If you happen to be in a chain and someone is using these solicitors, pull out! They are completely incompetent and will ruin any chance you have of buying your dream house. Every time we were due to exchange they found something else that they had missed. Avoid at all cost!
AWOL Agents
Rang up to enquire about a flat to rent and if I could arrange a viewing. Rob, the agent told me he’d speak to the landlord then 5 mins later sent me a text message with an arranged viewing?? He hadn’t even asked when I wanted it! So I had to turn it down. Then the next week I couldn’t get through to anyone about other flats I was interested in renting.. Rob, yet again had gone awol and wasn’t doing his job. Other staff couldn’t track him down and kept fobbing me off!!! They had viewings pending in the diary for me but NO ONE called back! I eventually gave up trying.
This Low fell branch is run by children who know nothing about the job. Utter waste of time, not the Top Brand it claims to be

The worst customer service I have ever seen. No communication, no continuity. I rang and emailed every single day for about 4 months with no answer and no reply to emails. Just don't bother. It would be quicker to have become a solicitor myself than wait for these clowns to do anything.
Shocking!!!
I don't know where to start really, firstly it took about 4 months to sell my last property. In these 4 months I used to send 3 or 4 emails without reply at times and would go weeks without hearing a thing back. Then eventually when I'd receive an email back from my 'solicitor' it would be asking for documents I'd already sent via emails that I had sent days or weeks ago. It seemed like they would forget about you for days and weeks then forget where they were with your file. Then 3 days before the sale was supposed to complete on my property I was Informed that I hadn't provided a rics valuation report for my property to which my response was what on earth is that?! I was told that its down to me to know that that's what I have to provide it's nothing to do with us to which I said why are you's asking me for this now 3 days before I'm supposed to complete, surely this should have been sorted weeks or months ago! They said it's got nothing to do with us. How do they expect me knowing about these forms when I've never sold a house before that's what I'm paying you's to tell me what I have to do. Not to mention it cost me £600 and delayed the sale by a week because it takes atleast a week to sort a rics valuation report out. This also potentionally could have cost me the sale of my property as the buyer was getting very impatient by this point. Even the estate agent who recommended these solicitors told me surely your solicitor should have had this sorted months ago and they should have been telling you that's what you needed (they weren't impressed) neither was the buyer or his solicitors!
Then we get onto the purchase of mine and my partners new property. I decided im going to have to chase things up almost daily because by this point I'd lost all trust in these solicitors. The completion date was always the 11th of December, however when I rang up one day to chase things up and sort documents out etc, the person I was dealing with was saying yeah yeah we are all good to complete on the 18th of December to which I said no the completion date is the 11th of December and always has been the 11th, the 18th has never been mentioned by me or the builders ever! Again would go days without hearing anything back, no responses to emails etc. Eventually we got to the night before we were due to complete (on the 11th) the conversation was everything is sorted, all relevant documents are signed are you's still happy to proceed in the morning to which I said yeah, I was told okay then I'll be in touch in the morning once the money has been realised etc by the bank then you's will be free to pick your keys up. So in the morning I loaded a hire van up with some of our furniture which was in a storage unit (which we had to have emptied on that day otherwise we'd have to pay for another months storage) and waited outside the sales office ready for getting our keys which I was presuming was going to happen any minute. Then my partner rang me upset and distressed saying that the 'solicitor' had told her I don't think it's going to happen today as the bank aren't happen with one of the documents and also I need you's to complete another document and send it back to me as I've forgot about it. My partners response to this was are you chasing all this up then as we've paid for a hire van and our storage unit runs out today? The response she got back was "I don't really know what I'm doing with new build properties" and then almost laughed down the phone like it was funny! Eventually we got the keys at quater to five not knowing whether it was going to happen all the way up till this point.
Completely ruined our experience of buying out first property together. Avoid at all costs!!
We found the conveyancing service from…
We found the conveyancing service from this Solicitors firm quite poor. We were recommended to use them but, quite honestly, we wouldn't personally use them again. One issue was that we weren't able to properly speak to the solicitor on the telephone even though we dialled in a few times. They seem to prefer you to send an email irrespective of the nature or urgency of your enquiry. They also use a rather irritating queueing system when you telephone in which is also pointless really as you dont get to speak to the solicitor anyway. They really should consider direct telephone numbers to their staff so you can speak and get hold of who you need to speak to by telephone. Also, we got the impression that they were handling several other files at the same time as ours because there seemed to be very little action for weeks on ours then all of a sudden in the week before we were due to complete we received a letter from them with over 20 points on to action. This letter should have been sent through to us a good 2 or 3 weeks before we actually got it. There were several other points with more specific concerns which I could mention but we just felt the service overall seemed disorganised for us as a customer.
Absolutely atrocious
Absolutely atrocious. Never use this law firm if you want a REASONABLE turn around time.
We have faced several issues with this firm including not being able to locate our building regulation documents as well as finding out at week 17 of the process that the garage included in our deeds was in fact leasehold not freehold and that none of the deeds had been written up to transfer them over.
Week after week we call for an update or to hurry the process along and every week get told we are not a priority. We have also been told on several occasions we were completing on the upcoming Friday, as everything from our end was done however yet again we are still waiting. We are now at week 20 of our process of purchasing our property. Given that we are first time buyers we never anticipated this hold up even within a pandemic. Even still, it looks like we are several weeks away from completion and have been advised another 12 weeks wait could be likely.
We were also advised over four weeks ago to close our help to buy isa's so that we could complete on the Friday coming . As a result every month we are now loosing over £200 in interest. We are also now in a restricted position where if we pull out of the property we will loose all our savings interest in these isa's from the government which equates to over £4000.
If you would like a firm that calls you back within a week of requesting to speak to them, please choose ANYONE other than Gordon Brown Law!!
Very very poor
When buying our first home myself and my wife went with the recommended solicitors through the housing development which was Gordon brown. I can genuinely say buying a first home in the middle of the coronavirus outbreak was the most stressful thing we have ever done by some way and Gordon brown solicitors was a massive contributor to that stress.
I won't state the ladys name who dealt with our move as despite being hugely dissapointed with the service and especially her handling of it i don't want to actively circulate her name and damage her future career prospects, I only hope that in the future her clients don't get the same service as we received.
An issue popped up and we were told that the mortgage company will 'almost certainly pull out' and that it was effectively dead in the water and we should try to find another mortgage. All of our calls and emails were ignored. We eventually rang the mortgage company ourselves (which we shouldn't have had to do) only to be told that they didn't have a big issue with the problem they only simply wanted a little reassurance from our solicitors. When we eventually got through and told Gordon browns that the response was 'we will get on to this'. A few days later with zero contact we rang only to be told well I sent an email and haven't heard anything, when we asked were emails really the best form of communication for something time critical especially if it hasn't been answered only to be given the response (which will stay with me the rest of my life as probably the most shocking response I've ever received from a professional, as a professional myself I'd possibly have lost my job or in the very least had a dressing down for a similar comment) 'well they will get back to you eventually won't they'
Had we not made the call to the mortgage company our move would have fallen through, the fact it took us (the costumers) a 10 minute call to get the info and do what needed to be done to get it sorted. I've also spoken to two individual solicitors since who have informed me that the issue that was raised would be zero issue to a mortgage company and an average application would take 6 to 8 weeks (ours took 14, although admittedly we had covid 19 to contend with)
Avoid at all costs, there's a wide range of other solicitors who could deal with your house move far quicker, far more efficiently and professionally. Probably the worst process of my life I've been through and Gordon brown made it significantly worse, for the money charged compared to the effort and professionally service received this was at best very poor.

Encountered numerous issues during conveyancing
Used Gordon Brown when purchasing our house, which was eventually completed, but we encountered a number of issues along the way – some being minor grievances, with others being fairly major. This experience has meant I will not be using them again in for any future legal work. The issues we encountered included:
We were given wrong information relating to stamp duty; even though we stressed what we thought was correct, we were wrongly told it was not the case (until we asked for this in writing, when we were then told we were right – if we had just gone blindly with this advise, we could have been left with significant financial difficulties).
Regularly had poor communications – we were often unsure of the progress (with our estate agent knowing things prior to us), regularly struggled to reach our solicitor and we kept getting asked for the same information multiple times (we had provided this, but they just hadn’t read it).
Documents sent to us digitally were often sent in such poor quality they were hard to read, and it wasn’t uncommon for errors to be found in the documents which we had to keep raising (such as the wrong name being on the final contract which we had to rectify ourselves).
We didn’t know when our completion date was until the actual day; it was continually vague and uncertain, which made planning and organising very difficult.

Our conveyancer Ms Sophie Templer was more than brilliant and provided a great support and guidance throughout the process. As we were the first time buyer and never had been through the house buying process, Sophie ensured all the relevant information was provided to us which was jargon free and easy to understand. Sophie's professional approach to the whole process gave us high level of confidence in the whole process which was smooth and stress free. If we go through the same process again, needless to say, we will certainly choose Gordon Brown's service and if possible, Sophie as our conveyancer. These are truly deserved 5 stars by the firm and the conveyancer.

Peter at GBLF is an excellent conveyancer to choose
I bought my new apartment in London with Peter at GBLF guiding me through the process. The service he provided was excellent, I could tell he was on top of the process for me. What I really liked is that he answered the phone when I had an issue, or would call me back as soon as he could. Which is not common anymore. Great to have someone who understood how important it was to me to have certain issues resolved quickly with the vendor. I'd recommend him if you want a conveyancer who is responsive and empathetic, with the traditional values of a high standard of service, with a personal approach.

GBLF have provided us with an excellent conveyancing service. When initial letters went astray, they communicated by email, facilitating electronic transmission of documents and keeping us well informed at every stage. We were impressed with the efficiency, competence and helpful attitude of the Conveyancer acting for us. Their thorough yet flexible approach ensured we completed everything in good time, despite Covid19 restrictions. Highly recommended!
