Absolutely disgraceful St James White City Living is a complete failure
If I could give ZERO stars, I would. Living in St James’s White City Living has been one of the most frustrating, disappointing, and infuriating experiences we’ve ever had with a so-called “luxury” development.
Let’s start with the cooling system, it breaks down constantly, and of course, it always seems to fail in the middle of summer when it’s most needed. It’s as if the system is deliberately designed to collapse during heatwaves. Their idea of “communication” is sending an email about a cooling outage from SSE one hour before the system starts working the next day (which was today 15/July/2025). That’s the level of incompetence we’re dealing with.
The hot water is just as unreliable, we’ve gone hours and even DAYS without it. How is this acceptable in a modern residential building with premium pricing?
The quality of construction is a joke. Some appliances are poorly fitted, basic craftsmanship is appalling. Faulty appliances were still not replaced/ repaired one year later. One of the air con units was leaking when we moved in, it took a month to repair it and fix subsequent damage to wall and ceiling. The only half decent part of the experience has been a few friendly service personnel.
Lifts break down constantly, there’s never any communication. I’ve been late for work more than once because they took hours to fix breakdowns without notice (the latest breakdown was today 17/July/2025). Once, ALL lifts were grounded due to smoke on the lower floors, the fire alarms went off, yet there was ZERO communication from reception. We had to walk 30 floors down the fire stairs, passed multiple staff members, and none of them said a word to reassure or guide us. Absolutely shocking.
To make things worse, St James refused parking access to appliance maintenance team, even though they installed the faulty equipment and hold the service contract. Ridiculous.
And what about privacy? We’ve been woken up repeatedly to find window cleaners standing on our balconies with no prior warning. We’ve complained about this multiple times, but it keeps happening. It’s a blatant invasion of privacy.
The car park gate is constantly broken, and it can take weeks to get it fixed.
But worst of all? Communication. Or rather, the lack of it. St James does not communicate unless chased relentlessly. Whether it’s outages or safety issues, you are kept in the dark and left to deal with the consequences.
The only redeeming features of St James’s White City Living are the well designed apartment layouts and decent building security. That’s it. Everything else is an absolute nightmare, and I regret ever moving in.
But the most outrageous part is that our latest review was blocked by Berkeley Group St James after we were contacted by their customer service team. They promised to resolve all the issues we raised. Instead, things got worse. Obviously they don’t want honest feedback and they will go to great lengths to suppress criticism.
St James should be ashamed of this development. They market White City Living as luxury, in reality, it’s a dysfunctional, badly managed mess. Do yourself a favour, AVOID this place and any other property with their name on it.

Good developer relaxing life
We are incredibly grateful to Rachel and Andrew for their outstanding support throughout our house completion. They went above and beyond to make the process smooth—especially when we were moving things in before completion. They were always ready to help, opening and closing the door for us without hesitation. Their kindness, patience, and professionalism made a real difference. If we could give more than 10 stars, we absolutely would!
An exceptional company
From our first viewing and contact with the sales personnel, through to exchange and then completion every member of the team has been extremely professional, helpful and friendly. The house is very well designed and built and the after sales service has been exceptional from all members on site.

Overall the purchase experience is great and perfect!! Would like to say thank you to every staff from sales team especially Bella, customer service team James and construction site manager & building team staff as they are very professional and proactive to resolve the house issue before and after we moved in. Purchasing a property of any nature can be tough but my experience with St George, particularly with Ahmet and Danielle made the whole process so much easier. Highly recommend St George if looking to purchase now or in the future..

To me that does not seem to have happened.
I except that when I purchased my home, I joined a management company
And realised there was a service charge.
However after 5 years of living in my home, Berkley Homes have continued to be
Greatly involved with Encore Managment and this continues to cause numerous problems as regards

As a current leaseholder, I strongly urge prospective buyers to reconsider purchasing from Berkeley Homes based on my personal and genuine experience. The service charge for my two-bedroom flat in North London has more than doubled—from just over £3,000 in 2018 to over £6,000 within approximately six years.
What’s more concerning is the complete lack of any transparent mechanism to challenge or reduce these escalating charges—unless you are prepared to take the matter to the First-tier Property Tribunal, which can be a lengthy and costly process.
Every six months, receiving a service charge demand feels like opening Pandora’s box. There’s no telling how much you will be billed by the management company, which is appointed solely by Berkeley Homes, the landlord, under a leasehold structure that feels more feudal than fair—especially in 21st-century England.
A particular word of caution to overseas buyers from Hong Kong, Mainland China, Singapore, and Malaysia: do your due diligence before committing to any property purchase, and be fully aware of the ongoing financial obligations attached to service charges.
