MS replied to my post of yesterday and this is my reply:
Whilst I have never been a Leaseholder of a MS retirement apartment, I do have first hand experience to support my original post. 14 years ago my best friends parents moved into a new MS retirement apartment. After 5 years, the annual service charge was increasing every year at a more than expected amount and, now, after 14 years, the service charge is 9,400pa., increasing every year. They are both aged 80 and now realise the financial nightmare that their children/beneficiaries will have to cope with, once the apartment becomes vacant.
Many true life stories have been published in The Daily Telegraph, The Guardian and The Times regarding the appalling resale values that the beneficiaries face when trying to sell the Lease. The Guardian article published a story in October 2019, where a son inherited his Dad's Lease. In 2007, Dad paid 161,950 for the Lease, over a 2 year period from 2017 to 2019, the son only received one offer and that was a cash offer of 28,000 so, over a 12 year period, the Lease showed a LOSS of 133,950 pounds.
Since the early 2000s, MS have continually built blocks of purpose built retirement apartments, which I feel has now created the very negative situation that beneficiaries find themselves in. In East Sussex, MS are currently building a new block of retirement apartments, yet a very short distance away, there is a block of 45 apartments, where 19 are unoccupied.
My daughter lives in Liphook, Hampshire, where a MS estate of apartments are currently being built. On the front of the hoarding, a advert states that MS are now offering - shared ownership - as a option when buying the Lease.
Now, shared ownership is a very misleading term and a total myth because, as it's impossible to buy/own a individual apartment, even if the Leaseholder increases their share to 100%, there will never be any form of ownership of the apartment, as they will just be a Leaseholder for as long as they remain in the apartment.
I understand that Leases for SO purpose built retirement apartments are now proving more problematic to sell that the current situation when trying to sell a "standard"
Lease for a retirement apartment.
In a short space of time from now, I can see Leases that are currently up for sale for 45/50/60,000 pounds and
annual service charges in excess of 8,000 pounds, will have a sale market value of ZERO.

Although my Mum’s experience as a resident in a Retirement Plus development (Monument Place in Salisbury) was really positive, we are now trying to sell her flat as she has had to move to a care home. This is proving very difficult. Meanwhile we are stuck with management fees which McCarthy & Stone won’t reduce. The company needs to take a serious look at the business model and provide a repurchase route, stop building new developments in areas where empty flats aren’t selling, and reduce service charges on empty properties. They sell a lifestyle of thriving communities but these communities will gradually disappear as relatives are unable to sell empty flats.

My mother moved into Cross Penny Court last year and it's very comforting to know that there is always someone there to help her 24/7. Wendy Dark and all the staff there are very caring and have taken the time to get to know Mum. She has had a couple of falls while being there and both Wendy and Carol could not have been more helpful. it is a very friendly environment and I'm always welcomed when visiting. What is especially good is that if the staff have not seen a resident during the day, they will telephone them to ensure all is well. Also if a resident is not wanting to go down for lunch for any reason, the staff are happy to take it to their room.
Thank you all.

My Mother bought her apartment for c£550,000 in 2017. Died 2024. We were unable to sell it at less than half what she paid, so have been lucky to find someone to rent it for now. The service charge is over £14,000 a year even if the apartment is empty. We are thankful to have someone renting. The rental income just about covers the Service Charge. My mother must be turning in her grave and would be disgusted about the way McCarthy Stone run their business. I cannot ever see a time when we will be able to sell the place and not have this burden ruining our lives and potentially swallowing my parents inheritence to my sister and I. Any quries I helped my mother with when she was alive and many issues after her death are not dealt with in a timely manor or resolved, communication with anyone at McCarthy Stone is virtually nonexistent, or incomplete, or incorrect. I would NEVER recommend anyone buying a McCarthy Stone apartment. I know there are many other berieved families, who are suffering financially and emotionally by this draining situation. I do not recommend buying one of these places. Do not buy new. If you have to, rent or buy from a person who has died... not a new build.

Mum and dad moved in around 12 years ago and the sense of community was wonderful. They were very happy. Sadly only mum is here now and she has benefitted from the social events with the other residents. The place is always clean and looked after and Nicola, the current Manager is wonderful, so compassionate and caring and she backs up her ideas with action. I cannot fault Brooklands Court and would recommend it to anyone.

Mum moved into Marina Court 4.5yrs ago. The information and advice provided by Abi, the house manager, was invaluable. It made moving Mum in very straight forward and she was made to feel very welcome.
Abi is always very friendly and is happy to stop & chat.
Marina Court is in a lovely location, with easy access to the town centre and beaches.
We've recently had to move Mum out of her flat due to health issues; Abi has again been very helpful during this process.
We are so pleased that Mum had the opportunity to meet new people and make new friends within Marina Court. She especially liked the activities in the communal lounge. She enjoyed her 4.5 years here.

Strange that all the 5* reviews seem to be from 'new' owners. Nothing wrong with that, except that McCarthy Stone use these to claim every thing is good with their customer's experience. But that is a false impression of what, is for many, a terrible, disingenuous company with a low moral compass.
What they wont tell you is how difficult it will be to sell your apartment when you can no longer maintain the 'lifestyle', whether that be through ill health or death.
What they wont tell you is that you are more than likely to have to reduce the asking price of your apartment way lower than what you bought it for. We are not talking a few thousand here, but tens of thousands of £s, and in an increasing trend in excess of £100k.
And all the while you try to sell, (again, expect for this to take several years) the owner, or the estate, is obliged to continue to pay the full service charge, even though you derive no benefit from the services included.
If the Lifestyle suits you then great. But please please, consider buying a resale property. Many are in fantastic condition, some with extras not included in a new property. You will save yourself thousands, and help take away the misery from an existing owner.
Best if all it stops as much money as possible getting into the hands of theses charlatans.

Mcarthy & Stone are an exceedingly profitable company because they rip off the elderly. They sell a dream but reality is far different. They make it easy to move...very true. After all they want you in their flats so they can keep taking money from you, even when you're dead. The flats are virtually impossible to resell, especially in their over 75 complexes. If you desperately want to move into a McCarthy & Stone property, I suggest you rent. That way you can give notice and move on with no ties. Or you can buy, watch the value of your property plummet and keep paying service charges long after you've moved into a care home or even died.

McCarthy and Stone profit from the Elderly and the deceased.
Building new properties, they sell new at hugely inflated prices, so when your loved one comes to sell, or they pass away, half the estate, if not more, is wiped out right away. But they don't mind, at least the shareholders are happy with the construction profits.
Then, they will charge you service charges on the empty property, charges that extend well beyond what is reasonable. For example, restaurants, food, and an hours clean of an empty flat, when your loved one isn't there.
They will say its not profitable, it is, the management fee they take in the service charge is substantial.
They make no effort to support with resales, taking up to 6 to 8 weeks to get a property to market, they do not put up any marketing materials or for sale signs for "second hand" properties, and hide them away on a seperate website so people only see and buy new.
6 years in for our family, trying to sell, our parents life savings almost entriely wiped out, its a travesty.
They are a terrible organisation and should be stopped from operating. Our elderly population and their families deserve so much better.

Beware buying a McCarthy & Stone property is like putting a financial noose around your neck ! My FIL died 2.5 years ago & his flat still hasn’t sold despite reducing the price by £90k !! Plus the outstanding service charges on his property have now reached £ 24k . It’s a travesty & the McCarthy & Stone resales team are not proactive . When my FIL bought the property the sales team said they had a long list of people wanting to buy resales THIS WAS A LIE plus in the last 3 years Devon County Council have approved 2 more McCarthy & Stone developments & 2 Churchill developments in a 12 mile radius . If your relative is over 70 with a health condition consider a care home instead & you won’t be tied to a financial money pit .

Our experience of McCarthy & Stone has been deeply disappointing. A retirement apartment purchased for our parents has suffered a catastrophic collapse in value, while service charges continue to mount.
To compound matters, the resales team has been thoroughly disengaged, offering little meaningful support in helping owners sell.
The combination of eye-watering service charges, disastrous resale values and indifferent customer service makes this a deeply unattractive proposition.
My advice to prospective buyers and their families: think very carefully before committing.

We been trying to sell a lovely flat for over 2 years. The estate is paying exorbitant fees for non-existent facilities (the owner died). The company are not worried about occupancy rates as long as the money keeps rolling in

It's a flawed business model.
Everything is fine when you first move in after buying the Lease, as it's impossible to buy/own a individual apartment.
The reality really shows up after 5 years, after continuing service charge increases, which are totally uncapped and unregulated.
The financial nightmare appears when the apartment becomes vacant and the beneficiary tries to sell the Lease. Immediately they realise that these purpose built retirement apartments have their own market values. Within 3/5 years, many beneficiaries will be astonished to see that the Lease value is showing a LOSS, in many, many cases, in excess of ONE HUNDRED THOUSAND POUNDS (100,000 Pounds).
In Folkestone, Kent, the Leases for MS purpose built retirement apartments are up for sale for 45/50,000 pounds and are still unsold after 2/3 years. When you look further, the annual service charges have now increased to between 9 and 12 thousand pounds.
The largest loss I know of is TWO HUNDRED AND TWENTY SEVEN THOUSAND POUNDS over a 3 year period from 2023 to 2026.
This is the reality of buying a Lease for a MS purpose built retirement apartment.
It's your choice, of course.

My review does not warrant a one star even . from the word ho since my mum died in march i have been met with an uncompassionate and on occasions rude hq staff in resales who are keen on taking more money off me with no support not empathy . One viewer since may and no marketing of any note means property for sale and decreasi ng in value . i may have secured a rental which they are requesting a 168 admin fee and one per cent of the rental revenue honestly what for as they have not been involved in this rental . I can’t not that i would move in as not 70 and wxpected to find a 1000 per month for services i can’t use . There is no incentive to sell resales due to this revenue scheme and the continue drive to build new ones deapite the market in their words being subdued . i am honestly at my wits end and anyone who says read the small pro t i did not sign anything and had no part in my mums decison making process .

Whatever you do, don’t buy a McCarthy Stone property. Look at all the press regarding this company and watch ITV’s Buyer Beware on Thursday, 8th October 2026. You will probably lose tens, if not hundreds of thousands, of pounds on your apartment, whilst McCarthy Stone will continue to take service charge payments when you pass away and the property doesn’t sell. If you need to go into care you will struggle, as you will have to continue paying this service charge as well as care home costs whilst waiting for, probably, years and years to sell. Do not rent off them either. Extortionate prices. If you do rent, rent privately as you will get a much better deal. Don’t support this company in fleecing our elderly population. At my MIL’s complex there are many apartments for sale. They just are not selling. One is going for £70,000. Original purchase price £269,000. No interest at all. Oh, and despite service charges of between £900 and £1200 per month, residents have been told they may have to pay for a new roof which is apparently going to cost upwards of £250,000. The complex is less than 10 years’ old. I could write a book on the problems associated with this company.

Respuesta de McCarthy & Stone
I just want warn everyone about the huge depreciation of their retirement living plus properties and the increased probability that it will never sell. The service charges are exponential and these continue forever until your estate is completely gone

Respuesta de McCarthy & Stone
My 100 year mother owns a flat in a block where over one-third of the flats are now empty. She has had to move into a care home and we are left in the nightmare situation of paying full service charges on an empty flat and the care home costs. I contacted McCarthy Stone resales team in August and asked them to market the flat. They agreed but have since ignored my chaser emails. I have been aware that their resales team is next to useless and now I have first hand experience. It is now with a Iocal estate agent for £100,000 less than she bought it for in 2019. Thankfully she knows nothing of this horrendous situation.
My advice to anyone thinking of doing any kind of business with this company is do NOT do it and I say this because their service charges increase annually despite what they say, they rapidly lose interest in you once you have signed your life away and you will leave your inheritors with an absolute nightmare. If I could give no stars I would have done.

Respuesta de McCarthy & Stone
Please watch the Parliament TV adjournment debate (8/9/26) on retirement development management companies - regulation. McCarthy & Stone are evil vultures who prey on vulnerable elderly people. The company has no moral compass. Its business model is designed to steal the hard earned life savings of families. I cannot put into words how much I hate McCarthy Stone and everything it stands for. It’s ruining my life as an innocent inheritor and that of thousands of others. Shameful.
EDIT after reading McCarthy Stone's reply to me and others: I am sick of reading "Sorry blah blah blah". McCarthy Stone is not sorry at all. I don't know how anyone can work for this company and uphold their values. All responses are complete nonsense. Corporate guff. You do not care about the effect your thieving business model has on the lives of beneficiaries who inherit one of your properties. Change your business model. Offer buy back and stop ripping off estates buy charging for services that deceased people cannot use, like a 24 hour dwelling monitoring charged by occupied flat (which you deny) and restaurant services a dead person cannot eat.
