What a poorly managed company

What a poorly managed company by incompetent director(s)/shareholders(s).
THE FOUNTAYNE GROUP LIMITED - Company number 14529181 was wound up by a petition of HMRC.
It seems the person(s) behind this company, I won’t name and shame but a search on Company House will provide this information, have a history of liquidating and/or dissolving companies and then opening new ones to continue trading.
Here are some examples:
FOUNTAYNE MANAGING LTD (Company number 09496684) went into liquidation in May 2024. FOUNTAYNE RESIDENTIAL LTD Company number 12829755) was dissolved in October 2024.
Property Redress recently expelled THE FOUNTAYNE GROUP LIMITED.
It will come as no surprise that a new company was formed - THE FOUNTAYNE GROUP (BLOCK) LIMITED (Company number 16708312).
It appears that they are not registered with any redress scheme as legally required.
They are being reported to trading standards for apparently operating unlawfully.
All freeholders and/or leaseholders should be aware of this and deal with as required.

AWFUL

To give this a 1 star is embarrassing, it should'nt even have that!
Bins are not cleared, rubbish mounting up, security barrier has been broken for some time.
This company is newly incorporated as the previous one "Stortford Estates" went into liquidation.
Simon Stern does not reply or do anything, this company will probably be wound up too in time.

AVOID LIKE THE PLAGUE and report them

AVOID LIKE THE PLAGUE and report this truly shocking money grabbing shambles to First-tier Tribunal (Property Chamber).

This follows months and months of unreasonable, unjustified and unsatisfactory service standard, and dont bother trying to escalate matters through their internal complaints as it will be ignored.

They stated that building insurance was provided which after taking legal advice it was revealed to be be totally incorrect, leaving the property at great risk whilst uninsured. They were provided with many examples of their incorrect advice, all were disregarded.

The Fountayne constantly try to allocate costs incorrectly, often wrongly backdated and unwilling to investigate challenges in the service charges when raised.

This has left no option than to apply to the First-tier Tribunal (Property Chamber) to challenge penalty charges that continue to rack up whilst on hold as well as misallocation of service charges, inflated and incorrectly issued.

Avoid at All Costs – Years of Mismanagement and Deception

If I could give zero stars, I would. Fountayne Group (previously Fountayne Residential) has caused years of stress, confusion, and financial uncertainty for leaseholders in our block. For over 4 years, we’ve experienced serious mismanagement, a total lack of transparency, and non-existent communication around service charges, maintenance, and essential safety matters.

They have failed to:
• Provide clear service charge accounts or justify their costs
• Maintain the property to even a basic standard
• Communicate any fire safety records or insurance details
• Explain where leaseholder funds have gone
• Properly respond to formal complaints or legal requests

Despite multiple efforts to engage with them, we were met with silence, excuses, or blame-shifting. Late payment charges were added unfairly, even when the freeholder instructed us not to pay them due to their own concerns. They’ve racked up County Court Judgments (CCJs) and still continue to operate under a new company name. It’s beyond worrying. Simon Stern is still the director of the company but hides behind a family members name on companies house. Says it all really.

I urge anyone who is dealing with this company to report them to PRS (they where already expelled once), trading standards & a first tier tribunal.

joke of a management company

scammers poor communication take service charge money nothing gets done charges us for things like gardening no one has touched the grass for over 2 years neighborhood is coming together though everyone is sick of it useless company worst i have ever dealt it should be made criminal what they get away with is a joke and to fight it is so complex should be made simple no service no charge

Absolute sham of a management company. Take money and do nothing with it, building been left in an awful state due to this. Car park gate been non functional for 18 months.

The building owner has finally replaced them due to their complete incompetence. Any positive reviews must be fake. Common practice in this industry.

Simon Stern was banned from being director companies due to his shady practices, yet this company is in his wifes name. We all know what's really happening there.

Awful company

Awful company. Once again, they’re still charging us astronomical service charge fees with absolutely nothing to show for it. Communication with us leaseholders is 0. The only time we hear from this is when they send us an invoice for service charges. When asking for proof of receipts / spend for what our money is being used for, they ignore us. They’re always out of office, no one to talk to. No one to complain to. They’re horrendous people to deal with.

If you want to save yourself years of headaches and anger. Stay well away from this company.

It’s honestly beyond me how anyone has a good word to say about this cowboy company.

Once you’re with them. You’re essentially stuck, and they know it and continue to act like children.

This is a very concerning property management company...

From a constructional professional, this is a very concerning property management company. I am leaseholder of an apartment block they manage and have had a roof leak for over a year that still remains unresolved today. There is no attempt of communcation or resolution. Emails are left unresponded. Calls are not answered and phone line mailboxes are full. One of worst companies I have ever crossed paths with.

As a leaseholder of a block of flats managed by The Fountayne Group, I have encountered numerous issues that have raised serious concerns about their competence and adherence to legal obligations. My experience with The Fountayne Group has been overwhelmingly negative, characterised by poor communication, inadequate maintenance, and potential legal breaches.
The Fountayne Group has consistently failed to provide clear and timely updates regarding ongoing maintenance and construction works. Requests for detailed breakdowns of service charges and justifications for increased costs have often been met with vague responses or ignored altogether. Essential maintenance tasks have been neglected. Significant structural issues were not addressed promptly, causing worsening conditions for the tenants.
There are also potential legal breaches, such as failing to consult leaseholders on multiple small works that collectively exceed the consultation threshold, as required by Section 20 of the Landlord and Tenant Act 1985. The handling of service charges has raised concerns about compliance with the Act, particularly regarding the reasonableness and transparency of incurred costs.
Communication from The Fountayne Group representatives has often been dismissive and, at times, intimidating, creating a hostile environment for leaseholders. Instances of unprofessional behaviour include a lack of respect for leaseholders' rights. Additionally, there are concerns about the selection process for contractors, with insufficient evidence provided to demonstrate that work is being done at a fair and reasonable cost. The Fountayne Group's refusal to provide documentation or evidence to support their decisions has further eroded trust among leaseholders.
Overall, my experience with The Fountayne Group has been deeply unsatisfactory. The company's failure to communicate effectively, manage maintenance issues promptly, and adhere to legal requirements has caused significant distress, inconvenience and financial loss.

This company have been expelled from…

This company have been expelled from The Property Redress Scheme and they are still trading which is breaking the law. They are scammers and rip off merchants. Neither honourable or sincere they get you caught up in circular conversations where there is no resolution. They send fictitious invoices for work that has not been carried out and then slap on late payment charges when you ask for a breakdown of costs or challenge them. They don’t return calls or emails. If you’re lucky enough to get work done, it’s of poor quality. We had an ill fitting fire-door. They keep changing staff and then get you to explain your issues all over again which increases your frustration all whilst threatening to take you to court if you don’t pay. I’ve reported them to The Trading Standards, PRS and my local MP. If I could give them minus 5 stars I would. You will notice online they have some reviews like this and lots of five stars one which look like they’ve been bought!!!

Financial mismanagement…..

Absolutely the shadiest company I’ve ever dealt with, rotten to the core.

They’ve been expelled from the Property Redress Scheme for nearly two months due to non-compliance with essential terms, yet somehow continue to “trade” as if nothing happened.

Their operatives go unpaid, refuse to show up at my property, and they can’t get contractors to handle even the simplest tasks presumably because they’re also not being paid. It really makes you think where our service charge fees as leaseholders are actually going.

This company is a disaster. It’s only a matter of time before they liquidate again, only to reemerge under a new name and continue the same shady practices.

If this company is managing your property, reach out to Trading Standards or possibly the police.

Absolutely the worst

Absolutely the worst - they do not care for their properties (roof has been leaking for months and they refuse to fix it properly). They do not acknowledge our calls, they filter them too - they never reply but when they demand anything they use inappropriate, aggressive language. They are always of holiday and their mailbox is full so no message can be left. Unbelievanble.

This company does not take ownership of anything at all. Instead of trying to come to an agreement/resolution i have just been ignored. Their phone lines are never answered either. Such poor service

Poor service and do not deal with matters

Owing to their poor service the residents company got a Companies House fine.They never paid it and the company got a summons at my home and still never paid it.
I have paid it myself .
We have nothing but problems with this group and its director.
Avoid like the plague
