This is why ALL POSITIVE REVIEWS refer to an agent (i.e. 'David', 'Francesco') and don't deal with the long-term reality of using their services. They are 'statpadding' good reviews - all positives refer to househunting etc.

Renting a flat with CityAccomodations Ltd included the following experiences:

- no hot water in flat for weeks on end
- boiler leaked
- cleaner (biweekly, agreed in contract) didn't turn up for 3 months
- broken fixtures upon moving in (front door had faulty lock, fridge broken).
- rats in flat (and we were first people to rent this property)
- wifi not provided. When it was provided, the speed was around 3mbps - clearly not a functional speed.
- they visited to flat often without warning. One tenant asked to leave the flat, yet they advertised all of the rooms (even for those who wanted to stay in the flat) - many would agree that this is dishonest behaviour.

Contracts are written so you are a 'licensee', not tenant - this offers them flexibility for providing such poor service. Read over any contracts carefully (often putting them through AI can help summarise them and compare them to traditional agreements).

Being a 'licensee' offers you significantly less rights that a typical tenant.

Avoid, avoid, avoid. It's really not worth saving a couple hundred a month in rent for such misery.

It is an dismissive, disorganised, and ultimately exploitative operation. Don't do it.

Alamin was a big help in finding a place. Quick responses to questions and generally helpful answers. Despite being a virtual tour, nothing seemed omitted and my experience moving in was exactly what I expected.

Houcine was very professional and courteous. Despite his busy schedule he always found time to accommodate additional questions and give practical and helpful suggestions. Excellent agent!

I had a really good house searching experience with this company. It was my first time to searching an accommodation since I came here a month ago, so i felt anxious about finding accommodation. But Alamin and David managed the process amazingly well and showed me many options. By thoroughly viewing many properties, I was able to determine my true requirement for accommodation and find the best one for me. It was a great experience and next time I will definitely use this company again.

Absolutely awful experience. The living conditions were terrible — nothing like what was promised. When you finally think you've escaped, the real nightmare starts: they hold your deposit hostage for over 6 months, trying to scam you with inflated, made-up charges for bills. Communication is nothing but passive-aggressive and borderline threatening.

Don’t be fooled by the fake 5-star reviews — they pressure you into writing those before you’ve even moved in to cover up how cowboy this operation really is. Avoid at all costs.

City Accommodations RE Limited were brilliant. When I enquired about a room they were advertising I had the pleasure of dealing with the wonderful Houcine who answered every question and query I had about the accommodation in question, the area, the facilities, you name it. He ensured I was informed before making a final decision.
When I came to view the accommodation, Houcine was even more attentive and super friendly. Since moving into my room Houcine has continued to check in to make sure I am still satisfied with the accommodation.
Finally, a special shout out to Rio who dealt with the boring details of the licence agreements. Thank you for your help in securing me this place.

Houcine was very helpful

It already (6) months since City Accommodation RE brazenly stole my security deposit. They said “I didn’t open the door for a contractor/repairman” which is a false accusation. I sent an email to them (6) months ago for clarification but they have refused to respond to my emails because stealing my money is indefensible. I am still awaiting a response from them.

They made adjustments to the dates and arranged room dates in a way which was very convenient for me while I was trying to find a suitable place in a short time.

I had the pleasure of working with David Olmos whilst finding my new place, he made the whole process as easy as possible!

This was my first time renting by myself and I was really confused with everything, but he explained everything very simply and guided me through each step.

He truly went above and beyond, checking in to see if i needed anything, but was also very personable with his approach.

When I went to view the property, the other residents raved about David too! He’s a great asset to the business, nothing is too much trouble with him ☺️

Houcine who helped me find a more than ideal property was very quick, efficient and clearly understand my needs for the properties we viewed just by watching my reactions! Expert service and very professional.

This Company first off it taking the money from you with false contracts and said after we didn’t accept yours reference .Dont send any money with out key room which you believe rent .they trove you all fault they said you change the mind for room and you walk away . With This reason they don’t want to pay back yours money at least they try .

Poor actual management from City Accommodation

The flat in E. London was well damaged, and the living conditions are under country level poor. The flat itself had no attention delivered by the property manager, no one will move unless tenants are deemed to ping a few times, then a fix would be made.

Across my time, there were multiple instances which was deemed unacceptable. A few unexpected visits, over-charging on deposits, not fixing or taking responsibilities on fixing communal space items. These are all things I believe no one would accept from a living condition perspective.

To add onto a realistic experience, they charged 134 pounds to change to light bulbs and punched the toilet celling like, the whole thing took 5 minutes.

One of the worst managers you can find in London.
