Miscommunication, false healthy home reports etc.

As a tenant, tenant, I received terrible service through this agency (Ray White Albany). Misleading communication, false healthy home reports, and the list goes on. Michael Chen's actions as my property manager had led me to a case with the tenancy tribunal. Get EVERYTHING in writing from these guys! They are dishonest and will not admit to any wrongdoing.

Dodgy branch

Having brought, sold and rented with Ray White we will never use the brand again after our current experience with the Eastwood branch and lack of interest by ray white head brand on the whole. Unscrupulous and unlawful activities by property managers who bully people and try to "make a deal" before lodging NCAT paperwork - based on unlawfully created Sydney water bills. Management aware of the owner accessing and renovating prior to outgoing but continue to push with fraudulent claims despite having evidence of same. Head lease holder not even listed on NCAT paperwork. Agency also claimed to not have a trust account. Property manager Jennifer Lau creates water bills without Sydney water invoices and even goes so far as to put that in her claim against the bond. It's quite confusing when you go to check of the "principal" of this branch as the name shows no license. Never again

Unscrupulous Agents

Wanted to share our experience with an agent called Connie from Ray white  in the upper north shore office. We had another agent first and then Connie took over from her. My first interaction with her was an email from her, where she mistakenly sends me a mail meant for the landlord, where she tells the landlord that the rent for our property has not been increased for a while and it could be increased to X amount keeping with the current market rate. When she realized her mistake she sent me another mail telling me to ignore that earlier email. I felt this was really inappropriate and careless of her. She just typed up something and blindly sent it without thinking & was being over enthusiastic to appease the landlord. Then I get another email as if nothing happened,  informing us that as part of a rental assessment our rent has gone up. That was our first experience with her. Our apartment was one of the buildings which had serious renovations and maintenance because it had combustible cladding and living there was a nightmare as the whole building was covered with a black covering. There was no sunlight and access to the balcony. We had a newborn at the time.  There was so much noise from heavy drilling from7 to 5. We were in the apartment right above the main entry to the building and where all the work took place meaning we bore the maximum brunt. There was immense dust from the maintenance work. We couldn't open the windows due to the dust and noise. If we didn't open the windows there would be mould. From our bedroom windows we could see the men walking up and down the scaffolding spreading dust everywhere into the apartment. We didn't raise any issues as we knew the current rental market scenario and we suffered in silence. Finally we left that apartment and we arranged a cleaner and did the end lease cleaning and our experience with this lady was just horrible. She gave a never ending list of cleaning issues. Some of the issues which she pointed out were, dust on toilet roll holder, dust on fly screen, fly screen dusty,BIR - dust on top shelf etc. This was a building where serious maintenance was happening every single day and we were battling with dust because of all the work & she inspected the place a few days after we did the cleaning. Was that our fault? If she doesn't want dust ,she should ask the maintenance work to stop completely . The rest of the issues which she pointed out were pre existing conditions, as when we moved into the apartment there was a lot of mould, marks on windows, doors, cupboards etc. There were normal wear and tear issues as well & she was overlooking that fact & normal wear and tear in any place was allowed even by fair trading. Marks on carpet are normal wear and tear after 4 years . She wanted everything to look brand new. Finally she took 500 dollars from our deposit and overall we lost more than 1000 dollars in terms of cleaning that apartment from hell. I would advise tenants to beware of this agent lady as she is totally unreasonable and thinks only one sided and just tries to please the landlord.

NIGHTMARE AUCTION SALE!!!
Beware putting your house up for Auction with Ray White! Make sure they actually do their job and confirm that they are registering bidders that have funds!

We sold under Auction Unconditional terms and that turned into a legal nightmare when the buyers failed twice to settle even after granting them an extension past their requested 120 day settlement!

Ray White brushed off any responsibility and ceased communication until after the buyers finally settled a month and a half past the original contract date as they were adamant they deserved every cent of their commission even though we ourselves are now tens of thousands of dollars out of pocket with Legal Bills and they even threatened legal action if they didn’t get the full commission as we tried to communicate a negotiation after what we had been put through! We also had a purchase simultaneously that also faulted as a result of these inconsiderate buyers!

We will never ever use Ray White again!!!
Plus no responsibility by Agent and Agent’s assistant for damage to our property whilst doing an open and pre settlement inspection!!!

Adding caution to signing their Form 6!
Do your homework!!!

Big shout out to Shelly from Ray White Bundaberg. Shelly's service and knowledge was exceptional. Very very friendly and caring. Making sure that we were always kept in the loop. At no time did we feel pressured to make a decision. They will find the perfect property for you.

Have refused to take us to qcat as we have so much evidence against owner and agent at this point , have asked for them to agree to the bond return and are refusing and doing everything to drag this out ,
The house is still vacant 6 weeks after vacate and rent has been dropped as they can’t get tenants

Stephanie and Melissa now refuse to talk to me as exerting tenant , they have emailed my wife and told her they will not respond to me and will not answer any of our questions and have been so rude and unprofessional!
Want to steal our bond and want to fight every Step of the way ! Stop ignoring emails and being so unprofessional ! Disgusting and outright garbage ! Another week gone by and another week no response to my emails about the house and emailing my wife telling her they will not answer me due to they won’t answer me calling them out on lies !

The agent refuses to acknowledge there wrong doings , have not answered emails in over 4 days , were extremely rude to cleaners at the house , and when asked for an email response and asked why they refuse to email us back and will not respond for days and weeks on end have now received an rta mediation as they don’t want to cooperate or communicate - remember guys I have video , photo and audio recordings and I have you !
This can all end if you would just email me back and actually be professional and do your job !

Sadly after a year our landlord has decided to give us notice to vacate to jack the rent up , gave notice to leave so we have moved out , had the house professionally bond cleaned , carpets done and pest control , yet landlord and agent are forcing us to continue to pay rent until they are ready even though they asked us to leave in first place !
Have not done maintenance to house , have lived with a broken air conditioner for months , holes in walls to outside the house in lounge room , a clothesline that is falling off the wall as is missing bolts and screws and hasn’t been fixed , agent also used an illegal app for rent payments forcing you to pay extra money on top of your rent payments and refuses to give bank details to pay your rent directly without fees , landlord has also been stalking us as tenants , has driven past the house twice a week every week since we moved in and have camera footage to prove it .
Land lord come to house at inspections , opened our personal cupboards , moved our furniture and abused us because it wasn’t how she liked it ! And told us professional carpet cleaners weren’t up to her standards and then when asked for adequate lighting so we could use the back entertaining area was snapped at and yelled at and told no ! Was also abused for using exisiting hooks in house and told our art and pictures made her house look untidy and no more hooks in walls , agent also takes weeks sometimes months to reply and get you nowhere ! I thought this was a dream come true on my first review but has turned to hell with this landlord ! We asked for a mutual termination and only got an answer of no 5 weeks later and no response !
Do not trust this agent and land lord ! Ray white I will agree to remove this review when you give me a mutual termination ! Also they organised a viewing if the house without talking to us before we have even handed back keys and advertised the house with inspections without notice and broken the law again !
Email me back ray white and stop screwing over your tenants

A Nightmare Experience with RT…

A Nightmare Experience with RT Edgar/Ray White Williamstown - BEWARE THIS AGENCY!!!

In over 20 years as a tenant and landlord, I've never encountered a more horrendous real estate agency. RT Edgar, now rebranded as Ray White Williamstown, is a case study in ineptitude, negligence, mismanagement and illegal operations (continuous breaches of the Residential Tenancy Act).

We moved into a property in a state of neglect – it was dirty, with a filthy oven, weeds, broken light fixtures, exposed wires, non-functioning smoke detectors, and a broken dishwasher. It was evident that no inspection had taken place from the agent prior to us moving it, the condition report relied on outdated photos (which they’re still using, years later) and the agent resigned a week after we moved in.

The heating system also failed within a week. Repeated requests for repairs were met with delays and excuses, despite being an urgent repair. Over our 2 year tenure, this system broke down more times than I can count, resulting in us buying portable heating units out of our own pocket.

The dishwasher malfunction was reported immediately, resulting in months of inaction and excuses related to COVID-19. They sent us a copy of the manual, which we’d already advised we had been through, and told us to clean it.

Serious electrical issues, including flickering lights, raised safety concerns. Despite continuously expressing our fear of an electrical fire, our repeated reports were mostly ignored or met with contemptuous advice, such telling us to change the light bulbs. I was instructed to fix the exposed wiring myself, which I eventually did. I request copies of the legally-required electrical checks at least 6 times but was ignored.

We reported broken windows which remained unaddressed for extended periods, posing continuous safety risks. There was no lock on the garage door for our entire tenure, meaning anyone could get in at any time.

It was a carousel of property managers - over six in two years , leading to repeated explanations of ongoing issues and a complete lack of continuity in addressing them. This also raises concerns about why the agency cannot retain staff.

In the first 18 months of our tenure, no one did any inspection.

Getting anything done was like trying to get blood from a stone. Eventually, when we were left with broken air-conditioning throughout summer 2022/23 and our pleas for repairs were ignored (resulting in us spending thousands on repairs and portable units ourselves and ruining both our Xmas and New Year’s), we sought intervention from VCAT. The day we did, they responded immediately by increasing our rent. They can’t respond to urgent repairs or do legally required checks, but will respond instantly with a rental increase if you take action.

We had three VCAT hearings over 7 months. VCAT found that “The residential rental provider has failed to carry out the repairs and is in breach of the duty to maintain the rented premises in good repair” yet they still continued to ignore VCATs orders until a third hearing. Each hearing was attended by a different property manager, because of the revolving door of staff.

Consumer Affairs advised that we contact the agencies director, who also ignored us.

VCAT ordered that they provide copies of the legally-required electrical and gas checks we’d continually asked for – we received a document from Airtable with a false date on it and no name. When we question it (multiple times), we were ignored.

We sent the agency receipts for repairs we had to do ourselves (for reimbursement), and as usual, were ignored.

The amount we were owed skyrocketed to nearly $7000 and is now being heard at VCAT, again.

They then sent us an eviction notice and told us to get out 4 days before Xmas, claiming we owed rent (we didn't).

The following week, the agent showed up on our doorstep and let herself into the property because she thought we were not home; we went to the police at this point.

After we left, they put the property immediately back on the market and increased the rent by $170/week .

Dealing with RT Edgar/Ray White Williamstown has been an unrelenting display of mismanagement, neglect, and blatant disregard for tenant safety, legal obligations, and basic human decency. Their systemic failure in property management and tenant care is profoundly alarming. I strongly advise potential tenants and landlords to consider our experience as a reflection of their service quality and priorities. Engaging with this agency may subject you to a similar ordeal of mismanagement , negligence and distress.

Raywhite not best choice

Raywhite agents are hopeless, incompetent and they really don’t give a crap for tenants who are desperately IN NEED for a rental property. We message them, call them or somehow try to get hold for of the agent for follow ups- no response! Their service is just pathetic. They are also very particular who’s application to forward to landlords.

Ray White Sunnybank's performance…

Ray White Sunnybank's performance stands out as notably subpar in comparison to other branches within the Ray White franchise. Michael Zhang, who claims to have seven years of experience as a Property Manager, appears to lack awareness of, or perhaps an unwillingness to adhere to, the guidelines stipulated in the Residential Tenancies Act. A glaring example of this disregard for the Act is the offering of a lease, followed by subsequent false statements after its signing. A knowledgeable Property Manager would understand that, according to the law, a lease cannot be retracted without the written agreement of both parties, and it's crucial to underscore that a property sale does not automatically nullify an existing lease agreement.

Under Michael Zhang's management, there have been multiple instances of unannounced entries, including on the day of a tenant's departure. Furthermore, there is a marked deficiency in effective communication, characterized by a series of unsatisfactory explanations or, in some instances, a complete lack of communication when it is most needed.

The decision to promote Michael Zhang to the position of Head Property Manager is both perplexing and concerning, especially in light of the issues mentioned.

In addition, tenants have been forced to endure living conditions marred by black Mould, resulting from structural issues. A competent agent would be well aware that it is the property owner's responsibility to address such structural problems, adding to the list of disconcerting oversights.

It is worth noting that issues extend beyond mere negligence, with problems like fencing falling over, creating a hazardous home environment. Despite repeated requests for repair, and even the neighbor reporting the issue, it has gone unaddressed for an entire year.

Given the issues highlighted above, I strongly discourage anyone from considering renting a property or conducting business with Ray White Sunnybank. Reflecting on my experience as a Property Manager at a different location, it is evident that understanding the law and diligently fulfilling responsibilities are paramount. Unfortunately, it appears that Ray White Sunnybank falls significantly short in these crucial areas. Exercise caution when contemplating any dealings with this particular branch and seek out agents who prioritize customer service and professionalism.

Your choice should be an informed one, as this agent appears to deliberately disregard the Residential Tenancy Act.

Ray White Commercial Noosa are totally disrespectful. It's all about the $$$. They treat small business as dirt. They only return your calls if you are looking to lease. We have leased through them a few times and every time it's the same. Any other real estate in Noosa is better than this mob.

Worst real estate agency

They are the ones who increase the price, not the market, so terrible, no proper loop in for the buyers. Don't convey the messages and they deal internally with providing preferential treatment to their community, i have experienced it twice now, i hope i have to never buy or sell to them

Harassed and Stalked by Agents

After enquiring about land for lease and sale in Uluwatu, I met once with local agents to see nearby land. After showing me land, I decided I did not want it anymore. I then went on my own around to different areas and villas to explore other options. My partner and I were looking at villas when we saw one nearby the same plot of land they had shown me. I asked them about this property after I had seen it myself to see if it was connected with the land for sale. They were not the ones to introduce me to the owner or set up a meeting. However, now they are claiming I owe them money and must use them because they showed me the villa, which is not true. I did everything myself. The worst part is that they are now stalking me, harassing me, threatening me. They showed up to where I live and work demanding money from me and harassing me. It is very unsettling that they know where I live. I am deeply uncomfortable. Do not trust the agents, they are evil. Clearly Ray White does not investigate their agents thoroughly enough. Avoid at all costs.
