We applied for a buy to let remortgage…
We applied for a buy to let remortgage through the Halifax & we’re given the option to use their nominated solicitor , Solex…. I now wish I’d paid for my own. The process started in November 2021 and is still ongoing to the point where my mortgage offer has expired & a deal deal will cost me an extra 6 k per year !
The service from Solex , & particularly Adam Main has been appalling throughout , they do not respond to emails in a timely manner , often not at all , an average wit is over 45 minutes on the phone & they never return your call. Appalling .
The worst ever!
The worst ever!
They will only progress your matter if you ring and chase up and escalate
Do not respond to your emails, just get an auto response, have to ring to speak with them but you speak with an advisor, not the actual person doing the conveyancing. Takes an hour to get through to them on average. Usually about 20 calls in queue waiting to be answered.
Would leave a -1 if that was possible
If LMS allocate Solex to work on your case, go back and ask for a different law firm or raise it with the actual mortgage provider
I wish 0 stars I can apply.
I wish 0 stars I can apply.
Can't go through customer service, can't speak to any real person, no response to email. Why banks are using this panel for their mortgages??
I am going to write to Halifax bank to consider the quality of service customers get from their solicitors. May be its time for them to kick out Solex from their panel.
🙈🙈
Incompetent they just don’t communicate at all cost hundreds as mortgage has now gone on to a variable rate. They just don’t reply to emails or getting through to them is painfully slow
Shockingly bad service for a simple…
Shockingly bad service for a simple remortgage.
1. At least 90 minutes everytime I've needed to call them.
2. Repeatedly getting email chasers for items already provided (but apparently an IT issue means they can't stop the chaser emails)
3. Excessive hoops to jump through (I applied for an identical remortgage on the same day as this one was submitted and didn't need to do half the things I needed for Solex)
4. No contact with the case manager, you can only contact the main contact centre to pass on a message.
5. On at least 4 or 5 occasions I have had reason to email them and other than the immediate auto response saying they'll review the email in the next 3-5 days I have never once had a response to the emails.
I started 2 remortgages from the same lender, to the same lender on 8th January. The one using a different conveyancer completed in March, this one still hasnt even got to asking for a redemption statement yet as it stands on 5th May. They have just confirmed on the phone they have everything they need and nothing more I can do but they can't give a timescale as to when my case might get to the top of the pile of work of my case manager. They can't even guarantee it will complete before the mortgage offer runs out in July!
Awful, and I barely used them
Avoid - I started remortgage with Lloyds, and was a bit worried looking at the reviews.
We eventually decided to pull out for other reasons, but feel l lucky to have done.
I've now received 4 letters from these guys asking me to complete the questionnaire, despite me sending 5 emails now saying I have withdrawn the application.
If I was trying to deal with a time sensitive application these guys literally aren't checking emails
Avoid at all costs
Avoid at all costs. We have been forced to use Solex in attempting to remortgage with Lloyds.
Firstly, the amount of automated paperwork they have sent over is excessive for a simple mortgage transfer (I've downloaded and responded to over twenty letters/forms from Solex to port a mortgage for the same property).
Secondly, and far more importantly, whilst they do love sending letters they are impossible to communicate with when you need to speak to them. I have written to them multiple times with very simple and specific requests, all without reply and dating back a month. I also attempted to call them six times and each time was put on hold for long periods and then inexplicably been cut off. I gave up trying to call; it's not just me, Lloyds intervened on my behalf and also experienced the same issues when trying to call.
Thirdly, they are incompetent with the basics. Solex requested a redemption certificate from my existing lender 24hrs before my next monthly payment was made and therefore calculated the final balance incorrectly. A simple issue to remedy. However, because they didn’t reply to emails or answer the phone the situation - Solex repeatedly asking me to pay monies I didn’t owe to complete the transfer - escalated until the deadline date.
We finally completed the transfer, but only because Lloyds intervened. After the event I received a mealymouthed apology from Solex with two excuses that demonstrate their lack of sincerity to do better:
Firstly, staffing shortages. The usual line from companies who don’t care about their service is to suggest a temporary staffing issue. It’s evidently not a temporary issue; look at the reviews, they have clearly been operating a consistently substandard service for some time. Solex also admitted in writing that they have a backlog of unanswered emails dating back four weeks - so this is evidently standard practice for them.
Secondly, blaming our existing lender for delays. An apology isn’t authentic if it’s disingenuous. Solex claimed our mortgage lender caused the delay in Solex receiving requested information. Despite Lloyds and myself chasing for three weeks, we know for a fact that Solex didn’t actually request the information until the day before the deadline and that my lender responded immediately.
If this is how hard it is to port a mortgage (that’s roughly 10% of the loan to value on the same property) I dread to think how messy things get when a legal situation is mildly complicated and Solex are at the wheel. We also know that they’ll falsely blame others for their own mistakes when asked to apologise.
If you have a choice, do not use Solex.
Shocking service. Avoid
Shocking service. Advisors telling me they hadn’t received certain documents when they had. Telling me I hadn’t made a payment when I had. After waiting over 20 mins on every call made to them they just fob you off. This company has cost me money in delays to sorting out my mortgage with halifax.
The worse conveyancers in existence
The worse conveyancers in existence, nobody to communicate directly with. I was hung up 3 times whilst in the queue on hold in my latest attempt of communications with them, took over an hour to get through and then they still couldn't help - still on hold now as we speak. Unable to communicate with the case handler directly which is completely unprofessional. No responses to any emails. No updates on the case. Very slow process. Company should be shut down absolute waste of time
Just don't bother
Just don't bother, free legal service with my remortgage and had I known I would have happily paid. They bombard you emails but never respond to any you send other than to confirm receipt. They email requesting information that has already been provided and then blame it on a system error. The only way to get an answer is to call them and that is often an hour wait before the call is answered by a call handler. Please just avoid if you want fast and efficient service. If you are happy to left in limbo with with no idea of progress and updates then this is the company for you!
Just run
Other reviews provide a good idea of how bad this organisation is. Provide no contact details, updates or timeline. Expect to send messages to a generic inbox.
My attempt to even get an update on a basic equity transfer has made the 100 Years War feel short and painless...
A truly dreadful service so far.
A truly dreadful service so far.
8 weeks into a simple remortgage and what can I say other than avoid this company if you can.
Unfortunately I had no choice as Halifax appointed Solex to act on their behalf. Had I been aware of these clearly honest and accurate reviews on trust pilot I would have objected and indeed saught my remortgage elsewhere.
You provide documentation and Solex claim not to have received it. You try to contact Solex only to have to hold for an hour or more and then get no sense if you do get through or even simply cut off.
Currently 8 weeks into what should be a 4 week process and only 50% through.
Interest rates have gone up and I am incurring rental costs whilst awaiting this paperwork to go through.

absolute worst at communication!!!!
This has to be the absolute worst experience I’ve had communicating with a legal company appointed by Santander for a remortgage. You get sent no reply emails? You have to reply with a reference number otherwise it gets returned. Then you don’t get a reply for weeks if ever! Try phoning forget it queues are 23 and above waiting, an hour goes by before to get through and you have ring off to avoid being charged exorbitant rates for going over the hour. Swerve this company at all costs, complain to your bank if your using them. Hopefully the word will get around….. time wasters!!!!!
Dreadful experience
Dreadful experience. They are instructed by Lloyds Bank to deal with my remortgage to LLoyds. I'd heard absolutely nothing from them for over a month and with just 2 weeks to go until my current mortgage expired, I had to chase them for an update. That seemed to prompt them to finally request a redemption statement... which referred to completion on 31st March, the day before my mortgage expires therefore incurring an early repayment charge!! I specifically told them when my current mortgage expired and that I did not want to incur an early repayment charge and therefore needed to complete after 1st April. I'm now going to be left having to cover a shortfall of £1,581 because of their incompetence and I just don't have that kind of money! I wish I'd never decided to switch mortgage lenders. Solex Legal Services are the worst, avoid at all costs!!!
Disingenuous firm trying to…
Disingenuous firm trying to inappropriately sweat extra money out of mortgage clients with appropriate disclosure for standard activities. Leeds BS use this firm, worth avoiding!
I just wish there was a zero or minus…
I just wish there was a zero or minus option as Solex don’t even deserve a one. They never answer any emails, never answer phones, get your to complete forms 3 times until you send them back registered post and keep the tracking number (and even then they try to pretend they’ve not had them). They got the mortgage offer a month ago but I’m still playing silly games with them. NEVER AGAIN!!! Worst solicitors ever.
Avoid at all costs - please .. !
Every bad comment Solex has received I have to completely agree with. Mortgage brokers are referring unsuspecting customers to Solex and that’s where your nightmare begins. Call their customer services line if you don’t believe me. You’ll be 30th, 40th in the cue. You’ll have to wait over an hour each time. They don’t reply to emails, hence the massive call cue wait. Your told that stuff is still outstanding when it isn’t. If you need to remortgage within a couple of months, go elsewhere. We now face much higher repayment charges.
Disgrace.
Avoid these at all costs. They do not return emails or digital requests to contact, cut you off on the telephone before you can speak to anyone and will cause more stress than you likely have ever experienced. They will continually bombard you with texts and emails demanding stuff you have done already and then won’t accept the reply email. Absolute farce. Takes ages to calm your pulse rate down after receiving anything from this firm because you cannot speak to anyone.
Trying to remortgage and work was subcontracted to these lot but I’d rather have asked my child to learn law and then represent because it would probably have been quicker!
Disgraceful service
All of the other reviews speak for themselves but I thought I'd add one more to the pile. Avoid them at all costs. They have been emailing us for a month requesting that we send them a redemption statement which we sent a month ago. They DO NOT respond to emails, they DO NOT pick up the phone, they DO NOT appear to do anything at all! An absolute disgrace and embarrassment of a firm. We have now been moved onto our current lender's floating rate and are paying significantly more for our mortgage. Do yourself a favor and pay for a proper conveyancer to handle your mortgage or remortgage.
Simply awful
Simply awful, as with the other reviews avoid at all costs. They had 3 months to do a simple remortgage then failed to obtain a redemption statement which is really their only job and then lied about requesting it at all. You definitley get what you pay for with "Free Legals" , my advice is use a properly trained licensed Solicitor. Woeful.
