Beware buying a McCarthy & Stone property is like putting a financial noose around your neck ! My FIL died 2.5 years ago & his flat still hasn’t sold despite reducing the price by £90k !! Plus the outstanding service charges on his property have now reached £ 24k . It’s a travesty & the McCarthy & Stone resales team are not proactive . When my FIL bought the property the sales team said they had a long list of people wanting to buy resales THIS WAS A LIE plus in the last 3 years Devon County Council have approved 2 more McCarthy & Stone developments & 2 Churchill developments in a 12 mile radius . If your relative is over 70 with a health condition consider a care home instead & you won’t be tied to a financial money pit .

Our experience of McCarthy & Stone has been deeply disappointing. A retirement apartment purchased for our parents has suffered a catastrophic collapse in value, while service charges continue to mount.
To compound matters, the resales team has been thoroughly disengaged, offering little meaningful support in helping owners sell.
The combination of eye-watering service charges, disastrous resale values and indifferent customer service makes this a deeply unattractive proposition.
My advice to prospective buyers and their families: think very carefully before committing.

We been trying to sell a lovely flat for over 2 years. The estate is paying exorbitant fees for non-existent facilities (the owner died). The company are not worried about occupancy rates as long as the money keeps rolling in

It's a flawed business model.
Everything is fine when you first move in after buying the Lease, as it's impossible to buy/own a individual apartment.
The reality really shows up after 5 years, after continuing service charge increases, which are totally uncapped and unregulated.
The financial nightmare appears when the apartment becomes vacant and the beneficiary tries to sell the Lease. Immediately they realise that these purpose built retirement apartments have their own market values. Within 3/5 years, many beneficiaries will be astonished to see that the Lease value is showing a LOSS, in many, many cases, in excess of ONE HUNDRED THOUSAND POUNDS (100,000 Pounds).
In Folkestone, Kent, the Leases for MS purpose built retirement apartments are up for sale for 45/50,000 pounds and are still unsold after 2/3 years. When you look further, the annual service charges have now increased to between 9 and 12 thousand pounds.
The largest loss I know of is TWO HUNDRED AND TWENTY SEVEN THOUSAND POUNDS over a 3 year period from 2023 to 2026.
This is the reality of buying a Lease for a MS purpose built retirement apartment.
It's your choice, of course.

My review does not warrant a one star even . from the word ho since my mum died in march i have been met with an uncompassionate and on occasions rude hq staff in resales who are keen on taking more money off me with no support not empathy . One viewer since may and no marketing of any note means property for sale and decreasi ng in value . i may have secured a rental which they are requesting a 168 admin fee and one per cent of the rental revenue honestly what for as they have not been involved in this rental . I can’t not that i would move in as not 70 and wxpected to find a 1000 per month for services i can’t use . There is no incentive to sell resales due to this revenue scheme and the continue drive to build new ones deapite the market in their words being subdued . i am honestly at my wits end and anyone who says read the small pro t i did not sign anything and had no part in my mums decison making process .

Whatever you do, don’t buy a McCarthy Stone property. Look at all the press regarding this company and watch ITV’s Buyer Beware on Thursday, 8th October 2026. You will probably lose tens, if not hundreds of thousands, of pounds on your apartment, whilst McCarthy Stone will continue to take service charge payments when you pass away and the property doesn’t sell. If you need to go into care you will struggle, as you will have to continue paying this service charge as well as care home costs whilst waiting for, probably, years and years to sell. Do not rent off them either. Extortionate prices. If you do rent, rent privately as you will get a much better deal. Don’t support this company in fleecing our elderly population. At my MIL’s complex there are many apartments for sale. They just are not selling. One is going for £70,000. Original purchase price £269,000. No interest at all. Oh, and despite service charges of between £900 and £1200 per month, residents have been told they may have to pay for a new roof which is apparently going to cost upwards of £250,000. The complex is less than 10 years’ old. I could write a book on the problems associated with this company.

I just want warn everyone about the huge depreciation of their retirement living plus properties and the increased probability that it will never sell. The service charges are exponential and these continue forever until your estate is completely gone

My 100 year mother owns a flat in a block where over one-third of the flats are now empty. She has had to move into a care home and we are left in the nightmare situation of paying full service charges on an empty flat and the care home costs. I contacted McCarthy Stone resales team in August and asked them to market the flat. They agreed but have since ignored my chaser emails. I have been aware that their resales team is next to useless and now I have first hand experience. It is now with a Iocal estate agent for £100,000 less than she bought it for in 2019. Thankfully she knows nothing of this horrendous situation.
My advice to anyone thinking of doing any kind of business with this company is do NOT do it and I say this because their service charges increase annually despite what they say, they rapidly lose interest in you once you have signed your life away and you will leave your inheritors with an absolute nightmare. If I could give no stars I would have done.

Please watch the Parliament TV adjournment debate (8/9/26) on retirement development management companies - regulation. McCarthy & Stone are evil vultures who prey on vulnerable elderly people. The company has no moral compass. Its business model is designed to steal the hard earned life savings of families. I cannot put into words how much I hate McCarthy Stone and everything it stands for. It’s ruining my life as an innocent inheritor and that of thousands of others. Shameful.
EDIT after reading McCarthy Stone's reply to me and others: I am sick of reading "Sorry blah blah blah". McCarthy Stone is not sorry at all. I don't know how anyone can work for this company and uphold their values. All responses are complete nonsense. Corporate guff. You do not care about the effect your thieving business model has on the lives of beneficiaries who inherit one of your properties. Change your business model. Offer buy back and stop ripping off estates buy charging for services that deceased people cannot use, like a 24 hour dwelling monitoring charged by occupied flat (which you deny) and restaurant services a dead person cannot eat.

Many of you will have seen the documentary on ITV Tonight: Buyers Beware where McCarthy & Stone are brought under scrutiny and there will always be two perspectives! Mine believes that it did not scratch the surface of their manipulative, deceitful, over inflated extortionate costs. My advice would be to any prospective buyers is to do your research use your own solicitor and do not take their offer of money off to use their recommendation and be very aware that when you pass away you will be leaving a heavy burden on to your loved ones and very little inheritance and for those of us who wish to sell it is a nightmare! McCarthy & Stones reply to the documentary is their usual generic response.
McCarthy can you then justify why our apartments have no communal living areas, no gardens (mostly a car park) and our service charges have risen to almost 50% in six years with no additional services and that we are constantly in deficit having to pay more on top with electric gates not working consistently in that time, balconies that are not fit for purpose, air source heat pumps not maintained by affiliated engineers costing us to repair and replace parts that should have been under guarantee, selling the freehold to an offshore company without notifying us first, the list is endless and there is no transparency with your service charges when constantly asking you for evidence/receipts and breakdowns they are never provided, having to pay crippling service charges when the occupant has passed away, property depreciating when surrounding flats are selling at an increase when offering less, your business module needs changing to look after leaseholders not fleece them at a vulnerable age! And yes I have proof of all of the above and first hand experience

Very nice development and the guest room was very nice

Our experience with McCarthy Stone was dreadful. It took us three years to sell my late mother’s apartment, which had been completely empty since June 2023. Despite the property being unoccupied, the service charges and lease charges continued to mount up, and we eventually had to sell at a substantial loss.
The whole experience was incredibly stressful, costly and upsetting at an already difficult time for our family. What made matters worse was the lack of empathy and understanding shown throughout the process. It felt as though nobody appreciated the financial and emotional strain this was putting us through.
Three years is an unacceptable length of time to have to deal with this situation, with costs continuing to accumulate while we struggled to sell the property.
I would strongly advise anyone considering buying a McCarthy Stone retirement property to think very carefully and fully understand the ongoing financial commitments before making a decision. I wish we had known beforehand just how difficult and costly things could become.

I moved into a second floor two bedroom apartment in Folland Ct. In 2018. This was a direct sale from McCarthy Stone. As a single occupant the second bedroom serves as a “Dining Room” although not used regularly for that purpose. The building is extremely well insulated and during my time here I have never needed the underfloor electric heating to be turned on. We currently have a House Manager, Julie Binstead who in my view is one of the best. She organises social events, deals with day to day residents problems and liases with local contractors. My only criticism is at head office level, where lack of control of service charges are causing increases which I personally consider as excessive.

My sister and I stayed in the guest room in Freeman's House in Keepers Close in Canterbury where we visited our brother. The twin room was very clean, and the beds were very comfortable and we had clean towels and toiletries available. We also had a kettle in the room, and everything necessary to make tea or coffee. We were also provided with biscuits. There was also a small refrigerator which we didn't use. The shower was also easy to manage. It was very convenient for us to be able to visit our brother and be near him during our stay.

My father lived at Cross Penny Court for two very happy years. The staff are always welcoming and responsive, and we are so grateful for the thoughtfulness and warmth shown to our family.
A special mention must go to the senior manager, Wendy Dark, whose personal approach makes such a difference. She takes a genuine interest in getting to know residents and their families, and is always approachable and ready to help resolve any questions or concerns. Her care and positive attitude is reassuring and greatly appreciated.
It is wonderful to know that your relative can enjoy independent living while having a friendly, caring team nearby and a welcoming community around them.

My father lived at Hilltree Court, Giffnock for 11 years. In his ladt few years he integrated fully into the facilties including lunch, film afternoons, fish evenings, coffee mornings, quizzes, entertainment afternoons and more. As he became more frail in the last couple of years the staff went over and above to support him. He had nothing but praise for Claire and her team. Nothing was too much trouble. He spent the last 2 weeks of his life back in his flat surrounded by the care and love of the staff. Nothing was too much trouble. I am indebted to them
