They hold my deposit back £644 for…

They hold my deposit back £644 for extra gas cost. Throughout my stay they never, sent emails about gas overuse. They didn’t provide receipts. Never put my deposit in the government deposit scheme. Poor maintenance culture and spoke rudely to me. Made excuses to deduct all my deposit without any damage. I recommend people to avoid their services until they start to put customers deposit in the government deposit scheme.

Avoid them like the plague

I honestly cannot stress how much everyone should avoid City Accommodations. My experience was completely frustrating, stressful, and a waste of money. Look at their Google reviews as they stat-pad their trust pilot ones by encouraging the new tenants to finish TrustPilot reviews while paying a deposit exploiting the occupants' need to move in.

The worst was when I moved out, they tried to deduct a large portion of my deposit for damages that were already there. I had to send a formal Letter Before Action threatening to take them to small claims court before they finally refunded £210 of the £260 they tried to keep. They consistently and rudely emailed to tried to shift responsibility onto me, despite them not having a check-in inventory and me having time stamped photos of the damage!

Their argument that the agreement was a “licence” rather than a tenancy is misleading and clearly designed to avoid their legal obligations, including protecting the deposit.

The property was overpriced and poorly maintained, with mouldy bathrooms and stained carpets. The bills included only account for £100 a month for everyone which obviously won't cover a 6 bed house so they charge you extra out of your deposit.

If you’re considering renting with City Accommodations, please avoid them. Save yourself the stress, the disputes, and the money.

Thank you for your feedback. We appreciate you taking the time to share your thoughts, and we’d like to take this opportunity to clarify a few points regarding your occupancy.

Upon your move-out, we noted damages present in your room which, unfortunately, had not been reported to us at the time of your move-in, as required under the terms and conditions the agreement. You only provided timestamped evidence on 18th August 2025 (much later than your check in date).
Following receipt of these photos, we sought clarification from you regarding both the timing of their submission and some noticeable inconsistencies between the images provided. I hope you can understand that this was necessary to help us fairly assess the situation. Based on the findings, we processed the relevant refunds back to you. We would like to highlight that if the check in inventory was submitted in a timely manner, this could have been avoided.
With respect to the agreement, we would like to reaffirm that it is not misleading and clearly outlines the responsibilities and expectations of both parties.

Terrible Experience – Avoid at All Costs

This company is a complete scam. The room was dirty when I first arrived, and to make things worse, they gave me the wrong key, so I had to waste time and money traveling all the way to central London just to get the correct one.

They also try to scam you by charging for things that were already broken and reported upon arrival. On top of that, they even charge you for “maintenance” that they never actually do. It’s unbelievable.

The cancellation fees for the contract are outrageously high, clearly designed to trap tenants and squeeze more money out of them.

Completely unprofessional, dishonest, and not worth the stress. Stay away from this company.

After reviewing the communication between yourself and our team, we found that our team had reached out to you for clarification regarding the damages you mentioned. It became clear that we have not received a check in inventory from you upon your move in and the damages were not reported to us. We invited you to share with us any records you have in regards to the state of the damaged furniture but unfortunately, we did not receive any response from you. We remain fully committed to resolving this matter and would greatly appreciate your cooperation and communication so we can look into it further.

Regarding the early termination fees, these are clearly stated in the agreement, and you were made aware of them prior to confirming your booking. We strive to be transparent about all terms and conditions and are happy to assist you in the process of finding a suitable replacement occupant if required.

We value all feedback as it helps us improve our service, and we hope to have the opportunity to address your concerns directly and reach a fair resolution.
