They gave me a wrong serial number for my meter reading in the start of my tenancy , which cost me a 400£ bill for one month , tried to talk to them and their respond was “ that’s between you and your energy supplier “ even though they are the ones who gave me a wrong meter reading , I have all the evidence but I know that nothing will change because this how it works in uk , the landlord or the agency can do whatever they want without any consequences and the tenants close his mouth and doesn’t have any right

Abbie Percival was extremely helpful with helping me changeover my tendency. She was very patient throughout the process and offered us as support support and guidance as she could through the process. She made the whole situation a lot less stressful than previously anticipated.

Attempted to move our daughter into their 6 bedroom student house ( a Pat Robson managed property) at the start of August 2024 to find contractor work ongoing and the property so full of dust they couldn’t unpack their belongings in the bedrooms. The agent said the house was nevertheless habitable and had been professionally cleaned. One bedroom didn’t even feature in the check-in report, dust was everywhere, there were no blinds up in the bedroom windows, so not secure for a flat of six girls, the garden/ exterior was a mess, there was signs of mould in the bathroom and blocked drains/hair in the shower wastes, a kitchen cupboard door was hanging off, and no backdoor keys present. We’re not new at this. We’ve dropped off older siblings at various student lets in Jesmond over the past few years but have to say we were shocked and unimpressed by the attitude and poor customer care from Pat Robson. Georgina who deals with student lettings has taken nearly three weeks to fully respond to the housemates’ email of concerns and they are still unclear as to what is going on. Pat Robson continues to send contractors into the property without properly notifying the tenants and refuses to give them any indication of when the works will be complete so they can properly move in. It seems that Pat Robson are banking on students not moving in to their properties until the term starts in late September and that the student tenants will accept flats that are not ready to occupy. They probably weren’t bargaining on a let with Newcastle Uni law students in the mix who actually read the contract terms and obligations.
Unfortunately, It looks as if this complaint is heading to the Property Ombudsman for redress as the agent does not appear to be interested in resolving the issues, continuing to brush aside their tenants’ concerns.
Word of caution to Newcastle students & their parents looking for properties when they go back to uni - be careful who you sign up with, read the agent reviews to find out who treat their tenants well and make sure you take photographs at the date of check-in and report your concerns in writing to the agent within seven days of the start of the tenancy so that you have some evidence when agents like Pat Robson attempt to deduct your deposit for professional cleaning, and dilapidations at the other end; when as in this case the property was not in a professionally cleaned state or in good repair at the start of the tenancy.

The lettings coordinator Abbie Percival and the lettings agent Grace Brown were very friendly and helpful. They were both prompt, professionally, accurate, but also charming and polite. The referencing system that Pat Robson outsources to called Goodlord could be troublesome, although this is not Abbie's fault and she did her level best to navigate this system on our behalf when arranging our letting. In addition, Pat Robson has good properties advertised, well maintained and with competitive pricing given the market conditions.

I’m sharing this review to highlight a very frustrating experience with this property management company concerning my son, who was a tenant through this agency.
From the beginning of the tenancy, the property was unclean and in poor condition, upon arrival there was a fridge free standing in the middle of the kitchen with an electrical cable plugged into an extension lead hanging across the kitchen several feet off the ground. However, the situation worsened significantly when a pigeon got into a vent and died. it was discovered in the flat roof void space, leading to a severe maggot infestation in the bathroom air vent. A contractor assured the tenants that this would be a temporary issue that would resolve as the maggots died off, but this did little to address the significant discomfort my son faced during this period, and left the property in breach of Health & Safety legislation.
Communication from the landlord and property management was lacking. They suggested covering the fan as a temporary fix but failed to follow up effectively or provide clear guidance, leaving my son to deal with the ongoing problem without adequate support. It felt as though their approach was to dismiss the issue, knowing that student tenants might be less inclined to challenge them.
The claim that the property was "habitable" because there was an additional bathroom available was a poor excuse for the ongoing distress and inconvenience. Their dismissive attitude and refusal to acknowledge the impact of these issues when it came to the deposit return were both frustrating and unjust.
Overall, this experience has been deeply disappointing. The property management’s failure to properly maintain the property and their inadequate handling of tenant concerns reflect a lack of respect and consideration. I would strongly advise prospective tenants to be cautious before renting from this company, as my experience reveals a troubling disregard for tenant welfare and proper property management.
I had been looking for a flat for months, but the rental market is so competitive it’s been such a stressful process - until I found Carla at Pat Robson! She ensured I did everything I could to find the right property and submit a successful application.
If it wasn’t for Carla, I’d have never have secured such a beaut rental. I’ve had to deal with awful letting agents throughout my years of renting but I’m so happy I’ve met Carla who managed to help me find somewhere that fit my requirements to a T!
Thanks again Carla for all the help and definitely going above and beyond helping me with queries and the application process (even when I pestered her out of office hours late into the evening) !
