Double Talk

This company can only improve if it goes into receivership and never reemerges. The main trouble is they lie and are money-hungry to the nth degree. Too much double-talk. Not an honest company to deal with.

Unprofessional and Untrustworthy…

Unprofessional and Untrustworthy Agency. I CAN'T WAIT TO SEE THEM IN COURT!!

My experience with Ray White has been the worst I have ever had with any agency, and I am reporting them to the NSW Civil and Administrative Tribunal (NCAT) for their unethical and unlawful practices. Their mismanagement and lack of professionalism caused significant distress, and I strongly believe landlords who rely on them are unaware of how poorly their properties are being handled.

The issues began when Rachel Barrass, an agent from Ray White, failed to update my card payment details despite my requests. This led to arrears and late payment fees, all of which were entirely preventable and due to her negligence. Concerned about the situation, I informed Rachel that I planned to contact my landlord directly to explain the issue and make payments directly to them. Shortly afterward, I received a Notice of Termination that blatantly violated the Residential Tenancies Act 2010 (NSW) by not adhering to the proper legal process.

In addition to this, Ray White unlawfully claimed my bond!!!! Rachel’s dismissive and unprofessional behavior reflects poorly on the agency as a whole. In my experience, Ray White has been the worst agency I have ever dealt with, and I strongly caution landlords and tenants against engaging with them. Their poor practices jeopardize the interests of all parties involved.
I will be pursuing this matter through NCAT and presenting all evidence against them. If you value professionalism, integrity, and reliable property management, I urge you to seek another agency

Avoid using Des Smith at ray white kemeys brothers
As first home buyers he made the first time experience, the worst we could imagine.

- he falsely advertised the house with things it didn't come with
- had no knowledge of the home when simple questions were asked, and when he said he would get back to us with this information, he did not bother reaching back out to answer or clarify anything.
- terrible communication (barely any at all)
- didn't let us know our offer was accepted until days maybe even a week after offer was accepted.
- left the home we bought (unoccupied home) unlocked.
- gave us wrong paperwork work when going through the paper work.
- only accepted meeting us at the home for a viewing once we expressed how hard he's made the process, after days of being unreachable and sending every call to voicemail and never returned a single call.
(He dismissed saying we had ever contacted, until sending a screenshot of call log that had many attempts to contact made)

Do not recommend ray white kemeys brothers at all, they do not have your best interest.

AVOID RAY WHITE CASTLE HILL!! THEY ARE PUTTING THEIR TENANTS AT RISK!!
I was previously renting a property that is now being listed by this agency. I initially contacted the office three days ago and was assured I would be contacted. However, I received no follow-up and had to call again to follow up.

During my second call, I intended to bring a serious issue to their attention regarding the property, specifically ongoing mould and humidity problems that do not meet Australian standards. I have reports to support these concerns. When I was renting the property, the owners had mentioned plans to demolish and rebuild due to these health issues, which made it surprising to see the property listed without any improvements to address the existing concerns.

Unfortunately, my attempt to raise these issues was met with hostility by Michelle, a Property Manager at the Castle Hill office. Not only was she dismissive, but she also spoke in a condescending manner and interrupted me multiple times. Michelle also got irate when I called her "Miss". This type of behaviour is both unprofessional and unacceptable, particularly since I was simply trying to communicate an important concern for both the tenants and the company.

While I understand that decisions about how to handle concerns are ultimately up to the team, I believe respectful and professional communication is essential. Unfortunately, the interaction I had did not reflect that standard. I was spoken over and treated with aggression, which I found inappropriate and disrespectful in a professional environment.

I, along with other previous tenants, have developed health issues due to the mould. The way that Michelle has handled this situation shows that Ray White have no care for the safety of their tenants.

I want to clarify that I was not seeking any details about the listing or the owners. My intention was solely to advise the team of the issues at the property so that you can avoid putting future tenants at risk!

Shanae Sutherland wasn’t helpful whatsoever in helping me attain a property after being a victim of DV and providing accurate documentation stating I need help finding a new property asap. I even offered $20 over advertised rent price per week. I’m very disheartened

Ray White Rozelle - Shocking

Ray White Rozelle are absolutely shocking. The director instigates arguments, avoids questions and clearly has complete disregard for tenants.
After dealing with the director found they are condescending and insulting.
They couldn’t care less about genuine complains of serious issues with the property and try to avoid putting anything in writing. Complained that issues were highlighted to them and refused to believe anything that was relayed onto them.
I have lived in the area for 25 years, owned and sold several properties here over time and rented for many years, and have never encountered such disgraceful unprofessionalism or spoken to someone with such a lack of empathy, integrity and ethics.
I would not recommend even engaging in conversation with them, let alone renting from them or selling a property through them.

MyShow No Respect For Private Property

My letterbox says " Australia Post Mail Only". Ray White chose to ignore that and left a flyer. When I wrote to them there was no reply. They defended it in Court saying it denied "it’s servants or agents have breached any legislative or other obligations". They have no respect for my property or the right I have to say about what is left in my letterbox. It is on private property. Would not recommend Andrew Downing as he sees it fine to ignore the " Australia Post Mail Only".

Terrible communication

They are so persistent to sell you a property that they dont give an ass about you. They push you, rush you and even make up words claiming any issues to be on you. In the end, if you reject them, they call you the a**hole and hangup without a proper conversation like a child. Such inappropriate behaviour, which I have never experienced like this before. AVOID THEM AT ALL COSTS

Terrible culture of cold calling…

Terrible culture of cold calling relentlessly. No matter how many times i get upset with them they keep calling. I have heard that they were trained and taught that if you not getting abused 4 times a day your not calling enough. Hardly No other Real Estate Company calls. My understanding is that the prefer to get listing
rather than get good price for you home. Number game for them.

Ray white Baulkham hills

Ray white Baulkham hills, I lost alot of money as a landlord. I trusted them and they didn’t deliver what was promised. They don’t take proper responsibility for there actions so it’s ok for me to loose out but they don’t fully consider your losses. Stay away. I’m in search for an honest agent. Still waiting for head office to contact me I just wanted an honest and fair solution my losses should be reimbursed.

don't ever believe this agents

recently i just signed them property to sell with sam ray white agent from sherwood queensland and in two days i planned not to go for sell with sam and i requested i don't want to sell and requested to cancel the form 6 agreement and they refused to cancel i also talk to to manager troy who also refused if they knows i will not go with them why they r holding the form 6 which is very bad way of business i have not seen this type of deal anywhere if the seller don't want to sell with them why they want to hold the form 6 for 90 days and poor seller can't sell with other agent
also they have not mentioned this type of rules when they cam to get sign from us
i suggest to be far from this guys

Poor management of rental by Ray White

I would give them a zero if possible. My home was rented out managed by Ray White. They advocated solely for the tenants. Who left literally nearly a hundred holes in various walls, broke wooden blinds by not lifting them to open windows, broke my patio door, made a hole the size of bowling ball in the base of the shower the whole shower unit of which I had to replace at my own cost, they broke the dishwasher three times which I then replaced brand new, they broke the insinkerator 3 times which eventually I just had removed, ripped paint off several walls. None of this was at cost to the tenant as I was repeatedly told by Ray White mangers that this is “reasonable wear and tear”. I was living in another city at the time so could not just keep coming down to check in on things which is what I paid them to do. Eventually I got sick of it and stopped renting it out. The excessive cost to me was just not worth having tenants. Which is sad for many who are looking for homes to live in. I was also incredibly kind and did not increase rent for 3 years despite all this happening. Ray White do not advocate for landlords and simply don’t care about the property themselves.

Terrible idea to rent a property off…

Terrible idea to rent a property off Ray White. The landlords are rude, invasive, unwilling to make life easy for you as the tenant and will stop all communication when you leave the property and are trying to get your bond back. They were absolutely awful, I moved out of a property in December and it is August of the following year and I still do not have my bond money back. DO NOT RENT WITH THEM, THEY ARE AWFUL.

I found what I wanted thanks to RayWhite but their staff isn't that bright. You can see they only chase their commission. Thankfully I got lucky and found a great house and thanks to the gcmai system I managed to pay back my mortgage in under 2 years.

Ray White Bayfair Manager and Lettings - not to be trusted

Avoid the Lettings team in Ray White Bayfair - NZ.
The manager and Lettings are not to be trusted!!!
It all started back in 2020 when I was living overseas.
I approved a list of specific building repairs/maintenance on my property. They double checked with me what repairs/maintenence I wanted done and then had the maintence Contractor do twice as much work including repairs I said not to do!
I obviously queried the invoice and they gave me the contractors email. I contacted the contractor who gave me a breakdown of the work he did. I paid the contractor for the approved repairs and advised him to contact Ray White Bayfair for the balance.
Ray White Bayfair then deducted the balance owing to the contractor from the tenants incoming rent and paid the contractor without advising me (against my instructions that I wasnt paying for repairs/maintence I did not approve).
I had to apply to small claims court to get my money back and Ray White settled out of court paying the full amount. I have all the paperwork still as proof.
A short time later they terminated our contract which ended 14th Oct 2020. Then I received a letter from Ray White Bayfairs manager advising that the tenants had handed in their notice and would vacate 1st Nov 2020.
The manager at Ray White Bayfair advised via a letter that they had spoken to the tenants and had decided it was in the best interest of the tenants that they managed the property for the two weeks after there contract ended with me.
The tenants told me that Ray Whites manager and letting agent had already spoken to them and said that I had said that I was happy for them to manage the property even though the contract between Ray White and I had ended. I made a complaint to the Police with regards to conspiracy to commit defraud. Also a complaint was made to the Ray White franchise who just swept the issue under the carpet.
They are vindictive showing the tenants properties that were only $50 a week cheaper rent than they were paying at my place and trying to get them to vacate my property. Besides the fact the the property they showed the tenants was another 22 km further out of town which would have cost the tenants a lot more than $50 a week in travel alone.
After the contract ended with Ray White Bayfair, the paper copies of the documents they had for my property along with the keys were collected by my neighbours on my behalf.
I returned to live in the property in Oct 2024 - the tenants vacated leaving $18,000 worth of damage!
When I approached Ray White Bayfair for a copy of the in-going inspection report the manager (who still works there) advised that the report had been archived and she could not give it to me. There was no reason why the report couldn't be recovered and a copy of it given to me. The only reason I can think of was that she still held a grudge from the complaints I made against her and the letting agent.
The manager had said that the in-going inspection report had been archived and yet the owner could not recover a copy of it...... not very surprising really given the manager is very untrustworthy and has no integrity.
I could not recover any money from the tenants or from Ray White Bayfair. I can't prove the state of condition of the property without an in-going inspection report and I can't recover the money from Ray White Bayfair as more than 12 months have passed since they managed the property and there is no requirement for them to retain any documents for my property. Funnily enough Ray White Bayfair did recover some documents from 2020. However, not the in-going inspect report (why did the report suddenly disappear after the manager was adamant that it was there?).
So with the basics of what happened above, all I can say is to choose a Letting agency who guarantee the tenants they place in your property will look after it. And of course I cannot recommend Ray White Bayfair.
