimmon Homes nor their managing agents, Kingston Property Services, have provided any evidence whatsoever that the wall is the responsibility of leaseholders. In fact, the wall is not even identified within the leases.
The wall is approximately 30 years old, and there appears to be no evidence of any maintenance having ever been carried out by either Persimmon Homes, or Kingston Property Services.
Nevertheless, Kingston Property Services continues to demand payment from leaseholders for repairs.
Leaseholders have effectively been expected to fund the company’s own mistakes and complete neglect, while also being repeatedly told that supporting evidence existed when none has ever been produced.
To date, we are still waiting to see any proof of liability.
It is extremely disappointing to see leaseholders treated in this manner, particularly when many have invested significant amounts of hard-earned money into their homes and simply expect transparency, fairness, and accountability.
I have just received the response below to my above review. The tone and content of the response are again intimidating in nature and fail to properly address the substantive issues that have been raised.
There should be no attempt to shift responsibility onto leaseholders or suggest that this is a matter requiring further discussion with Persimmon as though liability remains unclear. Responsibility for the maintenance failure and the resulting costs rests with Kingston Property Services and Persimmon Homes, whose longstanding failure to properly maintain the wall constitutes a breach of contract. Despite this, costs have improperly been passed onto leaseholders in an attempt to remedy failures for which they are not responsible.
The boundary wall in question does not belong to the leaseholders, nor is responsibility for it identified within the leases. Kingston Property Services must therefore cease attempting to pass the cost of its own failures onto leaseholders through what appears to be a continuing pattern of misinformation and misrepresentation regarding liability and responsibility.

Avoid if possible
They demonstrate total disregard for the people they are representing by demanding excessive and unjustified maintenance fees. They fail to provide evidence when challenged to support their charges and disregard their own policies by not responding within 15 days. They fail to communicate when challenged Total lack of customer service and follow up. Letters requesting money are totally unprofessional with veiled threats of court action.

Would give zero stars if it was possible.
Non-existent work done on the estate, condescending staff when reporting issues that they are responsible for, zero action on issues and to top it all off, charge near enough £300 for a "management pack" when you sell your house. Bravo to whoever owns Kingston - excellent business model.

Have sent in numerous formal complaints using their own complaints procedure and they are supposed to provide you with a reply within 15 days. Have also what they call a level 2 complaint, sort of a formal complaint about a formal complaint, and guess what, NO reply. So not much point in this useless company having a complaints procedure if they don’t follow their own!! Will just have to complain to the Property Ombudsman about this supposedly property management company!!!

He sorted the query and was able to manage the problem so that we did not incur any more financial costs.

Heavy-handed approach over a minor issue
I’ve had a very disappointing experience with Kingston Property Services.
A relatively small outstanding balance of £252 was escalated to solicitors, which quickly increased the amount owed to over £400 once administration and legal fees were added. This felt completely disproportionate to the original sum.
This situation was made worse by an administrative error on their part relating to the previous owners of the property, which meant we did not receive the relevant information or correspondence in the first place. Despite this, the matter was still escalated and additional charges applied.
I do not recall receiving clear or meaningful prior warning that the matter would be passed to solicitors, and the speed of escalation left little opportunity to resolve things directly. The additional charges seem excessive for what should have been a straightforward issue.
While I have now paid the balance to avoid further costs, the overall handling of the situation has been frustrating and unnecessarily heavy-handed. That said, I will be pursuing a full refund.
I would have expected a more reasonable and proportionate approach, particularly for a one-off issue. Based on this experience, I cannot recommend them.

WCL construction are the property…
WCL construction are the property maintenance company used by Kingston Property services:
This company carried out work in my property in January and we have received a bill for this. To our amazement they want to changed us £550 + VAT for no more than an hour and a half work to cut two holes in the plasterboard ceiling. They are also trying to charge us £174 + VAT for them apparently contacting Northumbria water emergency line which they DID NOT do as I contacted them myself and Northumbria water also had to supply the part to fix the problem as their plumber sent by WCL didn’t have the parts. Absolute disgrace and daylight robbery. We WILL not be paying for the plumber and are still questioning the £550 for 90 minutes work.Both WCL and Kingston properties refuse to speak to us about this. We have now involved the ombudsman. I can’t believe how cowardly Kingston properties are. We are not unreasonably people and accept that we are liable for some of the costs but not the plumber. Thanks Julie Howe the senior manager who hides behind her staff. 😡😡😡😡😡
Scam…
They have never appeared on our estate and have never done any work yet are demanding payments from residents. There are overgrown bushes and trees around the boundaries, damaged fencing and litter left behind by builders who open spaces are working on behalf of. Rancid stagnant water in the pond at the front of our estate with overgrown grass and weeds everywhere. Weeds growing out of boundary walls and litter in trees and bushes. Plus moss and mud on pavements, they've never even bothered to send someone around to look at the site let alone introduce themselves to residents. They aren't responding to anyone's complaints. A. Utter joke, we don't even want them on our estate they're just trying to rip us off this is work that should have been completed by the builder. Open spaces aren't needed or wanted

Predatory Management & Legal Intimidation: A Clear Warning to Investorsiew
Review: Kingston Property Services operates a threat-driven system that, in my experience, falls below acceptable professional standards. Could this be responsible for the steady stream of resales at Echo Building? Investors appear to be exiting due to their poor management, high cost, and anticipated mismanagement risk.
They admitted my complaint required investigation, yet continued legal threats anyway. Despite confirming receipt of substantial funds, their solicitors are still chasing disputed charges—including sums predating my ownership and confirmed settled—while threatening County Court Judgment and forfeiture.
They sent demands to the wrong address despite having my correct details. The delays and confusion appear systemic—prolong disputes, apply pressure, add costs.
I am investigating their practices further and will publish additional findings, including the final outcome of my case.
If you have experienced similar conduct, speak out. This pattern must be exposed.
Investors should exercise extreme caution before purchasing any leasehold managed by Kingston. The risk is real—and expensive.
Disgrace of a company, money for nothing.
Moving house and been charged 3 x the annual fee to receive the "management pack" that apparently we legally need to transfer the ownership. No doubt that this years annual fee which has just been paid has not been taken into account either. Must be paid upfront too, not on completion. Absolute scumbag of a company. They do nothing but mow a couple of small patches of grass twice per year and charge around 300+ houses £80 each per year. Honestly don't know how companies like this can get away with it.

I had a leak in my hallway
I had a leak in my hallway, and had their track and trace apparently it was a pipe directly into my property, so I have to pay, they sent a plumber who couldnt find the stopper and made matters worse by tightening the pipe, we had to call the emergency line for the water board who had to give the plumber the part. I have asked for an itemised bill and the report for my property and still waiting for both. I think the customer service by Kingston Properties is a disgrace and I had to wait over 2 weeks to eventually talk to the property manager who was not helpful at all. I am hoping that I will get the things I have asked for, I have also submitted a formal complaint to the company but from the conversations I have had this just want to pass the buck and are not willing to compromise on anything! Shocking treatment
