I had the pleasure of working with Jamie Power to sell my property, and I couldn’t have asked for a better agent. From start to finish, Jamie was professional, knowledgeable, and incredibly supportive throughout the entire process.

We purchased a house through Ray Cooke, and honestly, it was an absolute nightmare from start to finish. The auctioneer was threatening, had unrealistic demands, pitted seller and buyer against one another, and sent unprofessional emails. The whole experience was a complete shambles.

After all the stress and once the sale finally went through, they handed us a wooden chopping board as a thank you for the hell they caused! You couldn’t make it up.

The team feels like a bunch of amateurs, acting like they’re part of some gang mentality. When you push back on their behaviour, the Sales Director (RMCH) jumps in with further threats. The team all seem aware of his bullying behaviour, and it doesn’t surprise them when it’s called out—which, if anything, is quite shocking.

Avoid this company at all costs. Unfortunately, they dominate the Dublin property auction scene, so you might find yourself stuck having to deal with them — but keep your wits about you, as they show no compassion, understanding, or empathy about how hard things are right now in the market.

Mr Ray Cooke, maybe have your team spend less time on TikTok and more on bringing professionalism and decency back into the company and the market. Perhaps even recommend your senior stakeholders take the odd course in legality and basic contractual agreements.

Good luck, and thank God we’ll never have to deal with them again. Thanks for making purchasing a home so stressful, nerve-wracking, unenjoyable, and difficult.

A cold, impersonal, greedy company. Charge the maximum rent possible, are buttressed by cruel private landlords.

I was due to move into my new rental on the 1st, this was agreed as per the contract and my agreement with the landlord/via Ray Cooke agent. 1st came, and the landlord told me it had to be an extra 3 days until I could move in.

This meant I was homeless, I had nowhere to stay and no money to stay anywhere (Ray Cooke made sure to take every bit of my money before I had even stepped foot in the apartment). When I raised this with the Ray Cooke agent, his response (via text, mind you) verbatim was "That's not my problem".

Horrific, cruel company and one of the most enthusiastic proponents of our evil housing crisis. Avoid them.

I have a great experience with Raycook specifically with Enea, he advises and give me a lot of orientation about renting and what doc to submit, in the end are landlords that choose is not the agent ,
So submit a lot of incomes and hopefully we will find something,
I am in the same situation like many people but be kindest and calm is the best to go on

I had a very disappointing experience with the realtor Enea Mimini. He sent me an email to schedule a viewing for an apartment, and when I arrived at the location, there were four other couples also waiting for him. After waiting for 10 minutes past the scheduled time, I called Enea to ask if he was on his way. He answered the phone in a very rude manner and claimed he had sent an email cancelling the viewing. This was simply not true—none of the people waiting there had received any cancellation email.
He said he would send me a screenshot as proof, but he never did. I spent an hour and a half getting to the location, and there were even parents with young children waiting outside. To make matters worse, Enea didn’t even bother to apologize for the inconvenience he caused. He showed a complete lack of respect and professionalism towards everyone involved. I do not recommend his services at all.

I had an exceptional experience working with Ross McHugh as my estate agent. From start to finish, his professionalism was evident every step of the way. His advice was always insightful and well-informed, helping me make confident decisions throughout the sale process, especially during the initial phase, which I found pretty stressful. His dedication and commitment to supporting me were truly outstanding—he was constantly available to answer questions, offer reassurance, and provide expert suggestions. I highly recommend Ross to anyone looking for an estate agent who combines expertise with a personal touch. Thank you, Ross, for your incredible support and for making this journey a positive one.

My fiancé went to a viewing with Nick Lindsey to a property in Clondalkin Village. The property itself was in poor condition, reeked of weed and the shared areas were very poorly kept.

They lied saying it was new to the market (it had been sale agreed) and said that it was a good deal at 240k because other properties in the area were going for 270k.

When my fiancé commented about the state of the place he was told 'if it's not for you it's not for you' highly unprofessional.

I'd like to add that after writing to them about this he responded with

'Unfortuantly i can’t control residents in a block of apartments and what they decide to smoke. I conducted a viewing and mentioned that similar size and condition two bedroom apartments in the village are achieving in excess of €270,0000 – which this one will too, €240,000 is just the guide price.

I had a great experience with Ray Cooke's team, especially Maggie, provided excellent service. They were dedicated and helpful from start to finish with renting the property.

I recently visited two properties listed with Raycooke Estate Agents, and my experience was very mixed. Molly was fantastic—she was professional, approachable, and genuinely helpful throughout the process. However, my interaction with Eimhin was unacceptable. He was dismissive, impatient, and made me feel as though my questions were a bother rather than part of the service. His attitude was rude and unprofessional, which significantly impacted my overall experience. It's disappointing that such a stark contrast exists within the team. I truly appreciate Molly’s effort, but Raycooke should ensure that all their agents uphold a respectful and welcoming standard.

We had such a positive experience with Ray cooke Tallaght, expecially Maggie who helped get us our rented property. She was so helpful from the minute we met her and organised everything so quickly.

Scumbags almost impossible to get hold of them or get any help they don’t care about people only the profit they can make. I certainly wouldn’t trust them again or use the company be warned! Stay away

Highly unprofessional team of crooks. Refused to repair non functioning shower for 9 months but expect full payment regardless. Trying to get security deposit back from them is a nightmare. Clondalkin branch go through staff so quickly they can’t keep up with past correspondence. Extremely shady practices going on in that place. Unidentified, unqualified foreign nationals sent out to carry out serious structural integrity work. 6 different plumbers sent to inspect damages yet no repairs carried out. Landlord avoids property/estate fees/orders from the local authorities with the help of corrupt Ray Cooke property managers.

I have a decades worth of evidence to prove these claims.

they had an open viewing on the 27th of feb on a house in kill at 5.30 pm 2 other couples showed up but no ray cooke rep ,all left disgusted and i see the house is sale agreed today

I was offered two viewings for a property. The first viewing went well, and within a week, they called to inform me that my application had been successful and asked when I would like to move in. I told them as soon as possible, and they assured me over the phone that they could arrange it and would send over the documentation.

After that, I never heard from them again. Despite my endless calls and emails, no one ever got back to me. In fact, the property was relisted for weeks. It was so heartbreaking as we were excited to be moving in and had many things planned already. But my God is big and I now have an amazing apartment.

If you don’t like stress and dealing with terrible customer service, I strongly advise you to stay away from this ridiculous company. I was dealing with a girl named Gabriella—absolutely the worst customer service I’ve ever experienced. STAY AWAY.

Useless showcase company. Most of their ads are probably fake, they are updating the same properties with different availabilities or writing immediate availability for weeks, but do not want to show any of them.
This phlegmatic behaviour is reminiscent of the cocky British agencies.
One exception: I sent many requests to see a flat, but no reply was received, finally after calling them for days, an agent agreed to come to show me one apartment. The stripling was very unhelpful and rushed. It was as if he didn't want us to see it, although we didn't find anything to hide in those two minutes. He didn't answer any questions just rushed and just repeated “send an email”. Even though he didn't leave immediately after the viewing. He just watched from the doorway until we walked back to the car and went back. Why did he rush then? Creepy. Then the rest of the "communication"... I sent the email and explained that we want to rent the property, but he didn't reply at all. I wrote again and again and again and finally, they responded, but still did not answer the questions or help to rent the property. This is not going to work. Very poor experience.
It’s better to avoid the yellow boards in the future.

Never in all my years renting have I had such an awful experience like with Ray Cooke. They are currently holding our money hostage (and it is not an insignificant sum) and despite daily calls, texts and emails to the agent requesting an update, we have heard minimal back from them and they are refusing to pay us. We have had to contact solicitors and take further legal action. I would recommend avoid them if you can help it, and if you can’t, well good luck if it goes sideways…

Our journey first started in July 2024 when we met Eimhin. Eimhin was the negotiator for selling our house. Eimhin is 110% professional, cool and calm. He kept us updated with all the bids and potenial buyers for our home. He answered all questions, any emails or texts, he took the stress out of selling out
home.
We would 110% recommend Eimhin and Ray Cooke to friends and our families.
