We believe that life in older age is something to be enjoyed and celebrated, and our developments offer a welcoming sense of community and a diverse range of facilities and services to enhance everyday life. Our customers are at the heart of what we do and we are proud to have been awarded the Home Builders Federation 5-star customer satisfaction award every year we have taken part in the survey. For developments built prior to 2010, where we are not the landlord nor managing agent, please direct any questions to FirstPort, who look after these schemes.

Mum has lived at Blake Court since it was built in 2016 and her going into a home in April of this year. Jodee and now Lou the house managers have been great. Very helpful with my queries while we sell the flat to pay for mums care, as has Georgie Kedge from Resales.

UPDATE - Response to McCarthy & Stone
Your reply sadly reinforces the negative corporate approach highlighted in my review.
You reference "agreed quiet hours", yet in practice nothing has changed: the communal laundry room remains open 12+ hours daily, 7 days a week, adjoining my mother's living room.
Your own findings “clearly acknowledged … an issue with noise transfer”.
After you had tried fitting matting & risers, the EHO still identified a persistent, clearly audible tone from tumble dryers & questioned whether locating a laundry room next to an apartment is appropriate.
With almost 50 years’ experience developing retirement properties, to claim you are "not aware of any further practical measures" while ignoring standard acoustic solutions is staggering.
Expecting an elderly resident to wear noise-cancelling earbuds is not a "proportionate" solution to a chronic noise issue & dismissing her experience as within "accepted tolerance levels" disregards her basic right to quiet enjoyment of her home.
Navigating this 18-month dispute has been exhausting - we’ve persevered purely because of the severe impact on my mother’s quality of life. We expected McCarthy & Stone to prioritise their residents' health & well-being; sadly, this has not been our experience & leaves us wondering how many others are in the same position.
Review
I have been dealing with McCarthy & Stone regarding an ongoing problem in my parents’ Retirement Living PLUS apartment & want to share our family's experience.
My parents’ living room is subjected to chronic low-frequency noise & vibration from the adjoining communal laundry room. While my father is spared as he wears hearing aids, the noise severely impacts my mother’s well-being, forcing her to wear noise-cancelling earbuds just to sit in her own living room.
• Mar 25: Noise issue raised with Estate Manager shortly after moving in
• Aug 25: Formal complaint raised through McCarthy & Stone’s complaint process
• Sept 25: They upheld our formal complaint, stating, “We understand how important it is for all Homeowners to feel comfortable … in their homes & we are committed to doing everything we can to support that”
• Dec 25: Matting fitted with risers beneath the machine feet did not reduce the noise impact on my mother
• Jan 26: They stated their report had “clearly acknowledged there was an issue with noise transfer” but as “noise levels have reduced as expected… we do not propose any further action”
Concerned for my parents' well-being, I appealed directly to senior executives for help. Instead, in Jan 26 Customer Relations again directed us to the Property Ombudsman & First-tier Tribunal (Property Chamber) - neither of whom can help, as McCarthy & Stone’s corporate entity acting as the landlord sits outside the Ombudsman’s scope & the Property Tribunal has no jurisdiction over a landlord’s lease compliance.
• Apr 26: EHO report confirmed a "distinct & clearly audible tone" linked to the tumble dryers that is "persistent throughout the day". The EHO questioned the building design, asking if it is appropriate to locate a laundry room adjacent to an apartment & whether building regulations for internal walls are sufficient in this situation.
• Apr – Sept 26: Following formal interventions from both our local MP & my parents’ local Councillor, on 25 Sept McCarthy & Stone acknowledged "ongoing noise concerns... can be disruptive, frustrating & upsetting". They comment that the noise is within acceptable tolerance levels but "recognise this does not necessarily remove the concern or inconvenience".
As an active noise dispute must legally be disclosed to potential buyers, I feel this severely damages any chance of selling the property in an already incredibly tough market, as widespread UK media reports highlight, retirement properties can be difficult to resell.
McCarthy & Stone publicly commit to Integrity, "holding ourselves to the highest standards" & Courage, "taking ownership & responsibility". Sadly, we have experienced neither.

My wife and I moved into a newly-constructed 2-bed apartment in Century Court, West Bridgford, in December 2017 and are very happy to be living in such a pleasant area. The location of Century Court allows us to enjoy everything we need, from shops, bars, restaurants, dental and medical practices, as well as easy access to Nottingham's exemplary public transport system and sporting facilities. We also consider ourselves very fortunate in that Century Court offers us the services of our excellent House Manager, Gina Large. Gina joined us at Century Court in February and settled in straightaway - she is everything that a McCarthy & Stone House Manager should be: efficient, professional, friendly, approachable and cheerful with a lively sense of humour. When it comes to interacting with residents and any problem or concern they may have, Gina instinctively realises that the matter raised, even if it may appear to be trivial to anyone else, is actually of great importance to the resident concerned and Gina always deals with the issue confidently, with assurance and genuine empathy. While some may need to be taught this skill, to Gina it comes naturally! Two of the major and very important attributes that Gina brings to her job are, firstly, the fact that she genuinely cares about the residents at Century Court and, secondly, she's very effective in sorting out any of the problems that can occur in a development such as ours. If it's within her power and authority do do so, she resolves any issues with a rapid efficiency that takes the breath away! She is a shining example to many of her colleagues and we are lucky to have her here at Century Court.

Butterworth Grange, Bamford. As a regular guest I have always found the guest suite clean and comfortable with a complimentary tray of coffee/tea supply and biscuits. My mother is a resident and has been very happy living there for the past 3 years. Location is great for the small shops nearby. The manager Margaret is very helpful and her office door is always open to anyone who passes. The common areas are kept spotless by the cleaner. Some maintenance complaints are handled by head office which can delay in problems getting resolved quickly.

Simone Roper is a great manager at Powell House. She is very responsive and proactive.
I haven't given 5 stars as I had to wait at least 3 months for a shattered window to be replaced with no explanation.

Having moved with my husband to Millstone House Upminster, we thought we would be set for our retirement with no worries as MCS advertise stress free living.
We noticed that our flooring started to crumble and MCS didn't really care as it was inside our property.
This turned out to be nearly a year before they admitted that it was down to bad workmanship and agreed to get it repaired which meant we had to pack up our belongings and move into the guest room with no cooking or kitchen facilities. This caused a lot of stress for us at 77 and 83 we did not believe our apartment would have such upheaval. This is a very short version as we waited for ages to get it fixed, which just happened this week.
We have never had an apology for the upheaval and stress this has caused us.
The only consolation is our area manager Harley and our wonderful House manager Vicky McClenaghan who has fought our corner and I think if it wasn't for her persistence and nagging we would still be waiting .

Jake was superb with supporting my Mom and I through the process of her taking on a rental property. He was clearly very knowledgeable but equally patient, thoughtful and kind with my Mom who was going through a tough time transitioning with living on her own. Would highly recommend his expertise. Thank you Jake.

Buyers beware - of buying a new flat.
My parents bought a flat in 2017 for £270K, and after two years it has still not sold. We have dropped the price several times, and recently another similar flat in the building dropped their price to 80K. We are, of course, paying full service charges. There are at least 13 similar flats for sale in the development.
My parents were happy when they were living in the flat, and the Estate Manager was lovely. But my father would have been horrified to know that a flat he bought in good faith was selling for so little. My mother has Alzheimers and is now in a care home - the flat sale would have funded her care for 2 and a half years. At the moment, it is taking her remaining money to pay service charges and looks like it will sell for a price that will not even pay for one years' care.
McCarthy and Stone know about the resales problem, which is not simply a case of a slow market: there has always been a problem. My analysis of Land Registry prices, the new sale price and resales in my parents' development show clearly the poor resales and the very high initial sale price. To me, McCarthy and Stone are a company who exploit older people at a period in their lives when they may be very vulnerable.

BUYERS BEWARE
I like where i live. The house manager is excellent!
THAT SAID. The company are theives and have no moral compass.
I had an horrendous experience when buying my flat.
The sales person said there was an offer on the flat i like with a discount of£40k.
I paid my deposit on the Tuesday and Friday the sales person came back to me and said it had been withdrawn that day!
It was word of mouth so nothing i could do.
They made a play of offering various things but not strictly off the price of the flat and then continued to what i feel was pressure that if I didn’t sell mine quickly I would lose the benefits they had given me. I turned over my sale to their sales company, reduced the price of my flat and heard virtually nothing from them.
I feel like a naive idiot to have been taken in with all this. Hindsight is a wonderful thing!!

My stay in the Guest Suite at The Limes, Lymm was outstanding. Beautiful 4 star accommodation with all the facilities and embellishments of a top hotel.
Helen, the estate manager, was so very helpful.
This guest suite is the benchmark for McCarthy Stone RL or RLP properties.
Thank you for an enjoyable stay.

We moved into our new build apartment 3 months ago (Orchid Place, Exeter). We both feel that this is the best thing we have ever done. Both Kelly and Chas in sales were really good throughout the process always returning calls and answering my never ending lists of questions! Our House Manager, Jane is the best, nothing is too much trouble for her. Our neighbours and indeed everyone at the development are fantastic, we have made so many new friends. There is so much going on here we are at a stage where we need to pick and choose, we cannot do it all! The development itself is in a superb position, close to so many walks and open countryside while being a stones throw from the City. There is a bus stop right outside the development with access to numerous places. There is so much to do and explore that we think we will need to live until we are 120 years old to do it all! I would recommend McCarthy & Stone to anyone and urge anyone considering a move ….do it!

Since moving into their bungalow in Saffron Walden, my parents have settled into a lovely community. It’s been wonderful to see them relax, grow and thrive again.
The development is in a peaceful area with amenities close by. Having my parents nearby is reassuring for all of us and seeing them feel at home and enjoy this new chapter has meant a great deal to me.
We also really appreciated the support during the move, including Deborah Boorman’s patience and kindness in helping with the practical arrangements; her thoughtful touches really helped them settle in smoothly.
Moving home is such a big step and there’s a lot to organise and think about, especially when leaving the family home after more than 40 years. Seeing how well my parents have settled and the difference it has made to them has made it all worthwhile.

My parents had 10 amazing years at Glenhills Court, Glen Parva. Rugi, Diviya and their team provide a lovely community experience for all the residents and they genuinely felt supported and loved. As a family we have such special memories of their time there as they welcomed us too, to the many family functions. Special mention to Lisa who was my dad’s absolute rock - we can’t thank her enough for her support, care and sense of humour! She is one of many at Glenhills court that makes this community so very special.

Deborah worked above and beyond to get us in on the date we wanted and has always been so positive helpful and friendly, always answering our questions and keeping us up to date throughout the moving process . Alexa and the team have been brilliant making it such a positive experience for us. Alexa always makes time for people and has helped us achieve what we needed to make it work. The staff are all positive friendly and approachable helping residents to maintain independence in a supportive environment. There is lovely community feel to Jacobs Place... it's a space to be who you are.. just like home:0) 🏠

My mum has recently moved into the McCarthy & Stone retirement apartments in Trowbridge, and I would like to express my sincere thanks and appreciation to Anna, the House Manager.
From the very beginning, Anna has been absolutely fantastic. Moving home can be a daunting and emotional experience, but she has gone out of her way to make sure my mum felt welcome, supported and settled in her new apartment. Nothing has ever been too much trouble for her, and she has consistently made sure everything is working as it should and that my mum is happy and comfortable.
Anna is kind, approachable, professional and genuinely caring. She clearly takes great pride in looking after the residents and making the development a warm, well-run community. Her help and reassurance have made a real difference not only to my mum, but to our whole family, giving us real peace of mind.
I cannot speak highly enough of Anna. She is a tremendous asset to McCarthy & Stone and a wonderful example of what excellent customer care should look like. Thank you, Anna, for everything you have done to help my mum settle into her new home.

So being honest, helpful and constructive which is the instruction to adhere to, here are my comments:
1. Consider that you must continue to pay service charges whilst you own the property. So if you go into care or cannot live independently anymore you will still need to find the money to continue to pay McCarthy & Stone service charge on an empty property as well as your ongoing care costs.
2. Properties fall dramatically in value in resale. You are likely need to reduce your asking price to less than half of what you paid for it and that’s if you can sell it at all.
3. Property left to your family in your will is likely to just be a millstone round their neck as they are notoriously difficult to sell and the service charges of around £1k per month, which still need to be paid after your death, could cause serious hardship, worry and debt.
