It’s taken me months to write this review. I’ve been so traumatised by my experience with Linley and Simpson, Ilkley branch and I will NEVER rent with them again.

They’re a bunch of entitled children who all need specialist training in client communications and just basic decency. Especially Ami Woods who made sure even my final moments of exiting the property were equally as horrendous as the rest of my time spent dealing with them. Cheers Ami. I’m not sure where your aggression comes from, but seek help.

I was treated appallingly from start to finish. Upping my rent ridiculous amounts (and then when I decided to leave, put the property on the rental market for LESS than they were trying to charge me, a long standing tenant)

They illegally entered my property without my permission and one time I came home to find a man in my house doing a gas check and was terrified. I thought I was being robbed.

They left me without heating and hot water for 10 days and I practically had to beg for a reduced rent that month. It could have been fixed much sooner, but I was waiting on a plumber who was on holiday to come back home!! Meanwhile I was having to drive my children to the other side of Leeds and back to my mother’s house so they could get a hot shower.

I’m yet to meet a fellow tenant who has positive things to say about L&S.

They deserve to be shut down. Or at the very least, treated with the same non existent respect they show others. I hate you all.

Lauren T was amazing, she was so helpful throughout and so quick at responding. The entire process was smooth and I would 100% recommend her to anyone moving.

Linley & Simpson are always available to help. I am particularly impressed with Lauren Turnbull. She is very friendly, helpful and efficient. She always makes sure that we are kept up to date with every step of the process. Any questions we have are always answered in a timely fashion.

Lauren was incredibly helpful and sweet, made sure to keep us updated and helped us with any questions, we had. She had reassured us so we never felt stressed about the move-in or agreement details

Linley and Simpson have managed my properties for years and they do a great job. Special shout to Emily, Zak & Natalie! Thank you!

Professional, competent, reliable

I would just like to say a big thank you to Ami for assisting with our property work request so efficiently. Once again great communication with Linley & Simpson and especially Ami. Ami has managed to sort the request so quickly that the electrician is attending within two weeks of our request being made. Thank you again.

Make sure you never rent with this bureaucratic shambles of a corporate entity. Dealing with problems in the house will be difficult as their contractors are inept. The staff cannot communicate as they are likely on minimum wages and simply care about their lives (as they should). Do not rent with companies like this, landlords are terrible but at least you can speak with an individual rather than a corporate entity. Never again!

Efficient and helpful
Had a great experience with Kirk Marriott at the Sheffield branch. Sorted out issues with my flat and the tenant swiftly. Great service.

Had a move in on 22nd and the agent Lauren was super friendly and helpful with our move in. Not just on the day but obviously getting us set for move in and will be in touch throughout.

Liam was professional, friendly, and very responsive throughout. He dealt with my request promptly, kept me informed, and made the process straightforward. I really appreciated his helpful attitude and excellent customer service.

I recently had an issue with my mattress being in poor shape, and I cannot thank Paula Dunham enough for her help. She went to great lengths to follow up on my behalf and ensure the replacement process was handled efficiently.

It is rare to find someone so attentive and proactive—she was truly on top of everything from start to finish. Beyond just this specific issue, I’ve always found the team to be professional and helpful, but Paula’s dedication to getting this resolved made all the difference.
