Houcine was more than helpful! He has excellent communication and had all the information I needed when I asked questions. He showed me around a flat I was interested in on his day off since he knew I needed a room asap. After I confirmed I wanted the room he was very prompt with providing information on the process I needed to follow. Overall, he made it very easy to find what I needed.

Houcine, was incredibly helpful from start to finish. I had just been told by my landlord that he was selling the house and was incredibly stressed about not being able to find somewhere. Houcine was very prompt to reply to me and we arranged a visit to the venue the very next day. He was very helpful and reassuring when it came to any of the paperwork related. Thanks for his help. I was able to organise a new property to move in in less than a week. The management team were also incredibly helpful and understanding and provided me with answers and a contract very quickly.

I am from Birmingham and I recently landed a Job in London and had to relocate. However, I couldn’t really do in-person viewings due to my tight schedule at that time. Agent Houcine has been extremely helpful and made it simple and easy for me to have an in-depth understanding of the property by providing me with a Virtual tour. The booking experience too was nice and agent Houcine assisted me all throughout the process. The operation behind the scenes is clearly extremely disorganised and members of staff have no real knowledge of any of the (seemingly numerous) properties which the company own.

There is also absolutely no compassion in the way in which they conduct their business and their approach to all disputes is always to throw the legal book/contract at you or use the approach of 'well technically we didn't actually say that' (even if it was heavily implied) 'and so we can't do anything about it'.

Example 1:
Before moving out I explicitly asked if there was an option to extend my contract by 1 month (I asked this well in advance) and was told that I had to give notice of this by a certain date which I did. I received an email which acknowledged this request and seem to imply this was fine and so I relaxed thinking that I had successfully extended my contract. Then 2 weeks later I get an email saying that either I have to move out by the end of the month (now only a month away) or extend for an extra year. Their defense in this scenario was that they hadn't technically confirmed that I could stay for an additional month and so they hadn't done anything wrong. Legally, no but morally, in my opinion yes (as I felt essentially forced out the home at short notice with very little sympathy from them).

Example 2:
I also experienced issues getting all of my holding deposit back. Initially they charged me £50 for repair of a fireplace (that I didn't even have). This shows their lack of knowledge of their own properties and the disorganisation in their operations.

They also charged me for various repair costs which were already present when I arrived. However, because I hadn't immediately alerted them to these I had no defense. Incidentally one of these was £25 to essentially paint over a mark on the kitchen wall in a different colour.

And they charged me £50 for cleaning despite the fact I provided evidence that my room was in fact clean and tidy when I vacated. I even asked them to let me know if the evidence I submitted was sufficient (no response) and then when I queried it they said that my evidence wasn't clear enough... Furthermore, MY ROOM WASN'T EVEN CLEANED WHEN I ARRIVED. I took videos of this but because I didn't immediately submit the evidence it was apparently invalid.

David helped me to secure a room and move in even though I had a very tight time frame. Very helpful, communicative and guided me through the process.

Extremely bad service. Try to avoid as much as possible.

My brother rented a room with this agency, and it was terrible. Not only the contractual terms they offer are extremely limiting but the state of the room and the house was really unliveable. We fund the room completely dirty, with hairs everywhere (in the shower, the carpet floor, the bed), toothpaste still on the sink, sticky surfaces, even some blood stains in the bedsheets...It was really disgusting! The kitchen was in the same state, really disgusting! We contacted the emergency service to get an explanation, they claimed not to be responsible for how the rooms are left and delivered (which is crazy since they are a property manager), we were then first promised a refund for cleaning expense and after completely ignored. After we hired the cleaning company we were told that they were going to reimburse us only around 20 pounds, which is very little for a cleaning in London.The leasing agent even had the courage to ask for a good review in exchange for a potential reimbursement of the rest of the money we spent on cleaning...The sink was clogged and as of today 1 month from the move in date they have not fixed anything. Overall, they really don't care about anything once you send them the money, leasing with this agency is absolutely not worth all the money they charge
