This site is a scam - it is NOT the official land registry site, they will not get the docs you need and charge you

I needed to check the historic register for probate on my parents’ house from 9 years ago. Paid just over £30 . They said allow 7 days but it came through within 5 . I had a query about something ( my error) which was answered straight away by them . Superb and recommend !

They sent wrong documents then tried to tell me that's what I ordered. Please stay away and don't use this company. I have no idea how these companies are allowed to operate and take peoples money.

Yes its expensive and yes it does at first look like an official site, but it soon becomes obvious that its not as its way too slick to be a UK gov site.
However they did deliver what I needed quickly and were up front about the costs.

While searching the internet for some details on a few property's I landed on this site and it is setup and made to look like the actual Gov website, but that is where it ends they charge £95 for the documents. The initial price was showing as £24 but not very clear it was not until I pressed confirm it jumped up to £95 but by this time it had confirmed and processed payment.. The fact it done it with only 1 click no checks or confirms. I am usually very careful but this one got me. AVOID AVOID AVOID

Like others I thought this was the official land registry site and parted with my money before realising it was too late. On checking landregistry.gov.uk I learnt that there are not even any documents available for the property in question, (probably because last transaction was 1960) so even though this opportunistic company is charging 7 times the cost of the gov website they won't even be able to obtain the docs. Advice from my bank is that this is a visa dispute rather than a scam. My initial attempt to obtain a refund from the company resulted in them giving me the customer service line number for land registry.gov.uk.
A follow up attempt to obtain refund via an email was thankfully successful.

I landed in this company thinking that it was the official place to obtain land registry documents. They deliberately bury the most important piece of information in their t&cs and in very small letters on the footer of their website. When you realise this unfortunately it is too late.
I did get the document; but I realised too late that it would had cost me a fraction of the price via the official UK government website.
I tried to get the money back within a day but ofcourse they won’t accept any claims.

I tried opening a case via the bank and have reported them to trading standards for deliberately misleading customers. That is the best I can do. If I had the money to enlist a solicitor I would.
They are an unethical company. Stay away!

I thought there was something funny about this company when the only thing the man was interested in was taking £50.00 from me .
I said I am not comfortable with this and he sent a link for payment which has spelling errors.
Just an update got the information I need and cost me £7.00
So looked them up and I am happy that I didn't pay them

Absolute scammers. They provided the wrong documents and simply ignored emails. There's no complaints process—once you've paid, your money is gone.

This website is a complete scam. Never received anything. Paid over £100. Tried to stop the payment with American Express who said they cant stop it as not fraud as it is a real company - it is a spoof company. So they copy a legitimate website, you pay them and get nothing and my credit card company said nothing you can do??!!!!

If I could give less than one star I would. I ordered a document from them which stated in the description it was a plan. The document cost £24.95! Extortionate! I was not aware that they were not affiliated with the government as this was stated in small print at the bottom of the whole internet page. The document arrived and it was NOT what was advertised. It was simply a deed of ownership, not a plan as the website stated. I politely raised a dispute with the company, and all I got was bot responses or a ‘you paid and have simply changed your mind’ email, which is not the case when what was advertised is misleading! I managed to then get the correct document, from the correct government website for £7. Landregistry.uk was an absolute rip off, with unhelpful customer service, misadvertising products and masquerading as a legitimate service by ensuring its sponsered link comes first on a Google search. They appear to be exploiting the naivitey of people with little/no land registry knowledge.

"Richard" called my elderly Father, 2 days after my Mother died, demanding a £300 payment over the phone for some sort of unnecessary title change bollocks.

Vile, ambulance-chasing, scum. All of them.

They pay to pop up top in your search of land registry leading you to believe they are some sort of official website but they are a SCAM. AVOID AT ALL COSTS. I paid them £24.95 and got an email back from them saying they could not find the address. When I wrote back to them never received a reply and needlesss to say never got any copies of my land registry. DISGUSTING SCUM who prey on people. Lesson learnt to always check reviews before paying on line.

AVOID!!! I believe this is a scam website, I wrongly thought it was the actual land registry, until I called them directly and they confirmed these guys are a third party. I am contacting my bank to try to get my money back. How they are allowed to get away with this I dont know. I wish I had read the review first but the link appeared to come from the genuine government website. Lesson learned.

Do not use this company they are scammers!!!!! I needed documentation to prove I am the legal owner of a property and paid the scammers £24.95. The documentation they sent is documentation I already possess. I asked for a refund but of course being scammers this was rejected.

DO NOT USE. They are a CON. I searched for my daughter who wanted her deeds. This site comes up high on Google but is a CON. They just get the documents from the real Land Reistry but charge 3 times the price. Make sure you go to the site which includes "gov.uk". Search for "government/organisations/land-registry". All other sites are cons. They charge 3 times the price for the same documents. Many reviews also show bad service even then. Be warned.

Thought it was the government site like everyone else on here. How can they get away with calling their company a similar name?
Paid over £55 for title and plan. Paid extra for a paper copy… can’t see that arriving anytime soon. Glad I didn’t pay the £10 for next day download as it was sent to me within 15 minutes! Also glad I didn’t pay the almost £38 for the conveyancing pack, whatever that is. Complete scam. The company needs to be shut down. Emailed them for a refund but at the same time as getting an email saying they would get back to me within 48 hours, I received another with the title and plan attached. I am going to try and get my money back as someone else on here as ‘misrepresentation’.

I have found out that the title deeds i wanted are not held by land registry so nothing would have come but I have heard nothing. no contact number available

How is this website even live? I wish I had read the reviews, however, the way the website is advertised it comes across as completely legitimate. [Updated: I requested a refund, which was promptly looked into. Therefore, increasing the rating. However, the website should make it more explicit that it is possible to obtain the documents from Government site at a lower price]

How is this scam website still running after being reported here since 2022 but first registered in 2017? I wish I had seen these reviews before I wasted money with this bunch of scamming muppets but then why would I even check to see if The Land Registry had any reviews? Apart from them not being the Land Registry of course despite their domain name being LandRegistryTitleDeeds.co.uk.

Like 96% of other reviews at time of leaving my report I thought this was the official Land Registry site - how do scammers get away with setting up websites with such similar names to real organisations in the first place and how come they haven't received a Take Down Notice from the real Land Registry?
Guess I was lucky compared to some of you as I only wasted £17.94 on a Title Plan to determine where to site a fence without encroaching on my neighbours boundary.
This was advertised as, quote;
'An official copy of a Title Plan is the official document which confirms the position of the legal boundaries and shows the extent/area of ownership. Maintenance responsibilities for boundary structures (e.g. fences and walls), restrictive covenants and easements (e.g. rights of way and parking rights) are indicated on the Title Plan by coloured markings and T-markings.'
Perfect I thought. Just what I wanted I thought. Until I was emailed a woefully out of date, 20 year old barely legible black & white sketch of my surrounding neighbourhood when I wanted a detailed drawing showing where my boundaries were.
I emailed them querying what I paid for wasn't what was advertised but needless to say received no reply.
I chased them again attaching a detailed hi-res photo showing them how out of date theirs was still believing this was the download section of the official Land Registry site but I soon realised it was not when they couldn't be bothered to reply to my second email.
