I would imagine the positive reviews are all fake, so ignore them and read the negative ones. The polite replies to negative reviews from the lawyers are also just that 'polite replies'. If I could give zero stars - that would be it. They won't address any issues, so ignore those as well.

We have been purchasing a flat in Brighton and engaged this awful company on the advice of the Estate agent in Rottingdean (wish we never listened to them). We started the process in April 2021 and we have not exchanged or even agreed on a completion date yet! That is 4.5 months for a straightforward purchase!!!! The first lawyer they gave us was totally useless, we complained and they gave us another lawyer (male) who is twice as useless as the first. They will ignore your calls, messages and texts. They never call back when promised. They do not deal with queries from other solicitors involved in the transaction and keep things really slowly. We literally had to chase them every single day - simply leaving multiple calls and messages logged on the portal - make no difference as they literally don't give a f***k. They have cost us thousands of pounds already by not completing on time. Initially, we thought we would exchange by the end of June but they were so slow that it never happened. Then they gave us a deadline of the end of August - this is not going to happen now either as NOBODY is progressing things. If you call the office there is literally no one there, not even reception answers the phone. We now had to book a hotel for a 4 days stay that cost us a further £800. We hoped to be in our flat by then and not paying excessive Brighton fees... but hey, WHO cares?

Recent experience of our sellers' with the same lawyers was the same as ours and they had the wisdom to go with a different one. We, unfortunately, did not check them out and relied on the estate agent's poor recommendation. I can't express the amount of stress this company caused us. The worst thing -is that they don't really care. Not even the management.

So, if you want to be constantly chasing the lawyers, and doing half of their work for them, then be delayed with your transaction - go and engage Kirkstall Property Lawyers. They will do a great job and leave you stressed, frustrated and out of pocket, you will also pay for the privilege.

If you, however, want a smooth a fast transaction, don't touch them with a barge pole. Find someone locally who you can physically see in person in the office if you need to ( or speak to their manager to escalate things). They will be cheaper in the long run and better for your mental health.

Really recommended. They did a great job. Special thanks to Harriet McKean and Ross McIntyre for their great job. They kept me updated with every little detail, chased the sellers solicitor and did everything to pull the exchange and completion as close as it is possible.

i have had an amazing experience with them. they sometimes take a while to contact but have really driven the process and got us into our new home

We have been waiting months now to move. No one can ever seem to get through to anyone and when estate agents do, we get told different things.
We are at what we are assuming final stages whereby we are awaiting a couple of responses. Yet this has been happening for weeks now. No one can tell us anything and estate agents aren’t getting anywhere. We ask for phone call backs or message them and still nothing.
I’m sorry but where is this service we were promised by Connells about kirkstall being great?!
We are increasingly getting stressed with nothing else happening.

By far the worst solicitor firm I’ve ever dealt with in my life no communication what so ever, same old excuses every time we phone up ‘sorry Bobbie in on a call’ we’ve paid good money for them to do there part of the job and we literally have to phone up every week to remind them what to do absolute shambles, will never EVER in a million years recommend this company to anybody!

Please please please can someone review the answers to the questions you have asked the vendors solicitors , you have now had these for what seems like forever. Please don’t say they are under review because I’ve been told this 100 times. The biggest issue is that there is no communication with your clients, it feel very in genuine and no responses doesn’t fill you with hope. Bobbie is dealing with our house purchase.

I'm not usually the one to write reviews but honestly I couldn't not recommend Kirkstall property lawyers enough specially Nicola and Zaynab my 2 life savers. They worked tireless to meet a tight deadline and made sure I wasn't homeless. Chased Sellers solicitor practically 3-4 times everyday until everything was complete. They kept me updated with every little detail and also put up with me calling them all the time responded to my calls and it was never too much for them to listen to me and my anxiety even till very last day when we had to do have contract exchange and completion on the same day. They reassured me all the time but made sure everything was correctly done and all legality was checked thoroughly even though we had a short space of time. I can go on and on with how amazing they are. Thank you so much Nicola and Zaynab would not have got through this without you.

My vendor is using this firm. I am having an absolute nightmare. They have had information for two weeks which my solicitor requires. Despite numerous hasteners from both my solicitor and the vendors estate agent they are still not responding. It is exasperating. If I could give minus stars I would.

I do not recommend.
My adventure with Kirkstall began in January. From the beginning, the lawyers were not able to correctly spell the name or surname, each amendment took several days to a week. Since we paid the lawyers, we do not get any information from them about our house. For a month we get messages that they are overworked or waiting for a response from the developer lawyer. I will never recommend this company to anyone and I don't know why my mortgage advisor recommended them to me.

Why my estate agent recommended these guys I have no idea. For the amount I'm paying (way more than a local conveyancer), I would have expected some degree of service. Not once in 2 weeks have I have a call returned, despite me calling every day, yet they are waiting information from me, which I can't provide until they send me the document they refer to. Then I get a mass email saying how busy they are. Why then are my other conveyancers so responsive? I called my buyer's solicitor, they answered immediately, but were unable to send me the document (that they sent Kirkstall and which generated the question to me) as I wasn't their client. Fair enough. Considering getting rid of these guys and going local, and not some faceless company 300 miles away.

We were recommended Kirkstall by an estate agent, and whilst they were good at the start of the purchase process they have got worse and worse the closer we get to completion. Communication is very poor, messages and document uploads go unacknowledged, questions are ignored for days, we can never seem to get hold of the person managing our case because they’ve either ‘just left for the day’ at lunchtime or they’re on holiday. I don’t know whether they’ve just not got enough staff or if the problem lies elsewhere - we thought that we were just unlucky, but now looking at other reviews on here it seems a lot of people get this service!

One to avoid if you’re looking for conveyancing solicitors, save yourself the stress!

How the estate agent I am purchasing from can recommend Kirkstall is beyond me. Connells Estate agent staff must be forced to recommend. I am on my third conveyancer (they obviously don't last long) in 3 months. I am told it takes to 5 days to review any correspondence from the sellers solicitor, you can never get through to anyone that can help, and the promised return call never happens. Please save your time and stress, look elsewhere.

Kirkstall property lawyers are the worst property lawyers in England. They are very passive, their customer services is very poor. I had to follow up my purchase with the seller's state agent and thier solicitor. they didn't even bother to respond to the seller's solicitor emails. I had to act as a middle person which is completely wrong. They were the most disappointing and frustrating part of my purchase experience. Please be careful, don't trust them and don't use them.

Told I'm completing today then asked to pay some more money so I do via bank.
Apparently that's wrong I have to call kirkstall
But sorry why can't kitkstall pick up the phone and call me.

I am also sat with a loaded van to move into my new property that you are saying you haven't sent competition money over because of the money I have just paid. I have felt patronised throughout and I also can't believe we have better IT than a solicitors in my job
Why am I still waiting this is outrageous

Frustratingly slow process. Updates via the messaging platform are extremely limited and people only seem to be 'looking at the file' after a phone call.

It's disappointing to be made to feel like you're interrupting work by calling for an update on a service you are paying for.

0 expected time frames given, not even 'I will look at this today' and everything seems to be a chore.

I try to be as nice as possible on each call but it's getting to the point where I will be calling daily just to make sure things are progressing as it seems to be the only time my file gets 'looked at'.

Everyone else in the chain is waiting on me, with both other parties unstable due to the time my side is taking.

The 'I cannot find your details in our system' is also just a cover up to make it appear that I am not a customer. I have responded to your emails with my details and not had any response.

I had heard negative remarks about Kirkstall before using them... but wow were they wrong. We used Kirkstall for both our sale and purchase and really I cannot fault them! Our Conveyancer Stuart was excellent, and didn't tire of my almost daily contact. What I liked the most was the back-up team available to help, so you are never waiting too long for someone to assist you. Thanks so much Stuart, and special mention to Ben who also helped out. We got there in the end!

We had a long drawn out move due to two time wasting buyers, finally our sale went through with our third buyer. I cannot stress enough how efficient Kirkstall Property Lawyers were. I would like to send special thanks to our Conveyancer, Stuart Barton, who was so supportive, informative and always very friendly, caring and professional. On the odd occasion I had to leave a voicemail or email, a prompt response was received. As mentioned ours was a very stressful sale, I am sure Stuart got tired of my dulcet tones, almost on a daily basis, but if he did he never let on! Looking back this to me is something that is naturally within a person and cannot be trained in. We are now happily ensconced in our new abode with all thanks to Stuart and Kirkstall Property Lawyers.

Really impressed with the efficient service we received from Kirkstall who dealt with the selling of our house and the purchase of our new property.

They were very responsive throughout the whole process and would come back to me within minutes each time i contacted them.

They kept me informed at every stage and were very friendly, particularly Jamie who was always very helpful.
