Great Show houses experience!
I’m a first time home buyer who felt quite nervous/ awkward going to visit show homes however I had a fantastic time look around the gleeson homes All Saints site in Ferryhill, County Durham. The show houses were a good size and beautifully decorated for all the houses we viewed. The sales executive Adrian was super friendly, charismatic and incredibly informative in explaining how buying a property with Gleeson Homes works and the different home styles available at the site and others. Adrian made me and my mother who was with me feel really relaxed and was very helpful at explaining the standard house features and the optional extras that could be added for better design/ functionality without being too pushy about anything. The amazing customer service and general affordability of the homes has led me to definitely consider buying from Gleeson Homes in the future!

Gleeson Homes Review
⭐ If I could give zero stars, I would.
If you’re considering buying a Gleeson home, here’s my advice:
Do not rush to review them after dealing with the sales team. Wait until you’ve actually lived in the house.
Because the sales experience and the experience of owning the house can be two completely different things.
When you’re buying a new build, you naturally focus on the excitement. You’re told about your lovely new home, the quality, the security, the finish and all the things that make you feel confident you’re making the right decision.
Then you get the keys.
And you start looking properly.
Our snagging list was 56 pages long.
Not 56 individual tiny cosmetic niggles. 56 pages of things requiring attention.
The problems have ranged from terrible plastering and poor finishing, holes in brand-new carpets, poor brickwork, external wall and fencing issues, damage and mess caused during remedial works, and countless other defects that simply shouldn’t be acceptable in a brand-new property.
You start wondering how some of it ever passed inspection in the first place.
And then comes the next battle: getting it fixed.
We’ve had constant promises that things would be dealt with. “We’ll get someone out.” “We’ll look into it.” “Someone will contact you.” “It’s been passed on.”
Except those promises don’t always translate into action.
And just when you finally get somewhere with someone, they leave.
Then you’re back to square one, explaining everything again, chasing again and trying to establish what you were previously promised.
It is exhausting.
And the remedial work itself hasn’t always filled us with confidence. There is a huge difference between genuinely putting something right and carrying out a quick repair that technically allows someone to say the issue has been “resolved”.
A brand-new home should not require this level of intervention.
I am not expecting perfection. I understand that new builds have snagging issues. What I do expect is a reasonable standard of workmanship.
I don’t think it’s unreasonable to expect:
• Plastering to be properly finished
• Brickwork to be properly constructed and finished
• Brand-new carpets not to have holes in them
• Fencing and walls to be properly installed
• Damage caused during remedial works to be properly dealt with
• Problems to be fixed properly rather than repeatedly patched
• Promises to actually be followed through
• Consistent communication
• And someone to actually take ownership of the problems
There has also been the ongoing issue with the security gate, which was a paid upgrade and particularly important to me as a mum. We moved in without it and have subsequently had ongoing issues with the gate, wall and surrounding fencing. Knowing that a neighbouring property received a gate free of charge has only added to the frustration.
But the gate isn’t the reason for this review.
It’s the bigger picture.
It’s buying a supposedly brand-new home and feeling like you’ve spent months fighting to get it brought up to the standard it should have been at handover.
It’s the quality of the workmanship.
It’s the sheer volume of snagging.
It’s the poor finishing.
It’s finding holes in new carpets and looking at brickwork that leaves you wondering who signed it off.
It’s the endless promises.
It’s the chasing.
It’s staff leaving and having to start the whole conversation again.
And ultimately, it’s the feeling that once the sales process is over and the keys are handed over, you have to fight to get the level of service and workmanship you should have received in the first place.
So please, if you’re considering Gleeson:
Don’t just read the reviews people leave after the sales experience.
Wait until they’ve lived there.
Wait until they’ve had their snagging inspection.
Wait until they’ve tried to get the problems fixed.
Because that’s when you find out what buying the house is actually like.
I wish we’d known then what we know now.

Purchasing our first home 🙂
Me and my partner dropped in to look at homes on the stoneyford green site as we were looking to buy in the next year or so. Once we got chatting to Tina we realised we were closer than we thought and our first home was obtainable even sooner. A week onwards and we’ve now just reserved our first home! We can’t speak highly enough of Tina and other members of the team we’ve currently met. Tina walker has been nothing but helpful and is a credit to the gleeson team 🙂

Tina Walker at Stoneyford green has been more than amazing helping myself and my partner buying our first home! From entering the show house “just for a look around” to reserving our plot a week later. She’s more than a sales person, she’s a friend and we couldn’t have wished for anyone better to help us on our next chapter! Tina, huge thank you for all of your help and support in this process, we look forward to seeing you again soon ❤️

Stella was so efficient
Stella was so efficient. She explained everything about Gleesons so thoroughly. She was so impressive. She showed us over houses and gave us options of which house we liked. We had been elsewhere to other developments but nothing was explained properly. She showed us the maps and layout of the properties. She was so honest when she answered our questions. We would highly recommend her as she was excellent to talk to, very friendly and polite. She is such a good ambassador for Gleesons. Many thanks Stella

Bought our new home at Ousterley Woods Stanley Peter was fabulous from the start giving great advise and helping us through the process as it was very stressful for us as we relocated from the York area and jobs moved faster than expected . When we’re picking our extras that we wanted Peter gave some great advise on how to pick what we wanted regarding the colours for kitchen flooring ect and we have definitely not been disappointed the house looks great and feels like a home after just a few days .

I bought my home from Gleeson Homes…
I bought my home from Gleeson Homes nine months ago, and I couldn’t be happier with the experience so far. Any issues I’ve had have been very few and, when something has needed attention, it has been dealt with immediately.
The site staff and site manager have been fantastic throughout, and the customer care service has also been excellent. It’s reassuring to know that any concerns are listened to and resolved quickly.
Overall, I’ve had a really positive experience with Gleeson Homes and would happily recommend them to anyone looking to buy a new home.

We have just completed on our new home
We have just completed on our new home, and the level of service we received from start to finish was absolutely brilliant.
Our journey started with Thomas, who was fantastic. He did absolutely everything possible to ensure the initial stages went smoothly and took the stress out of the process. His dedication and care set a massive standard from day one.
When it came to the handover date, Dani, Adrian, Dave, and Shawn stepped up and made the entire experience truly unforgettable. Their professionalism, warmth, and outstanding attitude made the final milestone worth every second.
The site manager, has also been incredibly responsive and attentive whenever help has been needed, ensuring everything is looked after. It’s rare to find a team that takes this level of pride and ownership in their work. A huge thank you to Thomas, Dani, Adrian, Dave, and Shawn for making our move such a success!

Was going to wait to write a review..
We completed on a Gleeson home in May of this year having reserved last March.
While the sales portion of the process was great, the aftercare process has been dire. I've only given the 2* rating because of the sales reps, otherwise it would be a firm 1* (because I can't put 0).
Before I continue, any home buyers reading this, if you must go through with a purchase with Gleeson:
Get a snagging report done! Seriously. Spend the extra money and get a full report done by an external company, either pre or post.
I'll start with the Pros, although there aren't many:
- Sales reps were fantastic
- Options were extensive and had a wide variety of styles for this available
- Actual site is lovely, really quiet and our plot has a beautiful view
- Natural Stone used for our plot is gorgeous
That's where the Pros end, now for the numerous Cons:
- When almost all of the way through the mortgage process, and having had the plot reserved for 6+ months at this point we were told that Gleeson had overvalued the property by 15k. They refused to amend the pricing so, as we were so far through the process being reluctant to back out, had to go back to our provider and sort a separate mortgage. This put us out by a large amount on our initial mortgage and while Gleeson then gave us that amount off our options, it is by no means near the 15k that they overvalued.
- Day 1 (completion day) we had multiple issues with the property including a completely unusable bathroom, 30+ points of damage across the property, multiple unfinished bits of work and issues with every single room in the house.
- Garden was finished not as sold, we were told this would include a usable flat level of garden which hasn't been done and Gleeson look to have 0 intention of fixing this so out £6000 to sort it ourselves.
- Trying to get in contact with site or customer care to actually get jobs fixed is like pulling teeth. Site never answer phones or messages, then having to chase customer care for any updates. On top of that when they DO decide to come out to do the work it's day of, no notice and while thankfully I can be available on some occasions I've had to multiple times move work or work late to make up for this time. And despite being told to stop, site continue to do this and their communication is next to non-existent.
- Our driveway wasn't laid when we completed and were told this would be done. Having been laid we then discovered the drive is miles too steep (we were told it wouldn't be as steep as it is) and wasn't usable. Site have come out no less than 3 times now to "fix" this issue and every time we have to go back and tell them the exact issue, which they do nothing about.
- Multiple issues with safety on our property. Decking stair rail not fixed property, garage step collapsed under me causing a nasty fall, huge gaps between the railings and decking.
- Corners cut at every single opportunity. If they could cut corners, they do. Flooring not sealed, radiators not collared, caps not fitted, extractor fans not put in property, brick work mortar not finished properly, insulation not laid properly, flooring not fixed properly, stair rails not fitted properly/damaged, plugs that don't seal, plaster not done properly, grout not done properly (which ultimately failed and required the whole shower to be pulled out and redone). I could go on for hours on this.
- Our snagging report came back with almost 60 pages of issues. Thankfully most of which was cosmetic but none of this should have been a problem, I have no idea who signed this property off but it's so poorly finished I didn't even know where to start.
- Site manager lets himself into properties if his contractors are in already without alerting the customer.
- Turf, while provided, has been laid on awful hardcore and minimal topsoil so has issues everywhere.
I could honestly go on and on and on but this review is long enough. I am genuinely furious at Gleeson over all of the above and more, I was going to wait before leaving a review to see if they could possibly redeem themselves.
And while yes, they have sorted issues out, it has been down to me chasing them almost every single week to find out when the work will actually be done. And almost 3 months in, we can't actually relax or settle in our home because almost every week something gets messed up/ripped out to be fixed.
All I wanted to do was relax in my new home, having had a mountain of personal issues and bad rentals for the last few years, and Gleeson robbed me of that as well as a large sum of money that I won't see again.
If you can avoid Gleeson, do it. If you're already in the process of buying and can't back out get a snagging report and be prepared to spend months chasing them.
EDIT 04/09/2026: Changed to 1 start as they are refusing responsibility on some issues. Putting us over £6k out of pocket.
